AMLI 5350

I wish these units were condos, so I could buy one. I like my unit here at AMLI 5350 that much. After over 2 years of looking at condos in central Austin, I have yet to find anything I like as much as my rental apartment here, and my standards are high. The location is superb, right on Burnet Road, with several good eateries within walking distance (Lucy’s Fried Chicken, Little Woodrows, Torchy’s Tacos, Monkey Nest Coffee) — and just a very short drive from the Triangle, and lots of the coffee shops and business Hyde Park and Rosedale have to offer. Very easy access to Mopac, I35 and 183 and only 10 – 15 minutes from Downtown proper, without having to get on the freeway. I’ve lived in lots of parts on Austin and this is absolutely the best area for young people who enjoy being close to culture but also need an easy commute for working north. The building faces due east, right onto Burnet Road, but there is a lovely quiet neighborhood behind the apartments on Shoal Creek that is excellent for dog walking and there’s also a great cycling path right on Shoal Creek.
The building itself is fairly new (2010 construction) and consists of ground-​floor retail and 3 residential levels above that. I’ve lived here nearly 2 years. If you are considering a unit facing Burnet Road (as I have) then I recommend the top floor as the road noise may be bothersome to some, especially if you like to use the patio or keep your windows open. There is a 4-​level covered parking garage which has a controlled access-​gate for residents, and plenty of easy parking for guests at the retail level. I’m very particular about my car and I’ve never had a problem finding plenty of safe, big parking spaces, even when returning home late at night. Residents do tend to whip around the corners of the parking garage far too fast, so caution is advised. There are elevators that access all levels, and make moving items easy. There is a call-​box system for guests to enter the elevator which calls your cell phone, and you can buzz them up to your floor from your phone, but you still have to meet them at the elevator as all of the hallways are controlled-​access and require a key fob. A bit irritating at times, and you have to be very careful not to forget your key fob, but on the upside, this place is VERY secure and I’d imagine a break-​in would be a very rare occurrence.
I have one of the one-​bedroom floor plans with a nice, very large living space, huge kitchen and lots of natural light. When I moved in, the unit was very clean with new paint and carpet and everything looked essentially brand new, the way it should. A couple of gripes I have with a rental in this price range is that a washer/​dryer is not included in the unit and the apartment also has those really cheap vinyl mini-​blinds which I’ve always hated, they should install 2″ blinds in all of the units for a much nicer look. The windows are nice and big though and let in lots of natural light, which combined with the neutral and modern design makes the space feel very clean and open. Lastly, and maybe it’s because I’m on the top floor, but the air conditioner isn’t most effective in the summer. On the hottest days, it gets cool to a certain point, about 78 degrees, and after that continuing to run it really just uses more energy with little effect. That’s fine with me though, as I live alone and 78 degrees is about as cool as I like it anyway. I’m pretty frugal but my electric bills usually top out at around $ 80 or $ 90 in the summer and can be as low as $ 40 – 50 in the cooler months. Everything here is electric, no gas. The kitchen is beautiful, nice stainless steel appliances and granite countertops, and well-​finished cabinets. Everything looks very modern and high quality and gets lots of compliments from guests. Bathrooms are finished in the same granite and nice neutral tile. There is not a lot of storage in my particular floor-​plan, which is just fine for my minimalist style, but others (especially couples) may want to pick a floor plan based on their storage needs.
I haven’t had any noise issues in my unit, which may be due to good insulation or quiet neighbors or maybe both. I haven’t made many maintenance requests, but when I have they have always been completed fully within two days and no fuss. The maintenance folks have always left my apartment just as spotless as I always keep it and that means a lot to me. Office staff are very friendly. Unfortunately, rents in this area have been skyrocketing and this may be the last term that I can continue living here. I looked at several similar complexes in this area and this was the best one in every regard by a LONG way. Just watch out for the left turn onto Burnet, it can be really tough at peak times. Basically, I’m pretty particular about where I live and I would hands-​down recommend everything about this complex, living here has been wonderful. Grounds are always clean and safe.

My girlfriend and I moved to Austin in August and are in love with our apartment at AMLI 5350! We did a lot of research and settled on AMLI 5350 for three main reasons:
1. Excellent Management Staff — The staff at AMLI 5350 are absolutely incredible! They were very helpful throughout the entire process of applying, leasing, and moving into our first apartment. We had so many questions along the way, but the AMLI team was always there to help. Ashley and Evelina are incredibly friendly, knowledgeable, and helpful. Marcus and the service staff also do high-​quality work and have always been quick to respond.
2. Great Location — We’re very happy with AMLI 5350’s location. We wanted to live away from downtown, but close enough that we could visit without being discouraged by traffic or a long commute. The neighborhood around the complex also has quite a lot to offer – we’re big fans of nearby Central Market, Torchy’s, and The Peached Tortilla.
3. Value — AMLI 5350 is a great value. The rent is very affordable, even with the high quality of the apartment, complex, and staff. The construction of the rooms is sturdy and well maintained. Out of the 11 complexes that we researched and toured, AMLI 5350 was not only one of our favorites, but also one of the cheapest.
That being said, no place is perfect:
1. Left Turn Onto Burnet — The left turn out of the parking garage onto Burnet can be brutal, especially during rush hour traffic – it can take a couple minutes to find a gap. I often just turn right and take Mopac instead.
2. No Protected Left Into Parking Garage — Turning into the garage from Burnet often involves creating a backup of cars behind you.
3. AC Units — Our apartment happens to be on the top floor right underneath the AC units on the roof. We chose the top floor to avoid noisy upstairs neighbors, but the constant humming from the AC units may be louder! We had to switch our bedroom and office so that the noise doesn’t keep us up at night.
4. Recirculating Range Hood — We like to cook at high heat on the stove, but the recirculating range hood isn’t great at sucking up smoke. We have to open windows and monitor the fire alarms when browning any meat.
Pros:

