AMLI on 2ND

My boyfriend and I tried to view this apartment complex downtown. We went on a Sunday and waited in the lobby for 25 minutes with no one ever coming down and seeing us and with no indication for when they would return. We went back during the week and got there around 540pm. Website says leasing office is open till 6. The leasing agent refused to take us on a tour and kept telling us to come back despite this being our second attempt to visit. He said no tours after 530 and he was also extremely rude!!! Talk about bad customer service! We really were considering this building despite it having a horrible reputation… But no more! We will stick with one of the friendlier places downtown such as The Gables!

I’ve been living here for over 3 years since March 2013. There are many good things about this building: reasonably priced for an unbeatable location, fast fix whenever there is a maintenance issue, friendly staff in the leasing office. I love the unit I’ve been staying — it’s south facing overlooking the pool area, plenty of sunlight all year round, spacious, beautiful concrete floor that matches my mid century furniture.
I do have a big complaint recently: every once in a while there’s some random car parked in my reserved parking spot that costs me $ 250 a month. I’ve spoken to the parking management company many times and the AMLI staff — both seem to be reluctant to tow the car that violated the parking rule, suggesting that I park in the next empty space (sometimes handicap spot). What’s the point of having a reserved spot then! Those people who don’t go by rule need to be penalized and learn a lesson — otherwise they do it again and again.

I loved staying at AMLI on 2^nd. This is a very nice apartment with an even better location. It has a modern feel to it. The apartment I was in had faux wood floors and nice appliances. The staff is very helpful and always nice.
Amenities: pool, not sure if their is a hot tub or not, work out room, parking garage attached.
Cons: The only con would be living near the garbage shoot on a lower floor. I was on the 10^th, and would throw my garbage down the shoot. I never like living in the lower half of garbage shoot buildings due to the smell.
I never had a problem with the elevators, I saw that was a common complaint on Unilocal

We’ve been at AMLI on 2^nd for almost a month now and though it’s been a very eventful move from Chicago, James Duncan has done everything within his control to make our move to Austin as smooth and seamless as possible. James definitely went beyond the call of duty to make sure that our unit is in order and has done an exceptional job in communicating with us remotely.

I was a resident here for 5 years and had some amazing times over the years. I saw it transition from a sort of spring break hotel for the youngest of young professionals to a calmer but slightly more uptight residency for older young professionals and even some empty nesters.
The pool scene is fun but fairly subdued. If you prefer reading books by the pool and enjoying the company of a few friends, this is the pool for you. If you’re hoping to throw a pool party with music, drinking games and a larger group of your friends, expect it to get shut down by a security guard pretty quickly.
I really wasn’t there for the pool though, it was more about the location for me. You’re extremely close to a lot of great food, bars and nightlife and getting to Mopac or I-​35 is really simple. The farmer’s market on Saturday was just a block north and most importantly to me, the hike and bike trail was only a block south. It’s also right next to the Moody theater which allowed me to catch a few ACL shows and the Violet Crown movie theater was attached to the parking garage which allowed me to view some lesser known films without leaving the complex.
Unfortunately, the location was also what made me leave in the end. The noise and light pollution from the construction next door was just too much for a light sleeper like me. If you live on the north side, you won’t hear or see it, but if you’re on the southwest side like I was, prepare to wake up about once a week to concrete pours at 2:30am. The management will send e-​mails to warn you which are helpful but the only thing I did with that information was down some sleeping meds and force myself to get to bed before 9pm so I could be somewhat functional at work the next day. Earplugs don’t block this kind of noise. It’s insanely loud and should be illegal at this time of night. I think companies like Amli should be working with residents to push city council members to change the law on nighttime concrete pours in downtown Austin but that didn’t seem to be happening and it’s probably too late for this location.
On to happier things, the current group of leasing agents and local management are all super friendly and helpful. I never had a bad experience with the rotating door of management there so I wouldn’t worry about this. They all seemed concerned with your well-​being and are quick to respond to e-​mails and phone calls.
The maintenance team is also super attentive and fix most things within a day without asking questions or blaming you for any accidents like if you overload the washer for the hundredth time and knocked the basin off it’s rockers again.
The gym is adequate and mostly empty in the morning. The parking garage is fine however it would be nice to be allowed to have friends over without having them pay for parking. The EV parking spot is randomly outside the gate but inside the garage so it’s open to the public even though you’re paying for the garage. Basically, don’t count on this as your only charging station if you have an electric vehicle but you can get the majority of your charging done here.
I see some complaints about the system to get your friends in and it is indeed a little wonky but there’s no apartment complex that seems to have this down right. Basically, prepare to occasionally get off your keister and walk to the lobby to collect your guests. I can guarantee you that this is not the end of the world.
I realize that this was a lot of info, but where you live is a pretty big decision. If you can get a spot on the north side under your budget, you won’t regret it here. If you’re an extremely deep sleeper and/​or love watching buildings get built right before your very eyes, the south side might work for you. If you’re a light sleeper and can only find a spot on the south, I would highly recommend you avoid it until the construction is over.
Finally, to any future residents of my apartment, if you happen upon some glitter, just know that I tried so very hard to remove it and even though I’d like to say that the individuals responsible for its dispersing are sorry for its presence, I’m 100% sure that they are not.

