Lantana Ridge

Staff are friendly, rent is expensive, apartment quality is the worst although it claims to be a luxury apartment. When it’s raining outside, each and every window is raining inside. Literally, every window is leaking! I have never seen this even when I lived in some real cheap apartment. Pool is small with leafs always floating and gym is tiny.
Good thing is it’s location

Really poor quality! I got a scorpion in my bedroom three weeks ago and I called the office twice asking for a indoor pest control – no one ever come until now.
I got three Windows leaking heavily when it is raining, and the leaking almost destroy my irobot, later they put a huge high power fan into my living room – running day and night to dry the wall, I don’t know will there be anyone to compensate the electric bill for this month.

I am not sure why people give low stars to Gables company which I disagree, but I would like to share my experience of two years residence in this community. We lived there from 2013 – 2015 and I can’t express by words how helpful they were! The staff is great, office management and maintenance crew. They make you feel like «home», everyone there is very friendly and keep the professionalism when questions or concerns arise. Sadly we had to move out due to job relocation to another state. It is a little pricer than other competitors in the same area, but the convenience of the location pays off all! What do you expect? Pricing is set for differentiation, as well as tenant selection, and it definitely eliminates the bad ones upfront. If people cannot afford to pay to live in lantana ridge, then they should choose some others. Being priced high has its reasons and the market for it. I don’t understand why it is rated low because of that. Sounds silly thou!
I would highly recommend it in terms of safety, convenience, location, friendliness and etc… Bottom line, They care you as a resident!

Do not rent from this company as the management has unfair policies and practices. First, the rent is very high for the area based on the poor quality of the units. Secondly, the a/​c units throughout the complex are outdated and fail frequently. They never call professional A/​C repairmen, they simply send their 2 «technicos» to come hit it with a hammer. The apartments are extremely energy inefficient, so this makes for some miserable summer days. Furthermore, the walls are very thin, and they allowed about 7 people to live in the unit above me with no response when we complained about it. In addition, they are very inconsistent about dog breeds and for months there was a pit bull whom the owners allowed to roam around freely without a leash. The place is also infested with Fleas and chiggers!!!
***WORST OF ALL though, don’t expect to get any of your deposit money back upon moveout. In fact, they will charge you for the slightest of things like slats on the window blinds, total replacement of carpet, tub refinishing, etc. In summary, the apartment is outdated crap with a slapped on new coat of paint run by disinterested management!

I have lived at Lantana Ridge for a year and it has been wonderful. I never write reviews for apartment complexes but my experience has been so positive here, the management deserves it. So let me begin with management. Leslie (the property manager) will answer email inquiries immediately. She is so friendly and professional. She is a dream property manager. As far as my apartment, I have NEVER had an issue with noise. I have never heard my neighbors. I cannot say that for any other place I lived. I had one work order during that entire time and it was taken care of immediately. I have always felt safe.
It has been so wonderful living at Lantana Ridge and the only reason I am leaving is because I got a new job in a different city.

Lantana Ridge is a great residence! The staff has delivered in every way possible. The updated property is lovely. It has been a delightful place to live these past two years.

i have now Lived here for over three years and I have had my ups and downs with this place. So I now have the smallest ²⁄₁ (853 sq ft) and pay 1356 (w garage) … i originally had the largest ²⁄₂ (1100+ sq ft) for 1030.00. .The remodeling of the inside and now (in works) outside has made this place go up anywhere between 150 – 300 a month. Plus they do their rates per day. like the airport. I think its nice. kind of like a decent 3 star hotel. but this is also me living in a remodeled apt. when before I did not. I use the gym daily… never the pool (too many mosquitos and children for me in a small space). and have learned that at this price in Austin. your going to get screwed for your money anywhere down south.
For someone with a great job or roommate situation this isn’t a bad deal. Your away from everything and yet can see downtown from this location. Close to Mopac and 290 for everything. About 10 min from Lamar and Congress… and we haven’t had break in or theft in a long time. the neighbors are nice and a good mixture of families and business professionals… a lot of cute dogs too ;)
Finally the staff (office and maintenance) is all new from my last rating and the only one that stayed is Leslie the manager.

After living here for a year, my review needs an update and it isn’t a very good one.
I should start out by saying if you’re used to apartment living then this is probably the place for you. But it’s just that, apartment living. The front office pretends to care deeply about your happiness as this is «your home» but in reality, you’re just another tenant to them. They focus much more on keeping the front entrance and office presentable with beautiful landscaping and welcoming smiles than the rest of the complex. My issues with this complex ranged from placing dumpsters right by my unit forcing me to walk by and smell them daily as well as dealing with the raccoons that were then attracted to paying $ 100 extra a month for a back yard full of mud. I would be happy to provide more detailed specifics on these issues should you consider Lantana Ridge to live but will keep my update short for convenience.
I should have held off on my initial review as I had only lived there for a month when I wrote it. Lynn, who had such a positive impact of my move in experience, left Lantana Ridge shortly after.

The leasing office is terrible! From the first day all they wanted was to have you sign the lease. I wanted a 9 month lease but they insisted I needed a 12 month. I came back three days later and they would not change the lease. now they are raising the rent 130 dollars and want an additional 200 dollars a month for anything less than a 6 month lease. if I would have signed the 9 month lease as I wished for I could have gotten the 6 and not had to pay all these extras. Try to contact the office and it takes a second email and a week later to get back to you. Heat was delayed being placed due to the email they say they sent to me about the information to get it hooked up was never sent. It took them 3 times to get it right. I have a friend in the complex who’s apartment flooded and it has taken them over 3 months and a threat from a lawyer to get the problem fixed.
Slow and unprofessional

I just moved in here a few days ago and I can’t say enough good things about this apartment complex. Scary thing was I didn’t have a house hunting trip and did not know the area. I relocated to Austin for a position in a company and although I have moved seven or eight times In my career, I’ve never had to rent a place sight unseen.
I was worried what I was going to walk into but I have to say I am so excited and pleased with what I’ve seen here and Lantana Ridge. The staff is awesome. The complex is quiet and peaceful. There is shopping just five minutes away We can find everything and anything you might need. They do so much to make you feel welcomed by the littlest things. Even setting you up with some Cleaning supplies restaurant menus and toiletries when you walk into your new apartment. It is obvious that they take customer Service seriously and really want to do the best for Their tenants. Take my advice take a look at these places, freshly updated, nice green space, and a great staff to help you with anything you might need.
It is a great place to live!

I have lived here for almost five years and it has been a very pleasant experience. My apartment is nice and the office staff is always helpful and courteous. Last year I had knee surgery and Leslie, the manager, helped me transfer to a first floor unit. I really loved my 2^nd floor apartment that had an amazing view, but the stairs were a problem after my surgery. I like my first floor unit even more. The grounds are beautiful and well maintained. When I have made maintenance requests they are handled quickly and efficiently. I think Lantana Ridge is the nicest complex in this area and I highly recommend it.

I love living at Lantana Ridge! My apartment is beautiful! Granite countertops, stainless steel appliances, dark wood floors & matching cabinets… all my friends love my place!
The quiet setting on 55 acres is amazing considering I am easily on the hiway going any direction in 2 minutes! This Gables managed property let’s me know there is a standard of excellence, and it shows!
