Gables Grandview

AVOID THIS PLACE! The parking policy is terrible, almost like living in a prison camp. Forget about having friends or family drop in or stay for the weekend. ALL guests must be registered or issued a parking pass for their car or they will be towed unless they find one of the RARE Visitor spots (a handful only for the huge complex). A tenant had their son, who is in the Navy, drive in to surprise them over Memorial Day. Imagine towing a veteran on Memorial Day. The son arrived at 1:30 in the morning and parked in an open slot. His car was towed by dawn. This complex has also experienced murders and suicides, drug dealer raids and stolen motorcycle chop-​shops (seriously). Management is arrogant and again, you feel as if you’re living in a prison or ghetto.

I loved living at gables grandview! It was super clean and well kept our apt even came with a yard and an amazing view for a low rate! The staff was always friendly and did everything they could to help us. A special shout out to Deana Ocasio who always went above and beyond for us and was just the sweetest. Seriously best apt complex you can rent at in Austin Texas! I would recommend to anybody looking to live in the great hills area near 360 and 2222 it’s such a beautiful property and area. Thanks y’all!

Great apartment. Handles issues fast. Great community. Lived here since January and I couldn’t be happier.

Good luck getting the verbose staff to answer a simple question: «we are building a house and would like to know if do you do month to month leasing after a three month lease?» Answer: «um, I have no specific information on that matter; let me schedule an appointment for you with a leading consultant.» (???) You do or you don’t. I’m not driving over there if you cannot do such a lease.

Okay… so I’ve only technically lived here four days… but I have been so impressed with the staff and how accommodating everyone has been, that I felt the need to write a review sooner rather than later.
Kirsten helped me right when I walked in on a Friday morning. I was desperate to get out of my previous apartment ASAP due to some unfortunate circumstances. «Kiki» could tell how frazzled I was so she immediately took me to see one of the available floor plans. I loved the set-​up and within 30 seconds made the decision to make the move (for the following day). The property is extremely convenient for my work commute, plus it has beautiful hill country views, nice amenities (gorgeous pool) and seemed very safe (love that its a gated community.) The reviews online for this property also helped, and eased my mind for a more comfortable living experience versus what I had been living in before. Kiki sent over my application to fill out online within minutes. And everything was approved and set up for me to pick up my keys the following morning at 10 AM. Don’t think I’ve ever had anything else in my life go this smoothly. So it was GREATLY appreciated!
So far, I’ve called the office and talked to three different people about random questions I had (hopefully they don’t already think I’m «high maintenance» after four days.) Each and everyone of them has been super sweet. Rod put in a work order to swap out my shower head with one I purchased. Bennie dealt with my gate code that wasn’t working, and went down to the front of the property to personally test it out himself. Candi helped me get a paint sample to cover up a couple of nail holes I accidentally put in the walls. I’m telling you people, the Gables staff really is top notch and there to make sure their residents are 100% happy!
Some residents have complained about parking in previous reviews, but I guess it depends on what building you live in. There’s a pretty big open lot right by my building, so if I can’t get a spot right up front there are at least 20 other spots to choose from, only 10 extra steps away.
All in all, looking forward to my last 6 months in Texas in my new «home,» before moving out of state. Will update my review at the end of my lease to let all you Unilocalers know if anything changed… but at this point, I am pretty much convinced nothing will go wrong at Gables Grandview :)

You don’t put the can outside with liner. Trash collector WILL fling your trash everywhere and WILL NOT pick it up. I had trash outside my apartment for days before finally sweeping the mess myself on several occasions. This included animal feces and litter from other tenants. We’ve even had broken glass on the stairs for weeks at a time. Trash must be put out late at night.
–fireplace was out for majority of our lease, propane grills work off and on. I believe these are working currently
–parking is a nightmare– especially on Sunday’s
–our air conditioning broke on two occasions, ruining a small fortune worth of illustration paper I have due to heat and humidity. I was told to «open a window». This fiasco also ruined a 3000 dollar project I was working on.