The elevators are broken 3 out of 5 times you try them.
I felt like the building was Fort Knox. Just trying to get a pizza delivered to your apartment was a nightmare because a delivery person or friend would need to dial you from a call box outside the building, then again from another call box (that no one can find on their first attempt) from right outside the elevator. It sounds easy enough, but no one can figure it out, so you end up just meeting everyone in the lobby. (which is annoying when i want to lounge in my pjs and have pizza brought to me). Same in reverse, you need a fob to use the elevator, so if your guest wants to leave and go to the parking lot, you need to escort him/​her to the elevator, use your fob, and hit their floor for them.
With so much security, I felt like we were being treated like college students in the dorms. I would not recommend this building to anyone that feels like they are out of the «party phase» of life.
I had a few very frustrating experiences getting guests in when I was out of town as well. The management will tell you that you can register someone to get a key when you are out, but we had a petsitter come twice on the weekend and no one was at the front desk for over an hour because she had «gone to lunch». My understanding is that, at slower times, only 1 person is there and he/​she could be giving a tour or out on lunch at any given moment. We had to pay my petsitter extra for her time and she had to rearrange the rest of her day due to it.
Despite how hard it is to get into the building, the garage had two break-​ins during the short time i lived there. Our car was broken into, but nothing taken, but that still isn’t comforting.
The self-​service package room locks after 8pm for an unknown reason. i can only imagine it is because they don’t want drunk people taking packages late at night, but by day, they often leave all the packages out on a bench in the open area where everyone walks in… completely unsecured. Also, i found that my fob would randomly decide to not work to open the package room, and simply getting my mail was a frustrating experience.
They told us on the tour that we could make our units our own and mentioned welcome mats, etc. A month after moving in, we were bombarded with emails to remove our welcome mat and wreath because they want the building to look «uniform» (which is so so so bland… cement floors, white walls). I generally found myself paying a pretty penny to decorate inside because there is so much blandness to cover up.
The recycling in the trash room is only emptied once/​week, so you can barely get into the room to throw out your trash by the end of the week.
At points during our short time there, there was flooding in some units causing some to lose power for the better part of a day, and at that time, it seemed normal to just have yet another thing breaking.
We ended up breaking our lease and moving out. I would not live there again if it were free. It just wasn’t worth the headaches.
After we moved out, we were sent a bill for $ 200+ for a cabinet door. We left the place spotless, and asked for a picture of the «damaged cabinet door» and never received a response.
I did add a star because the location really is fantastic, the views are amongst the best we saw in Austin, and Nicole in the management office is amazing. If you complain to her, she really will do everything in her power to help correct the situation. (Don’t ask for anything to the really short girl — I don’t know her name — she will say «sorry, we don’t do that» to anything you ask — to a truly unreasonable extent). Oh, and the Amli discounts were nice to use at the nearby restaurants.

