Terrazzo

This is an OK apartment with almost full occupancy. Some info:
— Most residents are parents who want to send their kids to the top ranked elementary school near by.
— Make sure to get their pest control service. Some units have less, other units have more pests. But, I would always get it.
— The staff is responsive, but there are no standards on how fast maintenance requests get done.
— There is a Jolly Cemetery in the middle of the complex. It is a historical site, not sure why they even build apartment complex around it and so close to it.
— It is expensive to live in this apartment.

Overall: on the expensive side, made up for by keeping the usual apartment annoyances to a minimum.
NOTE: No longer live here but the company was very fair with the refund of my initial move-​in deposit.
=== Pros
* Staff — very nice, professional
* Residents — much friendlier than other places I’ve lived in Austin
* Grounds — clean and reasonably well lit at night
* Noise — generally quiet though there are a lot of young kids in the area
* Website — they have a web maintenance portal that works a lot better than reporting issues verbally
* Internet — this place is wired up for Grande, whom I *strongly* prefer over both AT&T and Time Warner for speed, reliability, service, etc.
=== Cons
* «Gotcha» notices. This has admittedly gotten a lot better, but the worst was when they sent out a difficult to fulfill request on (seriously) April 14^th that was going to affect April 15^th (US Tax day for those offshore) and 16^th too. I was in the office the following day and I was not the only unhappy resident.
* «Emergency» line. It didn’t seem to work very well the night the front gate failed. I’m a little worried about what happens when something’s flooding or on fire.
* Renter’s Insurance — go with someone other than the recommended service. If you just spend 5 minutes researching the service you’ll see it’s got terrible reviews. I was able to get something way better and cheaper with my current insurance company.
* Maintenance — moves slowly … usually a 3 day turnaround. The place is fairly new so you won’t be calling them frequently.
=== Other notes (didn’t affect my rating):
* Bikes. Previously, you couldn’t have your bike in the breezeways or it would get clipped, taken to the office, and there would be a fine to get it back. So if you live on the 2^nd or 3^rd floor, that might affect your desire to live here as you need to carry it upstairs each and every time. I don’t know where this policy is right now as there are a TON of bikes out now.
* If you pay via their online portal, there’s a big fee for doing so. I would put this in the «Cons» column but it’s nice to have if you need it and it turns out to be fairly standard among apartment companies in this area.
* Wireless service perk at the pool is usually offline. I just list this because they advertise it’s availability but they didn’t maintain it.
* The gate fails a lot but that’s pretty common at most apartments I’ve been in here in Austin.
=== Regarding other posters concerns
* Cemetery — if you’re superstitious, maybe don’t move here. Those of you that might be intrigued/​concerned that the whole place was built on top of a graveyard will be disappointed/​relieved to learn that it wasn’t. A brief search of the austinexplorer site will make that clear.
This *is* a serious historical site so please tread carefully if you want to check it out up close. The area is sadly in very poor shape.
* Indian /​South Asian families — they make up the majority of residents, most of whom are really nice.
* Garbage situation — this has mostly been cleared up, although the recycle bin they added is almost categorically full now. Whatever.
* Bugs — no problems. I saw one roach the whole time I was here.

The so called «Terrazzo» — being in the best school district with lot of Asian [especially India] crowd is hot in market due its location. The prices are more than the premium cost for its location and the community.
But does it worth that price — in simple sense «NO»
— First of all for who wanted to take an apartment in Terrazzo and also the first timer — please be aware that you will be definitely cheated by the Leasing Office for whatsoever reason — For example
— If your price which is agreed upon on X amount of dollars including Washer and Dryer and when the leasing agreement — they intentionally misses to add them in the list. Its your responsibility to double check and ask them back. Of-​course if you ask them — they will add. But if you are lame you will end up in taking Washer and Dryer for extra 30 dollars. They will simple lie that they never told, even if you have proof they deny to change since you already signed the leasing agreement
— The apartments are fairly old and very very old appliances and with very old carpets. So please ensure how old are the appliances are. As per my knowledge they are at least 15+ years old
Importantly very stupid and stringent rules with improper communication. No clear communication will be sent on new rules implemented and you will end up in paying fine for it if you or you kids leaves the cycle in breeze way.

Just plain terrible. We signed a 6 month lease after moving to Austin earlier this year. We can’t wait to get out of this place later this month. Best decision we made was signing a 6 month lease. Worst decision we ever made was living here.
1. BUGS. I’ve lived in some pretty terrible places, including 7 years in multiple apts in NYC. Never have I ever seen so many cockroaches in my life. And I’ve lived in Brooklyn. The exterminator only sprays outside the apt building (wow what good does that do really) and if you ask him to spray inside he’ll only get places like the kitchen or front door area. Lucky for us — they came in through the bathtub, in the PANTRY ceiling (despite being very clean/​neat people) and especially through the laundry area. We just could not get rid of them. Oh and pill bugs, spiders, every other little bug you can think of (although we didn’t care much about those. Still not ideal).
2. THE TRASH SITUATION. I can’t even begin to explain the debacle of this apt complex’s trash situation. First of all, only 1 dumpster in the entire complex and it is always, always overflowing with trash. It gets to the point that it’s so overflowing the people just dump their stuff in FRONT of the dumpster (IE just on the lawn, in the parking lot, etc). No wonder this place is full of roaches.
3. PAPER.THIN.WALLS. This is not an understatement. It is a fact. I think the walls in my apt are actually insulated with cardboard. I can hear everything above me– –including their screaming child at all times of the night. Don’t get me wrong, I love kids (I have one on the way) but I do not want to hear your screaming child at 3am. OR the fact that you apparently have a hobby of moving furniture around in the middle of the night. I can also hear the neighbor next to me every morning PEEING. Gross. If you can hear your neighbor peeing, chances are, your walls are waaaaay too thin.
4. DOG WASTE STATIONS. If you don’t have a dog, lucky you. If you do, forget living here. There’s 2 dog waste pickup stations in the entire complex (made up of what 15, 16 buildings)? That’s ridiculous. The closest one to us is at the very front of the complex. We live in the back. I am not walking to the front of the complex in 100+ degree weather heat just to throw away my dog’s poop. Get more stations. This complex boasts it’s dog friendly. It is. For the lucky people that live in the buidings adjacent to the dog waste stations. For everyone else you’re on your own.
5. THE NEIGHBORS. I don’t know what it is about this place, and I don’t want to come off as racist. But, there are probably 3 – 4 white families in the entire complex, The rest are Indian. Fine if you are Indian, but I feel like a minority living here. It’s just incredibly odd. This city is so diverse, why is this complex not?
6. THERE IS A GRAVEYARD ON SITE. Um, creepy? Yeah, a graveyard. That’s right. Something they failed to mention in their walk-​through of the complex or in the whole «amenities» package they sell you on. I guess living next to dead people isn’t an amenity. I’m still angry (6 months later) that not once did they mention the fact that there was a real live graveyard on site.
There are plenty more reasons why I would never live here again, but I think the above 6 reasons are enough. There are too many great apts in this city to waste your life living in a dump like this place. The exterior of the buildings are nice but that’s where it ends. DO NOT waste your time here!!!