— No protected left turn into parking garage

I am beyond impressed with the staff at the AMLI 5350. I have lived here since May and have loved every minute. The leasing office staff is always so kind and so helpful. Everyone always has a huge grin on their face. The property is always cleaned and well maintained. I have always felt super safe living here, as it is absolutely impossible to get in without the proper keys. I love the AMLI 5350 and will not be leaving any time soon.

I really like the AMLI communities in Austin (my fav was AMLI Eastside). I thought the office staff was very nice and always courteous, the apartments are really nice with granite counter tops, balconies, garden tubs, and the amenities (pool and fitness center are awesome) are some of the nicest and best maintained we have ever experienced. However… I did have to deduct two stars because when I moved out, AMLI tried to keep $ 75 of my deposit for an unnecessary cleaning fee that I ultimately disputed. Anthony in the front office actually argued with me over the phone that the lease «explicitly authorized» a «grout cleaning fee» (the lease did NOT) and that they had «photos» and so I mentioned the «normal wear and tear clause» and that I had photos of my own and reviewed the lease and ultimately talked with one of the other office staff (Eve or Ashley or someone) and threatened to call the manager for what was clearly an unauthorized fee. Just know your rights is all. Not all charges would be unlawful and of course, I’m happy to concede where the apartment is right, but normal wear and tear is definitely NOT something an apartment can charge for (and the fact that Anthony would get argumentative with me on the phone is not a good sign… don’t want an adversarial relationship with any apartment complex, thank you).
Despite that, I LOVE this area of Austin and think it’s underrated! So many cool shops and restaurants within walking distance — and the 803 bus is right across the street! The grounds are kept clean and the rose garden in the back was really a nice touch. I do wish the apartment complex actually used the poop-​printing program though (they claim that they DNA test any poop that is not picked up, but I don’t think they did).
Could never hear our neighbors which was nice, no rip off valet service, and the A/​C worked SO well in the summer! The apartment was big and had a great view of Burnet Road.
The only thing I did not like was the parking garage situation on the third floor (hard to find parking after work so usually ended up parking on the top floor, so felt like that was a little misrepresented when we originally looked at this place), and the elevators are SO slow. Sometimes one of the two elevators didn’t even work. The trash room also got kind of full on weekends because no one would throw their trash in the chute and it would get so gross. But other than that, it was a really great place to live, seemed pet and family friendly, and was one of the quiet-​er AMLIs with maybe an older crowd of more responsible adults. Would live here again for sure, especially because the rents are so reasonable for what you get.

OMG… so I have now learned the definition of landlord retaliation in Austin. AMLI is not renewing my lease. No reason given. I have been a great tenant and always paid my rent, but I guess they are butt hurt because they had to cover the damages their vendor caused to my car. Oh well… this is the kick in the pants I needed to get out of this cheap ass place.

This review is for the current office and maintenance staff. They are friendly, prompt, professional, respectful, and accommodating. Brandon and Ashley «go the extra mile», and «above and beyond», keeping up with communication should you ever have an issue. The maintenance staff never acts «put out», or bothered by requests. The staff here are very responsive, exactly what you’d want in the upkeep and operations of your home!

Pros:
*The office staff is incredibly friendly and helpful. Ashley, the assistant manager, was absolutely amazing. Additionally, we had to move out early because we’re expecting our daughter two weeks before our the end of our lease term. The office staff was really understanding and helped make the move easier on us.
*The pool is nice for swimming laps.
*The location is great, and only getting better.
*The apartment was very functional, there was no wasted square footage.
*This was the quietest apartment I’ve ever lived in.
Cons:
*Poop everywhere! Poop in the hallways, in the stair wells, on the side walk. It took days for the poop to be cleaned up and it happened at least once a month. (They ended up taking DNA samples from all dogs on the property and said they’d fine anyone who’s dog poop was left behind, but that didn’t seem to stop it)
*The parking garage needed mirrors so you could see around the corner, I saw two wrecks in the garage during my 11 month stay.
*Turning out of the parking garage was usually very difficult.
Overall, if I could have, I probably would have stayed at AMLI. I’d recommend it to others for sure.

