IMT @ the Domain

My wife and I have been searching for apartments over the last two months, and have dealt with many leasing agents in the apartment front offices. At one point several months ago we gave up on the IMT property due to what we felt was a lack of effort. We recently revisited the IMT to give it another shot because we did love the property and we happen to get helped by Gary Stiil. From the moment he greeted us it was like night and day from any other leasing agent we had dealt with over the last three months. It was very close to closing time and in fact I suspect during the tour of the property it was past time for him to go home. He never once referred to the time and we never got the impression he was trying to hurry it along. I even mentioned it being near closing time and he shrugged it off
When we were done we explained to him we were determined to get a first floor two bedroom apartment with a yard and would be willing to wait for that to come available. I have had this similar conversation with other leasing agents and never heard back from them even after being assured they will contact us when one came up. Gary took our information and made the same promise. Much to my surprise two weeks later I get an email from Gary informing us that he had found the two bedroom apartment with a yard.
Gary is a real standout and complete professional. He made the tour enjoyable and fun and followed up on his promise. I will also add that after the tour that day my wife and I were hanging out near the property talking when we saw Gary leaving. As he walked by we talk for a moment before he went on, and that’s when I realized he was waiting for us to finish so he could go home, and never let on. So if you are looking for an apartment at this property I highly recommend working with Gary

IMT: In Moment of Terror!
That’s what it really is, I swear.
This is the worst apartment I have ever lived in. I still regret that awful day when I made the decision to live here. I have lived in older apartments that are way cleaner than this.
Trust me, go for expensive ones (look around), or cheaper ones, but certainly not this one. Hygiene and cleanliness are absolutely no focus here.
Full of insects.
Go to the swimming pool, and you’ll find yourself swimming with insect.
Open your closets, cabinets in the apartment and you’ll be welcomed by all different kinds of insects.
Thinking of relaxing in your tub? Well, stop, take a look, you’ll find an insect already waiting for you there.
This is nothing. You want a cup of tea. You go to your kitchen, open sugar container, and right when you are about to put a spoonful of it into your tea, you are shocked to see yet another insect. Least expected, right! But nothing bad is UNexpected at IMT.
Basically, your apartment is more a home to all those insects than to yourself.
Forget about getting back home tired and changing your clothes and just putting them to fold them for later. ’cause you never know when you’ll see something under your sleeve.
Another frustrating thing. If you are one of those people who choose to do laundry in the building, make sure to have ample stock of quarters. No dimes, no cents, no dollars, just quarters. Only then, it’s gonna work. Dryer doesn’t dry your clothes completely. So you might have to run it again or have your clothes all spread out to dry them naturally.

I had the best maintenance experience recently. I made several requests for service all at once, and Benny on the maintenance staff took care of them extremely promptly and competently. I was very pleasantly surprised to also receive a detailed note from him addressing all of my concerns and answering my questions, which has never happened to me before. I was very impressed by and appreciative of the excellent customer service!!!

We rented this apartment three months back. We were moving from out of the city and were looking to rent. We just saw the apartment and layout online and we chose this anyway. We are a family of three with a kiddo. The apartment that was available then was overlooking construction and the kitchen was super tiny. They never mentioned this on phone. And we came here and we had to find out these things on our own.
Apart from this we have had an issue where the whole building was out of power for a day but we weren’t compensated in anyway. This apartment is filled with dogs and if you are not a dog owner yourself that could be pretty annoying. The other part to this is that the pet owners are not very good about cleaning up after their pets. So you can find pet wastes in random places.
The apartment layout is pretty confusing and it is definitely confusing for outsiders and guests since you have to give tons of directions.
The apartment itself is new and so are the appliances, the staff is very friendly, the gym and the pools are great and well maintained. With the layout of the apartments I would say this is a great place for single people or couples. If you are a dog owner you will definitely appreciate IMT. Not at all ideal for families.