absolute and complete GARBAGE. no, seriously… there is always garbage collecting in the garbage rooms from recycling that the building refuses to take out more than 1x a week. So you cant even get to the regular garbage chutes ½ the time. The elevators seem to work only where there is a full moon… you can spend upwards of 12 — 15 minutes waiting for an elevator at anytime of the week.
The building claims to have wifi in the common areas… let me tell you what has worked only 2x in the 2 years I have lived here — wifi in the common areas. There is no building security and there have been break ins a few times already this year. they parking gate breaks a few times a month too. so you have to hope your car doesn’t get scratched to hell as you exit the building.
again — the elevators NEVER WORK!!!
There is a system in place for accepting deliveries… that system seems to be «take all the packages and toss them into a room and hope the tenants can sort through them».
wait…I think another elevator just broke.
almost forgot — the pipes in the parking lot leak… and the leak is some sort of calcium/​rust water that causes stains on your car that you can NOT get out with regular car washes. so you literally have covered parking that does more harm than just standard rain. the building also has a ‘no oversized vehicle’ parking policy — feel free to drive through the parking lot and let me know what you see…

I’ve been a resident here twice — for one year in 2011, and a current resident since 2013, and have seen a gradual decline in quality & management of the community. I don’t think this is the local staff’s fault; I get the feeling that AMLI corporate is trying to milk the building for every dollar of revenue they can.
My specific issues:
1) Construction noise is a daily issue for the entire south side of the building. Crane lights illuminate your bedroom all night, with construction noise a daily annoyance. They just started on a new building even closer than the previous one, so it looks like we’ll have 1.5 years more of noise.
2) Elevators have been out of service with increasing frequency, with no visibility from management on when they’re broken & when the fix will be completed. This can be really frustrating during peak hours.
3) Misc fees add up. Parking is $ 125/​month. Utilities can be another $ 200 — $ 300/​month depending on floor plan. New residents should budget accordingly.
4) There’s been a few recent break-​ins in the garage, likely due to no garage security and the fact that the resident garage doubles as a public garage.

Update 6÷19÷15
Elevators out again. Just another weekend at Amil on Second. Buyer beware. I will not be renewing my lease. Either management does not care or is not capable of figuring out how to get a company to repair or replace an elevator system.
Update 6÷3÷15:
— Since my last comment the elevators have been fixed up from a cosmetic perspective and they look pretty good and there have been some repairs. The timing and amount of repairs seems to be a bit excessive and the communication on repairs and outages is not great.
I would suggest that you ask for a history detailing downtime of the elevators, maintenance and repairs before you decide to live here. It’s still a great location, but the elevator situation continues to be frustrating. Here is an excerpt from a communication that the management team recently sent: «the order for the elevator panel repair has been in process for 7 months, and will be replaced as soon as that part arrives.»
Just curious… if my rent check was late because my new checks have not arrived do you think I would get to pay my rent late? Doubt it.
Again, I stand by the location and will be happy to update this page to let you know if the elevators has been resolved. I think the place is average.

Cons:
1) There is a lot of construction going on around the community. The noise and light from the late night construction concrete pours are not enjoyable.
2) The community seems to have difficulty getting their elevators to work properly. There are two main elevators and one cargo elevator. It seems like we have been having more problems lately and Amli is unable to figure out how to get good service or equipment despite numerous repairs. It is really inconvenient when the whole community and movers are relegated to the service elevator. Maintenance and repair of elevators is understandable, but it seems like the repairs and downtime of the elevators is increasing.
Pro/​Con:
1) It’s a difficult process to get people to your floor. Deliveries, friends, etc. This can be good or bad depending on your needs.
For downtown prices I expect a little more. I hope they are able to find a solution as the elevator situation is becoming an issue. I will definitely consider this when