Been living here since moving in last June. Moved out here to Austin after I graduated college in May. This is one of the nicer apartment complexes in the 1200 dollar range for a 1bdrm. Views are nice bing up in the hills and the surroundings are nice.
Things that I like:
1. Value. This place is a good value on a 1100 – 1200 dollar budget.
2. Pool is nice. Good place to BBQ and swim on hot days.
3. No weird fees that nickel and dime you. All fees are included.
4. Quiet. Especially if you are on the 3^rd floor.
5. Views. Great views of the surrounding hills.
Things that I didn’t like:
1. Hallway floors can get messy because people leave out their trash for courtesy pickup. It’s a good service, but it can cause a mess when people leave their trash out all day.
2. Parking isn’t the best. There are always spots available, but it get really full after 9pm. You can pay for a covered spot though if you want a reserved spot.
Overall this is a nice complex for the money, I have been here 10 months and I am going to find it a little hard to leave.

This is a very corporate apartment complex. Was there for a year in 2014.
Here’s the reason not to rent from them: In my opinion they are dishonest. On move out they charged for new carpet– and when I asked for pictures to show the damage they think justified it, I got a bunch of pictures of carpet in perfectly fine condition! I knew I left the carpet in good shape, the pictures prove it, but they don’t care. Apparently they feel they can get away with ripping people off, and so that’s what they are doing to me, as far as I’m concerned. Worse, they aren’t even charging me accurately for the replacement, as they claim the carpet is supposed to last 5 years and gave me 1 year wear and tear– yet I know they replaced the carpet before I moved in too. (So maybe they did this same scam to the previous tenant?) If they are replacing carpet every year then a 5 year amortization schedule is not accurate… but useful for increasing the amount they charge you from the replacement. I paid extra to have the apartment cleaned, but the pictures they sent showed that the apartment hadn’t been cleaned– by them. As far as I’m concerned, this is the standard issue greedy landlord scam of simply charging the outgoing residents to fix up the apartment to make it easier to sell, without regard for the actual condition of the apartment.
You should never do business with unethical, or dishonest, people, and in my opinion that describes this apartment complex and its manager.
If you’re a good judge of character you’ll notice it right away with the slick sales approach– very much like buying a used car. You can usually tell when people are being genuine. In retrospect, I realize they promised us one price and then switched the price on the apartment when we agreed to rent it. We did sign the contract, so that one’s on me for not catching it. But that extra $ 100 a month sure added up over the course of the year.
We had to find an apartment and had only 7 days to do it, and this was the best of the lot… but that doesn’t change the sour taste when they cheat you out of your money.

I lived at Gables Grandview for over 2 years. The location is great, close to work and easy access to freeways. You will have to drive everywhere. The layout of my one bedroom apartment was perfect for a single woman, with the attached garage. Everything was perfect until you need to move out. Please beware and plan to loose your deposit. I am very upset with the way they charge for small items that should be included in normal wear and tear. Also, the rent will continue to increase in large increments. I would advise renting in an area that has a higher walkability score as the traffic in Austin is getting worse. Hope this helps.

Out of all the places in Austin that I have lived at, Gables is my favorite.
1) The location is amazing! The views are awesome and there is hiking aplenty on the property.
2) The leasing office is amazingly helpful and kind. They always greet you when you walk in and are able to help with any situation
I really like Gables and see myself living here for quite a while.
Bonus: The Community Team puts on events and they are super fun! Ice cream social, free breakfast, and a BYOB paint night? YES!

My family and I lived at Gables Grandview for 6 months before we purchased a home. I have nothing but positive things to say about this apartment complex. The staff was always pleasant and helpful, maintenance requests were completed within a timely matter, and the facilities were always clean and well kept. They frequently had events for the residents (BBQ, painting for kids, happy hours) which was nice to have the opportunity to meet our neighbors. I am very pleased with our experience and I would absolutely recommend them to anyone searching for a long term or short term stay.