I love living at the IMT!
IMT host monthly Happy Hours, with free food and sometimes drinks, either at one of the Domain restaurant or on-​site. I don’t know many apartments that do this, so this is a definite plus and helps you get to know your neighbor!
Everyone who works here is super friendly and sweet. It helps that a couple of the staff members live in the community because they have a vested interest in ensuring everyone enjoys living here. They do seem a bit short staffed though as there are times I would wait 10 – 15 minute before someone could help me grab my package. Nothing too bad though.
Because I live in an inside-​facing apartment, I don’t get too much noise other than when people are in the pool as the noise just echoes. The only consistent noise I get is from my neighbor upstairs, but that was to be expected living in a non-​top floor apartment. I just wish that IMT had constructed their apartment with a layer of concrete between floors to muffle the noise… Ah well, you can’t win them all.
The apartment itself is pretty well constructed. Nothing is falling apart. Other than the leaky sink that was present at move-​in and an oven that runs too hot, my experience has been very pleasant. Maintenance has always responded to my ticket within 2 – 3 days.
The best part about IMT is the huge dog community. I don’t think I could walk outside without seeing a cute pup. So thankful that IMT/​Domain provides poop bags. I would probably go broke buying poop bags for my pup who has picked up this habit of pooping, wait 5 minutes, poop again in another location 200 feet away, which results in ~5 poops a day. I love that I could walk my dog to the park where he can play with all his doggy friends.
I will probably renew my lease as long as the rent doesn’t drastically increase :)

I had visited The Domain on business over the years, and I often stayed overnight at one of the local hotels. When I moved to Austin in summer, 2013, I decided to move into Domain Parkside, which is now IMT at The Domain (new management). I moved here because I was comfortable with the neighborhood, it is safe, convenient to other amenities, and the complex was brand new and quite nice. I have to say, the management greatly improved when IMT Residential took over. The staff are accommodating, willing to work with you as needed, and maintenance requests are handled quickly and with ease. I have since signed a new lease and moved to a unit in the new building across the street. Wonderful! Kudos especially to Lindsey, Rachael and maintenance expert, Benny. They are professional and so helpful — I really appreciate their extra efforts on my behalf.

They (the leasing office) are friendly when you are looking to rent, and don’t care a damn when once you have– especially if you face issues!

This place is really nice and convenient. You can walk to shops and the pools and gyms in the apt buildings are nice.
The staff is also super responsive with responding to questions and maintenance requests. The maintenance guy is really friendly too.
I never hear my neighbors which is great.
However, the quality of the stove and dishwasher is not great. Also, the street noise can be really bad at night. I live on the corner of Esperanza and domain drive, and I can hear all the drunk yolos coming home from punch bowl social every night. Maybe if you had an inward facing apartment it wouldn’t be so bad. I’ve had to wear eat plugs to be able to sleep through the night.
Also, some of the entrances to the building have key swipes once you’re in the staircase, not on the outside door, which doesn’t seem very safe. Someone could hide out in the staircase, etc.
We had a problem with someone jiggling open our storage closet because the bolt lock was loose. Maintenance was very prompt in fixing it. The person who broke in only stole paper towels from what we can tell. Kinda weird.
I parked my car in the bottom floor of one of the parking garages one time and maybe forgot to lock it and someone only stole toilet paper, dish soap, etc. also weird. Maybe they really needed it. Anyway, decent place to live if you want to walk to bars, restos, and shops. Hopefully the domain will someday decide to finish putting in sidewalks so you can actually walk everywhere.

