WORST APARTMENT EXPERIENCE IN AUSTIN! (EVER)
I have lived in several downtown and south austin apartments for the last 7 years, and nothing compares to this dump. More than anything nothing compares to the awful, disrespectful, and dishonest staff that they have.
There is a reason why these apartments are cheaper than anything else downtown. But dont worry, they will make sure to get some profit out of you once you move out… believe me.
Pros:
#1 — Location… pretty easy walking distance throughout downtown; East Side; Rainey; etc.
And not even that considering the homeless living in the entrance to the dog park. Homeless people LITERALLY sleep right outside the door to the dog park. Yes, management knew about it, no, they did not care.
CONS
#1 Move-​in Fees… You will get nickel & dimed to death. The advertised lease is less than what you will actually pay. I thought that the earlier office management staff did a good job of informing me about this, but it was annoying that this was not mentioned until I was there to sign the lease papers — words of caution… ask about the «no way to opt-​out» valet trash fee (in the $ 40 – 60 per month range). They tried to charge 2 months of this when they didn’t even had a company hired to do this (this was when ROSCOE just acquired the property– They even sent an email that they wouldn’t be having valet trash, but hey, lets charge everyone for it anyways)
#2 DIRTY… Never lived at a place where there was so much dog shit relative to the amount being paid for rent. Case in point — next to mailboxes (which also is near the main 1^st floor entryway) sits a trash can. So, literally, the place smells like shit.
Don’t get me started about the the empty beer bottles that adorn the entryway windows, elevator, hallway, and every other place with a flat surface. The place smells like a frat house on a sunday.
#3 Incompetent and dishonest office management… Sure, they’re reasonably nice, but Jasmine in particular is incompetent. Repetitively I had to double check my bills as they double charged almost every month. Jasmine was completely clueless when we had a conversation about it. She does not know what she is talking about when it comes to bills, leasing, or customer service. Matt tried to alleviate the double charges a couple of times, but was not the most responsive.
Oh, and did I mention move out? YES BEWARE OF DOUBLE CHARGES AND HIDDEN FEES.
I had to end up calling corporate. But dont worry, they dont care… nothing got taken care off and ROSCOE Properties got a pretty loaded check… THIEFS.
Fight them, and guess what happens, you’re account will go to their collections department. Good times!
YOU WONT SEE YOUR DEPOSIT… and expect a bill for over $ 300 dollars. Yes this wasnt just me, I checked with other people that had moved out before me.
#4 The garage… Seems secure, easy and gated access. Ha, dont be fooled. the garage door works about 10% of the time, management doesn’t care about fixing the door, ever, parking permits are not enforced. A TOTAL MESS,
The list can go on an on: Maintenance, firealarms going off almost every week at random times, trash everywhere, not dog breed restrictions, management, management, management…
Move to a nicer more expensive place, or find another place within your price range… otherwise you will be ripped off, you will notice it sooner than later. YOU HAVE BEEN WARNED! STAY AWAY!

Roscoe properties recently took over management of the property. They immediately began making changes and upgrades. The new management team, Matt and Jasmine, are great and on top of their game. Communication on the planned and in progress upgrades, happy hours and the general professionalism has been noticed.

Worst apt. I ever lived in… moved over 2 blocks to the Amli Eastside and loved it! Some of the bad things about Red River Flats:
Throw up on the carpet from ppl partying
Terrible/​and rude management
Being overcharged for months and having to fight with management for 3 months to get compensated (for water bill)
*Hopefully management has changed since I moved out, but this place left SUCH a bad taste in my mouth, that I’m writing this review, 2 years after I moved out!!!

Inept, discourteous, disorganized, dishonest are just a few words that come to mind when you consider the character of Josh, Mindy, and their manager Bianca of the red river flats apartment complex’ employment staff when it comes to serving a then current tenant for the past 3 years.
Josh and Mindy gave me misleading and incorrect pricing on apartments, so misleading that the amounts were above $ 400/​month AKA $ 4800/​year.
I would NEVER conduct business with Roscoe Properties especially folks like Josh and Mindy at Red River Flats located in Austin, TX.
Let me touch on Bianca for a moment, I left Bianca multiple voicemails and NEVER received a call back. I wanted to discuss the situation and come to a reasonable agreement to continue living at the red river complex.
Bianca NEVER called me back, that’s TERRIBLE business.
Listen folks, look elsewhere for a complex who will treat you in a more respectful manner.

This apartment complex has been the best I have lived in thus far. I would highly recommend it.
Pros:
Management, specifically Tara Foley, is awesome! She is personable and extremely helpful. Location is awesome, close to everything! From the research I did, the price is one of the best in the downtown area.
Cons:
I would agree that it can get pretty loud, but that’s part of what you sign up for living within a close proximity to 3 music venues. The special bedroom windows are actually pretty effective. The garage gates and elevators seem to break more than I would expect, but management is quick to address the situation.

I moved from the Ashton to Red River Flats because the rents were much more reasonable and I love the location.
I love the location and the amenities are great. Everything about the place was very convenient. The staff is also friendly and helpful.