I lived at Gables Grandview with my husband, our small child, and our dog from Oct 2013 to July 2014. You seriously would be hard-​pressed to find a better looking apartment. We loved the floor plan (B4 garden plan with backyard), color schemes, and built-​ins. We also kind of loved the fact that we were semi underground (no cell phone service on one entire side of the apartment)… not gonna lie, that got really annoying really quickly. All in all, it was super nice, super quiet, and fit our needs perfectly.
Some other really cool perks were:
1) The gym area and the pool are awesome. Super great view and good equipment.
2) The staff was always great to deal with. Any time we had a problem, it was handled. Quickly. They do seem to value feedback which helps when you have an issue that needs to be resolved.
3) Great area of town. So pretty!
4) They have really great get-​togethers every month for the kids and adults. I seriously wish we had been able to attend more of these.
Some things that were not as bueno would be:
1) The speed racers going up and down the hill. Seriously, if you are into any sort of walking… do so at your own risk.
2) Before moving here, I had read some of the previous reviews about the distance to everything and disregarded it… but it is really true… there is almost nothing right there if you need something quickly.
3) Just the overall cost. It’s reasonable to a point for what it is… but the increase was just a bit over the line of a reasonable price for rent.
OVERALL, Best apartment complex I’ve ever experienced in Austin or otherwise. They do what they say will do and they take care of you. When it comes down to it, everyone has a different experience and everyone has a different perspective… but if you’re in the market and love the area… I would, at the very least, go check it out.

I’ve lived at gables for about 4 months now and have received nothing short of exceptional service from them! My grass was 50% dirt when I moved in and Candi had the entire backyard re sodded for me and my pup. I receive a lot of packages for work which the office happily holds for me and haven’t had a problem with this once. Maintenance requests are completed in a very timely manner as well. Candi, Darla, and Bennie have been a pleasure to work with and make living at the gables a wonderful experience. I do hope that when it comes time to renew my lease the rent prices don’t increase drastically as other reviewers have said because right now I couldn’t be happier with my living situation!

Murder/​suicide last night one door down from me. Don’t move here! I went to the office after work today to discuss my options and they said they are sympathetic but will not work with me on moving out. Really, a young female close to my age was shot to death last night and it will cost me at least 3 months rent to move out of here!

We’ve lived at Gables for two years and I can’t explain how fantastic Bennie and Candi at Gables Grandview are. They are so understanding and accommodating. They exceeded our needs and expectations beyond words can say. Thank you so much for resolving our problems timely and within reason! You guys are truly the best. Thanks again for all you do to keep us happy. We absolutely loved it there!

I lived at Gables Grandview from July 2012 to March 2013.
Gables Grandview is probably the best value Gables apartment complex in Austin proper. I paid $ 1407/​month for a 2 bedroom /​2 bath apartment on the 3^rd floor (including private garage). I felt like this was a reasonable price compared to other livable options I checked out that weren’t too far out. The option of taking 360 and 2222 to Mopac or 360 to 183 makes commuting that much easier. Everyone has warned of how much rent goes up when you renew and that is to be expected in this town unfortunately :/​. If you can get a place here for the right price (I feel like my deal was better than most?) I would recommend it. I noticed their rates in December for new renters were drastically lower than those posted in the summer when I moved in.
Tips:
Pay for a garage close to your apartment if possible; it’s an extra $ 120/​month but it basically provides you with 2 guaranteed parking spots.
ALWAYS go right at the fork when exiting the complex. This will save you loads of time no matter where you’re going. Sure there’s not a designated turn left only lane, but no one who’s lived here for a while pays attention to that.
Work with Benny for everything. He is easily the most compassionate and easy to talk to associate presently.
Have a large dog that hates racoons. There’s a racoon that lives in the back of the complex that WILL go through your garbage if you leave it out after pickup… and he’s mean.
Live on the 3^rd floor. Moving in will not be fun, but you won’t hear your neighbors… well at least I don’t.

Overall, after watching people pay $ 1500 for a one bedroom at The Triangle only to have their cars left on blocks in the garage, I would recommend Gables Grandview to friends.

Update:
I’m used to order a bunch of stuff online and usually the delivery guy will either leave the packages at the front door or in the leasing office.
Sometimes they will not put the door tag, maybe because they go straight to the leasing office instead of trying to knock your door first, who knows?
Anyway, last Christmas I had a missing package that was showing as delivered by Fedex but no sign of door tag nor the package it self in the leasing office… So I had all the headache to double check in the office, call Fedex, call the store and tell the whole story to get my money back.
Today, I had a new package delivered so I went to the office with the door tag and some of the staff member came back with 2 packages which one of it I wasn’t expecting…
When I open the package, guess what??? The freaking missing package from past Christmas… Really??? After almost 3 MONTHS!!! And they even bother to give me a call, put a note in the door or in my mail box?!
I really wish I could give negative stars because 1 is too much for this place!!!