I haven’t moved into my apartment yet, but I will give the review for my overall impression of IMT @ the Domain as well as their staff and the reasons I have chosen to live in their community.
First, the property is kept in fantastic repair from what I saw on my tour. Lindsey, the resident services manager gave us our tour and was very knowledgable and helpful. I should add that I look for customer service above all else in an apartment community because everything stems from that — maintenance, addressing and finding a solution to resident concerns, etc. Lindsey is genuine and makes it clear that her residents’ happiness is her primary objective.
I ended up putting an application through for a small efficiency which I thought was too tiny to even look at when I first heard of it! However, the design was very smart and it felt large for its square footage. The furnishings were clean, the pools were beautiful and they even had a community garden in a courtyard area. I went back the next day when we had more time to tour the area a bit more, and the staff handed me the keys to the building and model apartment to explore it on my own. Just by walking through the halls, you can tell that everything is done just a bit nicer than other places I have seen at the Domain. They even have a separate room for bike storage with anchors to lock up bikes indoors!
A few weeks later, I noticed they had a 1 bedroom at a price not much more than I was paying for the efficiency and I contacted Lindsey about it. There was a bit of a mixup when another application was submitted for the apartment during my inquiry, but Lindsey insisted that she wanted to find a solution that made everyone happy. She worked with the other residents and they arranged to take another 1 bedroom with the same floor plan in the same building and she switched me into the apartment I originally wanted. She also has offered to send me photos of the apartment when it is cleaned and ready.
Even though I haven’t moved in yet, IMT @ the Domain already feels like home and I am excited to be a resident of this community. I will update with more information after moving in!

Just my humble opinion… but for all the 1-​star reviews posted… quit your bellyaching !
One review mentioned not getting an email response about some complaint. Duh. Walk the 30 steps to the office and talk to someone in person.
People are always going to have issues with other people. Mainly the staff. But as another reviewer pointed out — we’re talking about a handful of staff… catering to like several hundred residents. At least. Sometimes it’s hard to remember that the world doesn’t revolve around you ²⁴⁄₇.
I understand that different people are always going to have different experiences. But if you have an issue with the staff at IMT @ the Domain… try living at a few other properties in Austin. You’ll soon realize how good you have it here. The staff are professional… courteous… and, basically, just damn good at their jobs.
The best way I can sum up the service here is: they are attentive… without being intrusive. To me personally — that speaks volumes.

This is a long overdue review.
First let me say that the staff are truly fabulous. Especially Rachel, April, Lindsey and Randy. I hope they never leave because they make living here so much easier. Great to talk to and great about answering any questions or concerns you have. Maintenance has gone above and beyond for me as well and I truly appreciate it.
The apartments themselves are very nice inside and the grounds are always kept up nicely. There are happy hour events once a month along with free FXfit classes where you can hang out with other residents and get to know them. The Happy Hours are always a blast and the workout classes are with awesome instructors who give you a better workout then you’re going to get in a gym class somewhere.
The best part about living here for me though is the huge dog community that we have. I’ve made so many good friends here and we’ve all met through our dogs. There’s a huge park in the back that I love and is where a lot of people hang out with our pups.
Another huge thing for me is the fact that I feel safe living here. I enjoy being able to walk my dog during early morning dark hours in an area that has plenty of lights and shops and security driving around.
Hands down the best place I’ve lived in Austin and can highly recommend!

I recently moved here and I love the place! The staff is amazing, the property is really nice, and there are lots of community activities. I highly recommend it!

We’ve enjoyed living here! We’re coming up on two years now and soon to be moving into our first house.
What I’ll miss most about living at the Domain is being able to walk to get coffee and food in the morning and being able to walk to Whole Foods. The pool is relaxing and doesn’t get too crowded and the gyms are in good condition.
Our two bedroom two bathroom apartment is a pretty and comfortable space we’ve felt happy and at home in.
Things I’m looking forward to upon moving out though are lower rent, having my own parking space instead of struggling to find something close, and living somewhere a bit quieter. Although it’s exciting to live close to entertainment like Punch Bowl Social, I’ve started to get fed up with hearing loud drunk people walking home in the early morning.
The change in management really didn’t mean anything to us. We’ve had only positive experiences before and after the switch.

IMT @ The Domain is a great place to live. I lived here for over a year now, before IMT took over. Since they’ve taken over, everything has gone smooth for me. The staff is always friendly and always willing to help with any issues that come up. Living right next to The Domain has its obvious perks as well.