How many ways can a place rip you off? Move here and you’ll quickly find out.
I’ve been a renter for the past 15 years and have lived in various places throughout Texas (including several in Austin).
I lived on an upper floor, facing inwards towards the pool (not facing Stubbs or Mohawk) for slightly over a year. Echoing what other posters have said, there’s a reason why these apartments are some of the cheapest downtown.
Pros:
#1 — Location… pretty easy walking distance throughout downtown; East Side; Rainey; etc.
#2 — See #1
#3 — See #1
#4 — I didn’t have any real noise issues. The walls may not be the thickest, but by and large, they worked.
Cons (subtitled — «ugh…where to begin»):
#1 — Incompetent office management… Sure, they’re reasonably nice, but the manager, in particular is incompetent. The prior management, who has since left was far superior. I had a particularly bad experience with the current management as I was moving out. I don’t want to get into the details here — just trust me on this. A bullsh$t smile and wave is more at home in Dallas than Austin.
#2 — DIRTY… Never lived at a place where there was so much dog sh$t relative to the amount being paid for rent. Case in point — next to mailboxes (which also is near the main 1^st floor entryway) sits a trash can. Well, the «classy» dog owning residents perceive this trash can as the best place to deposit the dog sh$t. So, literally, the place smells like sh$t. How much am I paying for this place again?
Don’t get me started about the cigarette butts in the pool from the latest white trash party, or the empty beer bottles that adorn the entryway windows, elevator, hallway, and every other place with a flat surface.
Oh, and in the «gym» several set of weights mysteriously went «missing» (er, stolen).
#3 — Move-​in Fees… You will get nickel & dimed to death. The advertised lease is less than what you will actually pay. #4 — Move-​out Fees… So, you thought the fees for moving in were bad? Ha! Wait until you have to move out. I value getting my deposit back and have never had a problem recouping the entire amount from any place that I’ve previously lived. Well, not so much here. After cleaning my place, here’s a sample of the fees charged: «Lite Clean — $ 100»; «18 nail holes — $ 5.00». This place doesn’t believe in «normal wear and tear.» There are any number of fictional fees that they’ll add to be sure that you don’t see your entire deposit. Fight them, and guess what happens, you’re account will go to their collections department. Good times!
#5 — The garage… Ah, where to begin. It seems so secure and nice, well worth the extra $$, right? Well wait until a water main breaks and leaves the first floor with nice puddles of standing water — this wasn’t resolved in over 14 months of living there. Secure access? That works about ¹⁄₃ of the time; the time when one of the two car gates isn’t broken. Oh, and someone will probably break the secure elevator keypad; rendering it useless.
Need more cons? How about an elevator that works MAYBE 50% of the time, and don’t forget about the fire alarms that some drunk fraternity douche will set off once a quarter. Nevermind the people living there; many of which would be better suited for Dallas (not all; but I’d argue they’re a slight majority of all the residences).
Final Thoughts: If you really wanted to live in Dallas, but your fraternity brother /​sorority sister didn’t hook you up with a job; you have too much $$ to burn; you can’t wait to spend all your time on dirty 6^th and at the pool with a crowd that belongs at The Ranch; you’ll fit right in here.
Otherwise, either pay the slightly extra $$ for a nicer, less expensive place on the East Side or South Congress; or don’t complain after 3 months when you realize that you’re getting ripped off — you’ve been warned.

Positives:
— On-​site management and maintenance people are nice, professional and very responsive; I really commend them for this.
— Convenient location.
— Amenities (pool, gym, dog park/​bbq pit) are nice.
— Good layouts, finish and appliances (loved having a full-​sized laundry room).
Negatives:
— Lots of additional nickel & dime type fees (expect to pay $ 100 on top of rent each month, not including utilities).
— Poor sound-​proofing.
— Hallways are frequently dirty or smell unpleasant and there is always something not working properly (elevator, parking gate, access door, etc.).
I lived on the Stubbs side and enjoyed hearing a lot of good live music from my living room, but if you’re sensitive to noise this is not the building for you. The noise from the street is a given, take it or leave it, but what is more of a problem is the noise from units above or next to you.
I agree with the other reviews about too many frat boy types but if you get up before 11 on a weekend you’ll have the pool all to yourself while they nurse their hangovers.

