Let’s start with the exterior: The gates rarely work; there is only ONE trash area and it can get full, often. I have revised my review as the maintenance team is excellent and requests are handled fairly promptly. For the most part the complex is quiet and the management team is very friendly.

DONT MOVE HERE! This is by far the worst management company I have ever leased from. I have been a resident for 2 years too long. The staff was friendly until I actually needed something. After requesting an A/​C drip pan to be replaced, they did not follow through on replacing the soaking wet carpet, the mold on base boards or sheet rock till I had to request for it to be done, then they simply painted over the wall. Fruit Flies/​gnats are constantly climbing up the drain pipes and flying around kitchen. Parking? What parking, I mean its great if you enjoy long walks to your car. Outdoor grills are nice until you open them and rats are running around inside eating leftovers. Don’t worry the gates in front often are broken down too, so it’s a semi-​gated community. Pool is great, if you’re a kid, its tiny and usually a lot of hair floating around. Michelle in office is incredibly rude to her Hispanic workers saying what she wants while on phone with you because «its okay, they don’t understand English.» Andrea is so nice, they are lucky to have her on their team, only positive of the community other than the great views from some of the apartments. I really did not want to end my lease on bad terms, but they refused to work with me. Its sad to say but all the reviews on here, have truths behind them.

BAD: I moved here in March 2013 and have been paying for residentS that live with me for free and I think that sh*t is unfair. The residents I’m talking about are gnats! They are every friggin where! I was told they generally surface during the summer months but that is a crock of bullsh*t! These annoying critters have been with me the entire time I’ve been living here! I make sure my garbage disposal is clean, don’t leave fruit out, clean my garbage can and anything else I think would attract these pesky little things.
BAD: Another annoying thing about this community is the trash compactor. There is only one place for this entire community to put garbage and gawd forbid it’s the weekend… trash is everywhere because the compactor is full!
BAD: Staff in the office are unpredictable. The property manager, bless her little soul, sometimes look like she just rolled out of bed to come to work and is about as moody as a rabid dog! The other lady in the office has this annoying giggle and sometimes I am just not in the mood to deal with her AT ALL! There is only one cordial, professional and well dressed person in that office and that’s the leasing agent.
BAD: They should stop advertising this as a gated community. I have yet to see this gate closed for an entire month… non-​stop! They should just remove the gate and let all the creeps, thieves and stalkers just come on in.
BAD: There are a lot of added fees they don’t tell you about. Pest control fees (whether you use them or not) and the water bill is RIDICULOUS! We also pay for trash. HA! That ragged thing!
GOOD: I love my apartment. There’s ample space and when there’s a problem maintenance is prompt when taking care of anything. I’m not a fan of garden tubs but undoubtedly they are.
GOOD: The overall look of the community is beautiful and they keep it looking that way by having landscapers here onsite weekly.
GOOD: I am close to all of my favorite stores to do some shopping! :-)
GOOD: The workout facility is very clean.
GOOD: Our community center is beautiful! I also love the movie room (as well as my grandchildren).
GOOD: There are movies you can check out and although the movies are kinda strange, they are none the less free!

I will start with the good things about Avendaro because there are not many but maybe I can find one reason, aside from their ability to suck people in with the no so «good» deals!
My bathroom is huge! Ok so there is one good thing.
Now for the real reason future renters came here…
How much do you love nats and fruit flies? ALOT? cuz to live here you better!!!
I will take my trash out and have a very new bag in the can maybe a bottle or a dirty paper towel and by the next morning my kitchen has a new little community in it.
And dont think that you can deal with a few nats or fruit flies because the ONLY trash can is located at the very back of the building and yes it is the only one, BUT don’t worry they make sure and taunt their renters with the trash can from the complex next to it, which is conveniently located at the front of the complex, which make the place look great from the turn in! And its COVERED in signs saying do not use and camera pointed right at the trash can. So lucky you, moving in here your car will always have that NEW TRASH smell, because its not like the offer anything to help out the residents, that would be to much to ask. Let alone get them to build ONE more trash can. I mean you can put TV’s worth hundreds of dollars next to the pool, that I am sure all those strange charges in my rent are going to, but from ALL the money we give you there is no hope for trash relief.
Talk about a gated community… Sadly I live very close to 620 because we were never informed of the location of our apartment until we signed the lease (which had they told us there may have been some hesitance). Since moving into the apartment the gate has been closed maybe a total or a month (not all at once) as well as it doesn’t actually extend to the other parts of the gates, so robbers, crazy people and well anyone that wants to can just park in one of the visitor parking spots on the out side of the gate and walk right in! BUT don’t worry Avendaro will leave the gate open for you so you can park next to the car you want to rob. And yes in the VERY VERY SHORT time i have lived here there has been multiple car break ins, but good thing you sign the sheet saying they aren’t responsible, even though they are failing to comply with the «gated community» TAKE THE FAKE GATE OUT and give me some of my money back please!
RENT… add $ 100 to what ever they tell you because some how, even though water doesn’t exceed $ 50 for me some how I am almost paying $ 100 more each month. Because they decided to add 3, NOT 1 NOT 2 BUT 3! extra charges to my bill. For a place that it rains once every 3 months its crazy that «storm water» whatever made up bill that is, is more than it costs for trash… I guess thats because they don’t really do a good job with the trash.
Now my living here was not all bad, and I would have left here feeling good about living here, but sadly the people at the front are rude and have no knowledge of how to handle situations.
DO NOT MOVE TO AVENDARO

The apartments are in a beautiful location and have a 24hr gym and cool outside grill/​patio area with a TV that stays on at night for the football games. We moved in almost two months ago and have not had any seriously problems with anyone.
The good: Beautiful safe area, kids playing around with others, volleyball courts, park, currently renovating dog park to have obstacle course, good grills by the pool, trail going around complex, well kept, parking has not been a problem for us since we live in the corner area, front desk associate Andrea has been extremely nice and helpful.
The bad: Maintenance requests take a few days to be tended to (they have come to «fix» our dryer and dishwasher but problem still remains.), 2 household appliances have problems, pool is small, car vacuums don’t work, movie room only open during office hours (till 6pm weekday, 5pm weekend) unless pay $ 100 fee ($ 300 holidays), bugs in apt but bug guy came, other two management ladies are somewhat hard to approach.
So far has been a very positive move. Some small things could be better, but would really like to see improvement in maintenance. Otherwise, very happy with apartments. I will continue to update this review as the year goes on. Hope this helps!

I love the actual apartments, very nice and in a beautiful area! Parking can be a hassel after 8 – 9 so that is a bit of an issue (especially with a young child). I used to feel negatively about the management here but I feel that they have improved in the last year and have had no issues with them. For the price you’re paying, way more reasonable and nicer compared to being more in Austin!