I chose to live here a few years ago because of the hilltop views and because they had an aggressive lease special at the time. If only I knew then…
I paid my rent on time and never caused any sort of problems for three years. I was rewarded for that by a $ 400 per/​month rent increase when they decided they could take advantage of the influx of new Austin residents.
I could live with the aging buildings and appliances. I could live with the fact that our apartment transmitted every sound from the stairwell next to us, the neighbors on the other side, and the neighbors above. The continual office staff turnover, the dog poop all around the property… I figure any apartment complex is going to have some of that.
But what pushed me over the edge to write this review is the recent realization that they charged me $ 280 for alleged carpet damage after I moved out, and *never notified me of that fact!* After moving out and – I thought – paying everything that was owed, I just found out that they sent my account to collections and reported it on my credit report! Without me receiving any kind of bill or notification whatsoever! Are you kidding me? The only reason I found out was that I just happened to check my credit report. I called their office and was told that they can’t do anything about it.
Do yourself a favor and find a different apartment complex.

I’ve lived at Gables Grandview from September 2011 until May 2012, and it is a good apartment choice by any standard. However, there are some downsides, including below-​average value-​for-​money, a relatively isolated location, and aged fitness equipment.
Gables Grandview is an impressive apartment complex on top of a hill and I am very satisfied after nine months of staying at one of the cheapest units (rent = $ 1025 + around $ 50 for utilities, trash collection etc.). Given the generally high rents, the complex tends to have responsible neighbors, which is important at a community this size. Nevertheless, if you do not value anonymity and people moving in and out relatively often, Gables Grandview is probably not the right place for you. Apartment rents vary according to views and whether they have a balcony or not. Even my 1-​bedroom apartment, being one of the cheapest ones, had a decent view of the surrounding hills.
The apartments tend to be spacious, with two walk-​in closets in my case. However, while bathroom and kitchen furnishings are decent, I agree with those who complain that higher-​quality materials are in order for rents this high.
Apartment staff is on-​site, generally responsive, and the leasing office is open every day. Requests for pest control (about five times in nine months) were handled promptly. Coming from a colder climate and «expecting the worst», I was surprised to see only three bugs in my apartment throughout my stay.
About the other amenities: there is a well-​kept and big community pool, whose twisting, non-​rectangular shape is not ideal for swimming though. Lounge chairs are also provided. There is a big, 24 hour fitness room, with equipment which is okay, but not up to the latest standards. At least the view is great, so you can see either the pool or the hills while exercising.
Finally, do not underestimate distances to and from the apartment complex! It takes about 30 minutes to downtown Austin (an additional 15 – 30 minutes during rush hour). Supermarkets are about 20 minutes away, yet there is a small convenience store and a Subway restaurant about 10 minutes away. Getting anywhere without a car is impossible.

One of the best places I’ve ever lived. My apartment was one that had only garages below me and no one above me, so I rarely heard any noise from my neighbors. The view from my balcony was unrivaled by anything that isn’t up on Mount Bonnell. Beautiful pool, wonderful amenities, great staff. The finish out on the apartments was nicer than many McMansions I’ve been in in Round Rock and Cedar Park, and there’s even attached garages and yards for some units.
Everyone was impressed with my apartment and the complex in general.
The one downside is that while you are close to everything, there is practically nothing in the «neighborhood». The community mailboxes were a three minute drive from my apartment. The nearest grocery store was 15 minutes away. Ditto on the nearest convenience store. There’s some food nearby, but if you don’t want those three choices, you’ve got make the trek several miles down the road — lots of choices then, though! What it means is that once you’re home, you’ll think twice and three times about actually going anywhere. Any trip out of the front gates means you won’t be back for at least 30 minutes and probably more like an hour.
Also, don’t forget that this is a very large complex. If you pick an apartment down by the front gate, you can expect to have traffic past your building all day and night. I never had any issues with this at the back of the complex, but I did hear complaints. The views are also much better the further back you go.