Not a bad place to live, in regards to the domain. It’s relatively quiet where my unit is located, so no complaints there. However, the chiller bill you have to pay every month with your rent/​water (water bill is included in your rent installment) is the main annoyance I have with living here. The chiller bill is the amount of water you use to cool your apartment, since the apartment is ‘chilled’ by using water versus conventional means. Other than that, the location is good and the appliances are up-​to-​date. I am definitely considering renewing my lease here.

Since a change in management, I can’t help but notice a serious decline in service experience. it is almost as if there is no one on the staff with a holistic view of how different pieces of satisfaction tie together.
Picture this… if the residents are having issues with the mgmt’s lack of handover capabilities (corporate underpants), frequent distresses (out of order pool, key fobs not working), and such problems, the last thing the management should do is put unwelcome policies (entry barrier notices in office, unwelcoming attitudes, lack of flexibility, etc.) to aggravate the problems.
Also, it might just help to put some process for things spanning multiple employees, in place. Email responses, package handling, hard copy documentation, etc. should not be this difficult to co-​ordinate.

I only lived with IMT as my management company for less than a month, but it was awful. Currently working with the Better Business Bureau after they enlisted unethical payment policies they didn’t bother to mention. I moved cities and was told I HAD to drive to Austin for a final rent payment, or email (???) my debit card information to a person I’d never met.
The manager, Courtney, was abusive on the phone to the point I had to report her to corporate.
The quality of the apartments and amenities DRASTICALLY declined once IMT took over. I nearly leased at one of their properties in my new city but I am SO glad I didn’t after my (ongoing) awful experience.

Every since IMT has taken over from Parkside Domain, it has been absolutely horrible!
Imagine this: paying for luxury apartment, on the 3^rd floor, and the elevator doesn’t work and the stairways aren’t conditioned. For TWO WEEKS. Then immediately following that, the entire security system goes out. So you literally can not get into your apartment building. The only way to get in your own apartment, is walking a block, going into the only open door and finagling your way through the hallways. Not one single key fob or access code was working and that wasn’t bad enough, some of the doors were left 100% open where anyone could come in. If you’re looking for something safe and reliable, look away.
Before IMT took over, I loved it here so I understand the 4 star rating but I would never live here again!
Edit: since I posted this, this complex has gotten even worse. They rented out the first 2 levels of one of the parking garages to valet! That means people zooming in and out of your garage at all hours of the day and night. Perfect! The valet guys are. Well, valet guys, and they drive like a bat out of hell right where we all walk our dogs! My dog would have been run over if I had him on a leash instead of a lead one day. Your guests no longer have a place to park and will have to fight mall traffic to find a place to park.

Have lived in similar complexes like this before for a longer period of time and they’re all about the same. Upscale, young professionals, lots of amenities, bars and restaurants nearby.
Lived in a furnished corporate apartment at Parkside for 2 months while I closed on my house in Austin. Nice apt interior (SS fridge, «wood» floor, etc.). Garage parking with gates (nice on-​site storage units in the interior you can rent). Small dog park on property. GREAT fitness center and nice pools. Nice office staff. AWESOME LOCATION! Because it’s in the mall it can be a bit loud at times, but it didn’t really bother me.
Would recommend if hip and trendy is your scene. I would think perhaps not so great for families.
Oh, one REAL negative is that there are a lot of unruly/​aggressive dogs in the complex — but I can’t blame the dogs, it’s the bad dog owners. And, there are no breed restrictions, so there are a lot of Pit Bulls and several other varieties of larger breeds. That might be a pro or con for you personally.
I don’t mind large breeds, but the bad behavior encountered almost every time I walked my 55 lb D.O.G. wasn’t pleasant. And watch where you walk. Even though they have a small dog run (which is never clean either) people let their dogs poop everywhere and anywhere, including the sidewalks. Yuck.