So one of my friends recently moved in here and I have been a couple of times now to the property. It is a nice apartment complex for sure.
My friend has a sweet view up high and faces south, so there is Lady Bird Lake and the Congress bridge — gorgeous! The view is magnificent currently. I am a little concerned about two more high rises that are going in a little south west of of his view and if this will obstruct the beauty. Guess we will find out soon. Anyway it is a nice place and as a resident you pay for it for sure.
My one thing about this is that as a visitor it is really a pain to visit my friend. Every time he has to come down to get us in the parking garage or the front entrance to let us in because you can only go in if you have a key fob. Once you get in the elevator you have to have the key fob too, so when you are ready to leave they have to walk you out too to ensure you get down the elevator. It seems like there is probably a more convenient easier way for the residents and their guests to come and go.
The first time my friend grabbed the wrong key fob on his way out (because he has another one for his boat dock or something). We get to the elevator and it closes. Then we realize that he must of grabbed the wrong key fob because this one was clearly not working. We were then stuck in the elevator trying to figure out what to do. The open door button did not work, the alarm button made a sound but no one came and we could not pull the door open. After about 6 – 8 minutes we pressed the first floor button — that was the only one that worked and so it took us to the bottom floor. Now we originally did not try 1 because we were parked in the parking garage on 4. Anyway so then we get down there and realize we are stuck. So the resident that lives there has no way to get back up. There was no one in any office because it was 12:30 at night.
We ended up waiting it out and finally someone came down the elevator and we asked them to fob us up the elevator. They were not happy about doing this for us at all, but I mean come on… with the way it is all set up this could have happened to anyone.
So really because of the view and the place — I give it 5 stars, but because of the pain it is to visit my friend here I give it 1 star. A happy medium is 2.5 and I will round down = 2 stars because well it is not ok and I have had better!

i moved with my family 2 months ago and we are very happy living here. Nice apartment, great location and friendly neighbors.

I moved here two weeks ago and am LOVING it. The apartment is comfortable and spacious and the downtown area is amazing. The parking situation is not the best but having lived in New York it’s nothing I haven’t experienced before. I love the fact that I can walk to just about anything I need. It’s great!

I have lived here for a year:
— Lots of extra fees added to your bill, parking is a hefty $ 125/​month with no free guest parking
— Most of my neighbors are very rowdy and loud. Feels like a dorm.
— Staff doesn’t care, are often rude
— Lots of street noise, apartments are not well insulated considering the price
— Maintenance people are overworked and sloppy, always left my apartment dirty
— Appliances and fixtures are extremely cheap
— Elevators are very slow and often only one is working
— Freight elevator is tiny, making move-​in frustrating
— Requires 60 days notice to move out. With Austin’s housing market, you will likely have to commit to moving out before you find a new place

Update update update 4÷28÷2014: I went back to the garage. Still no price sign out front. There are two gates, the farther gate being the visitor’s lane. From that gate, the price sign is far away in a dim area, and could even be blocked from view if there’s a car in the first lane. Sunday price is on the bottom of the sign. Obviously they don’t try to make the sign easy to read. Issues mentioned earlier were not addressed.
Update update: Amanda reached out and asked for suggestions. I provided suggestions about making separate signs for hourly and flat rate and also having the sign at the street level rather than at the top of the ramp. If these changes are applied, most of my qualms would be addressed.
Update: In response to Amanda J of AMLI on 2^nd reply to my review justifying the $ 15 flat rate price on Sunday evening below, I refer to the ParkMe website.
Here you can find that the price of 1hr of Sunday evening parking is from $ 8/​8hrs to $ 4.50/hr. From any standpoint, this is at least ~200% of the highest rate in the area.

