I think it’s funny when people complain about neighbors. It’s not the apartment’s fault that people suck. ANYWAY. I am loving this place. The front office staff is super nice and signing up was easy. Naturally the prices change often just like any other apartment, but the man working with us (Minaj? I think I’m spelling this wrong) gave us lots of options to find an affordable apartment. Moving in, they even give you a small welcome package. The place is being renovated so everything is coming along nicely and it’s surprisingly not disturbing construction. They have many facilities such as a volleyball court, tennis court, pool, new gym, laundry room (though my apartment came with a washer/​dryer in unit), and even a small game room in the front office. There is a lot of parking spaces and two exits/​entrances which is nice (the last place I came from had one which was awful). The only complaint I have is that the windows bring in a lot of noise. I had to double check that the windows weren’t open. However, the walls seem to be a good noise repellent or at least better than I have witnessed. I’ll have to update this when I move out and hopefully things stay great!

This place is a joke. I lived here when it was the orchard and absolutely loved the management. When Griffis la frontera took over it all went down hill. I transferred apartments to the 1^st floor from the third. Paid a transfer fee and was charged 400 for damages to the apartment. Such as the carpet (which ticked me off because they remodeled it after I moved out anyways) I specifically chose the apartment I live in because I knew I would be there a long time and the area by the back pool is quiet. Not even my first night in the apartment, the neighbors upstairs and their two children and huge dog are running around and slamming each other on the floor. Dogs barking and it sounds like wwe wrestling upstairs. They are playing fetch with their dog inside (the dog that I have NEVER seen them take outside. Did I mention I have a newborn baby? I’ve made so many complaints. Pretty much everyday for the past THREE months I have lived here, The office has done absolutely NOTHING to stop this. They tell me that they need a third party to hear something before they can take the steps to do something. DO NOT MOVE HERE. the manager Ali doesn’t care about her residents. All she sees are dollar signs. Don’t waste your money, or your time. I am now breaking my lease to get away from this. Please don’t let this happen to you

Wow. The application process was so painful and deceitful that we actually decided to back out of it today, surrendering our $ 100 application fee. Normally I understand that application fees are non refundable however I am pretty angry about this one being that they were dishonest about what they were charging us. We also have to wait for 30 days to get our $ 100 deposit back in the mail that they collected just yesterday. Why is it that every company seems to have no problem taking your money in an instant and then feels it is okay to hang onto yours in their bank account as long as they want?
Some important things you should know before considering moving to this apartment complex:
1. The beautiful modern looking pictures you see online are not likely what you will be receiving. Only the first floor apartments have wood floors and dark cabinets (and none have the painted walls like in the pictures). The rest have carpet, mismatched appliances, super old cabinets and mirrors on the walls in the dining room.
2. The prices change every day for their apartments according to availability, similar to what the airlines do. Everyone loves the super fair airline pricing system right? Worst part has been that their website pricing links have been down the past few days so it’s close to impossible to track their moving target of pricing so they instead emailed a quote to us (good for a generous 48 hours) and asked us to apply through that. When we did do that their system tried to double charge us. Their explanation: «just pay the additional charge and we will put a credit on your account». Are you kidding me?! After we stated that we would not be comfortable overpaying (especially before we have been approved for the apartment) they agreed to process our application and fees manually.
3. Fees, fees, and more fees. Oh and surprise fees! $ 100 application fee, $ 100 deposit, $ 200 administrative fee, $ 300 refundable pet fee, $ 300 non refundable pet fee, $ 20/​month pet rent, $ 35/​month to rent a washer and dryer, $ 20 a month for covered parking (which they just added to our contract without asking), $ 20 a month for garbage valet (I had been told that this was optional when I toured the apartments. Once we signed an application we were told it was mandatory and they refused to remove it).
We were already super frustrated with what we had to go through yesterday to try to apply. Last straw was when they refused to remove fees they told me were optional. Our «reasonably priced apartment» became outrageous when we added up all of the fees. And even more so when considering how outdated it was. I could rent a house for the price of their one bedroom apartment!
I guess they get to keep their greedy mits on our $ 100 but they are losing our business and I’m letting people know about it!