Luxury living on Red River? The enigma ends here.
If you’re reading this, you probably are interested in living at The Flats. So put on some flip flops and pop open a Heineken and read carefully.
The rents are the cheapest Downtown for a reason. The people who live here party 24/​7, especially during the Summer. The security doors are routinely propped open, beer cans litter the common areas and everyone thinks its a great idea to swim at 4am. Security is on site Thurs-​Sat and you have to pray the officer actually reported to work if you ever have to call. The threat of not being able to renew your lease doesn’t phase the party animals because no one stays here for more than a year. There is also no trash pickup on the weekends and this is usually when the pool area overflows with trash during the summer.
If you are on the Mohawk side, your living room is unusable if there is a show going on since they only put good windows in the bedrooms. If you are in the back facing the pool, the Summers are long and sleepless. Everything echoes. This side of Downtown is actually really quiet when nothing is going on. East Riverside is louder.
The elevators routinely break down on any given 3 day weekend. Fire alarms are also frequent and usually the result of a prank or a burnt Tombstone pizza.
You can hear barking dogs through the walls and the person above you practicing Cirque du Soleil.
Floor plans were laid out for condos so there is plenty of storage space and every unit gets front loader washers and dryers. The hot water heaters suck, if your roommate took a shower and you had no idea, your shower will be a quick cold one.
Honestly, this is the nicest place that I’ve ever rented. Everything works and looks great. Management is amazing. The office will learn your name and apartment number and is always a pleasure to deal with. Maintenance is quick to respond to issues but it would be nice if they replaced air filters for you, since they are free from the office and the filter covers aren’t easy to remove. Its also easy to pay rent on-​line.
My last critique is about all the fees that get tacked on to rent. I’ve never seen pest control in my apartment but I’ve been paying about $ 5 a month for it. Everyone has to pay for valet trash whether you use it or not. Water is metered, which is nice. All and all we spend $ 100 a month on top of rent just to pay for water/​trash and fees– which is a little steep. We definitely didn’t expect that much when we signed the lease.
If you like to party Downtown and drink Heineken, then this is your place. If your parents are putting you through grad school, you’ll fit right in. If you are a professional or have a family, it’s definitely worth spending the extra money to live elsewhere Downtown.

son i am disappoint.
Easily the most disappointing apartment building I’ve lived in. My girlfriend and I spent most of our rental lives in older but charming places. We decided last year that we wanted to live in a nice, modern place for once and found a 1 bedroom for $ 1200. We should have known better.
First, the fees. Between application and pet fees, I think we spent around $ 500 just signing up for the apartment. But hey, we got a «deal» of taking off $ 500 from a months rent, so that’s okay???
The apartments themselves are pretty cool and designed as open as possible. They look clean. But it was after a month or two when the true nature of these «luxury» apartments came through.
The dishwasher flat out sucks. Can’t count the amount of times dishes were left dirty. Even with pots and pans hot setting enabled. Shocking, right?
The paint on the walls gets insanely dirty. Like, ridiculous. We had brown (BROWN) stains on the walls near light switches, just from hands touching the wall. We had a little ottoman tucked in a corner that you would sit and lean against the wall for support. When we moved out, the wall from the ottoman up was filthy. No, were not THAT dirty-​maybe it the cheap paint, but it smudges so easily.
Windows are double-​paned in the bedroom, but they really should be throughout the apartment. If you face Stubbs, good luck watching a movie or keeping quiet during a show.
The fire alarms. My god. Some were pranks, maybe some were accidents, and in one instance, someone broke in and set fire to the first floor. All in all, probably at least 10 – 15 3 am fire alarms in 9 months time. You know, you’d think that for a place that is so damned anal about access to the building (you need a «clicker» to get into the garage, into the doors, into the elevators, etc.), it would be more difficult for assholes to break in and set fire to the place/​pull fire alarms/​spray fire extinguisher all over the hallways (yes this happened), but it’s not.
Our «super-​modern» dryer would actually moisten your clothes if you left them in the dryer after the drying cycle had ended. I don’t even know how this was happening.
We had considered moving out early, but the $ 500 «sub-​leasing fee» we were informed of when we were searching for sub-​leasers shot that idea down.
The only bright spots were the management, Sam in particular. They are on top of their game, very polite, and frequently send out emails to the residents regarding events, maintenance, and the frequent fire alarms.
There are some other positives. Obviously, the location is a huge plus and a huge convenience. The apartments are bug-​free, as well, and you get a good view of downtown. When a band you like IS at Stubbs, you can open your door and watch/​listen, depending on where you are.
Overall, I wouldn’t recommend it except if you absolutely have to be close to downtown

After living in Austin for 16 years, I was very much against the condo/​apartment developments downtown. I was really pissed when they ripped apart Liberty Lunch. A year or so ago I remember saying to a friend that these people are going to lose their ass and no one will want to pay the big $$ to live there.
Anyway, maybe I am getting a bit mellow and losing some of my idealism, or maybe I was just wrong? I just moved into this place about 3 weeks ago. It is AWESOME!
I haven’t even thought about driving drunk in a month! The best part of living downtown is the convenience to my favorite places to recreate and that I can just walk or take a pedi cab home.
What differentiated RRF from the rest of the yuppie loving, and overpriced places downtown is that there are some really cool people living there, the prices were very reasonable– best deal I could find for 1000sq.ft., they have a fenced in DOG PARK, and they have a security guard on the weekends standing outside the front door.
My dog loves it here, there is plenty of room in the dog park for her to play fetch with me. I love it here too, all my neighbors are cool. Even the bartenders and bouncers at the Mohawk love us and don’t charge us cover to come see shows!
If your looking for a place downtown; make this place your last stop so you can see what a good deal you would be getting!