This garage is terrible. On a Sunday I came to How Do You Roll on the first floor of the building. Remembering that they validated parking, I came in and parked. I remember upon driving in that the sign had reasonable rates around $ 5 – 7. Unfortunately I had just missed the 6pm cutoff for the HDYR parking validation and it was too late for the $ 7 valet option they offered. When it was time to exit, the parking attendant charged me $ 15!!! I asked if the rate was lower since I had parked for only about an hour. Apparently not. The price of parking was more than my sushi, and even more than buying a movie ticket from Violet Crown which would have made the parking free. This garage is terrible for their misleading signs and outrageously overpriced parking on a Sunday (when city meters are FREE).

The location manager is very nice, friendly and help, but their service technicians do things in a slack job manor which leads to speculation of the job that was done. I don’t think they have any intention but to get the job done but sometimes its annoying when stuff is not put back into place. My rating is 4 stars because there is always room for improvement.

I have lived at AMLI on 2^nd for over 2 years. During this time, nearly all of the management and staff has changed. So, some of the older reviews probably don’t apply. Just an FYI.
I love this place! The pool scene is great in the summer. I have become friends with many of my neighbors, who are great! The location is AWESOME. There are tons of fantastic restaurants, bars, shopping, etc, within a few blocks! The Violet Crown movie theater is in the building. What more do you need?
I’ve had a blast living here! I don’t know what the deal is with the parking complaints. I can’t imagine it’s different than any other downtown building. And, people give the building 1-​star because they didn’t like their neighbors? Sounds like I’m glad he moved out…
I would definitely recommend this place for downtown living.

This place is great. Every apartment has a killer view, and the location is amazing with lots of restaurants and cool stuff within walking distance. There is always parking in the garage, and we’ve loved using the poolhouse for small a few small parties and gatherings we’ve had over the past year.
Also, the guys and girls in the office totally rock. I’ve lived in many apartments over the years, but this team is pretty special and you can tell they all actually like each other and are more than just coworkers. I also love the free coffee, water and dog treats that they always have in the office. I highly recommend this place.

Don’t live here, don’t move here, don’t even consider it.
I moved here in March from San Francisco after living in my dream building, and I had some decent hopes for living here. What I’ve found is an absolute nightmare.
Firstly, this place is overpriced, and more so than they lead you to believe. You will be nickel and dimed for absolutely everything, and they will mislead you when it comes to this.
The parking situation is absolutely bogus. You get to pay $ 100 a month for a parking spot that you have to share with valet’s, and a movie theatre. Have friends who want to visit? Well they’re not even close to understanding, expect to pay full price if you haven’t planned ahead.
I had the WORST neighbors in my life here, and possibly the worst in the building. I talked to security and management multiple times. I once got to the point where I had to call the cops on a neighbors roommate who had passed out in his own vomit in the hallway because he had lost his keys.
I wouldn’t live here again for half the price.
If you like American Psycho styled douche baggery though, you might actually enjoy it here.

This is for my experience trying to visit a friend there… and not living there. Though I would imagine that living there and having friends that like you and want to visit would be equally difficult.
I won’t go into the whole story of it all but here are the highlights:
a. You will pay for parking even if visiting a friend
b. You will have to wait for them to come get you and let you into the building down the elevator. Every time.
c. You will have to pay in cash for said parking
d. If you don’t have cash, walk almost to the Gingerman to the ghetto ATM
e. Spend $ 6 to get money out of the ATM and then wait for that person to come get you, again.
f. If your friend wants parking discounts, he can get a sheet of stickers for $ 3 each — a good discount from the $ 5…
g. The front staff will treat you like you have leprosy. Comment example: «We’re trying to accommodate you people» meaning non-​residents or SX goers, of which I am definitely not the latter
I don’t really like writing one star reviews but the experience here left such a bad taste in my mouth that I’m writing it two weeks later. Residents pay a lot of $$ to live in this space and it’s unfortunate that their friends will have to jump through hoops to visit their lofty apartments.