Live here now. The management is great! They remember my name and always say hi, which makes this place feel smaller and more welcoming than the larger apartment complexes in the Austin area. Also, I have never lived in an apartment complex that is so attentive! I see them like clockwork everyday checking the grounds to ensure everything is going good! The grounds appear very well kept as do the apartments themselves. And burnet is just awesome., they are in a great location! They are right next to Lucy’s Fried chicken! Overall really great place to live!

I really enjoy living here, try not to let the bad reviews influence you too much. Everything is very high quality with the exceptions being the cabinets which seem to be pretty cheap, but still acceptable.
Location is also great. Easy access to MoPac with a lot of great restaurants close by as well as an HEB. Monkey nest right across the street is also extremely convenient if you like coffee shops.
The staff here is excellent and very friendly and my repair requests are always taken care of ASAP and done correctly the first time.
Garage is also big and very spacious with plenty of room for guest parking which is incredibly convenient for having friends over.
Grounds are also immaculately kept, particularly the pool area, which looks great all year round.
I guess the rent is a tad bit expensive, but overall worth it when considering the location. Also a very convenient gym with some treadmills and smith machine and some decent free weights. Not good enough for serious strength training, but good for staying in shape.

AVOID AT ALL COSTS. I lived there for less than a year and as mentioned in another comment the move out process has turned out to be a nightmare. I got a bill for vacant electric. This means you get charged by Amli to keep the lights on even though you no longer live there. In my case I left 2 months before my lease was up. I also was charged to replace the carpet in my apartment. I never had a pet and felt that this was basic wear and tear. I didn’t give the carpet a second thought at the time of move out. Amli’s expectation is that their carpet should have a 5 year life expectancy. If they need to replace it before that time the tenant gets charged for the cost of the new carpet. Of course they won’t ever call to explain any of this. They will replace it and send you the bill. In my case that came to $ 354.77. If you add the other miscellaneous fees, totalled $ 495.00. Thanks Amli. It’s almost impossible to reach anyone in the office and when I asked for pictures of the carpet I was initially sent pictures of the wrong apartment. I hope this review helps someone make a better decision than I did and avoid a big surprise frustration at the end of your lease. I have rented from Camden and Post properties in the past and have never experienced anything like this. As they are both in Austin I would check them out and avoid Amli altogether.

DON’T DO IT! This was by far the worst living experience I’ve ever had (especially the move out experience). I moved out a few months ago, and my life has changed for the better dramatically. They have clearly been struggling of late with renting out their units, and I can imagine why.
I’ll just list some of the grievances:
1. You can hear everything your neighbors are doing. You will probably get noise complaints for literally walking around your kitchen. I got a noise complaint because I was WALKING. And I’m not a big dude!
2. The rents are egregious. If you do want to live in the Allandale area (which is cute in its own regard), check out the brand new Camden on N. Lamar, which is a much nicer building with similar rents (and I have lived in a Camden property and had an awesome experience there).
3. I have two cars. I kept one, which I rarely drive, on the rooftop parking of the garage while I lived here to keep it out of the way and keep the indoor parking for people using their cars daily. The building towed my car! They said they left a notice on the windshield a week prior to towing, but of course it’s a backup car so I never saw it. All they offered was an apology. They told me I should have registered it, but in all fairness, when I first moved in, the building manager had told me they ‘never tow so don’t worry about it’ when I didn’t have the license plate information on me.
4. They are sticklers for cardboard going down the chute. My current building has cardboard recycling on every floor. Here, you have to walk down to the dumpster and break down any cardboard you need to get rid of (even pizza boxes), or they will hunt you down.
5. The common printers are almost always broken, so don’t think that you can rely on them.
6. They charged me to replace my carpet, even though there were no stains and I had no pets. They said they had worn down. This was after I had lived there for 3 years.

Wow. What a terrible experience. Nothing against the management, but the construction is horrible. The walls are PAPER THIN. Every time I had company over or would even laugh in my own apartment, my neighbors would bang on my wall (obviously telling us to shut up). Would never recommend a friend to live here.

AMLI 5350 is a really great apartment community. We have been here almost a year and I really don’t have any complaints. This was my husband and I’s first place together after we got married and we have not been disappointed. We live in one of the apartments off of the courtyard on the first floor and I highly recommend this location if you are looking for a 1 BDR/​1 Bath. The kitchen is probably my favorite part of this place. It has so much storage for an apartment and a giant island in the middle of it that I love.
The staff is lovely. Brandon is the best. We had some plumbing issues earlier in the year and he offered to put us up in a hotel, get our laundry done, etc. I felt taken care of and thankful to live in such a great place. You really don’t get that many places, especially living in these giant complexes. Any other smaller issues we’ve ever had get resolved in 2 – 3 days TOPS, but most of the time they are taken care of the same day you request them.
The overall location of the complex is great too. It backs up to a lovely Allandale neighborhood that is quiet and peaceful and great for going on walks. Plus you have a coffee shop across the street, a sushi place IN THE BUILDING, and Torchy’s down the road. I work downtown and it takes me 15 minutes to get there in the mornings. Or if you need to you can hop right on Mopac.
I honestly wish we could continue to stay here, but we’ve started to outgrow our 1 BDR and need something bigger. That’s really the only reason we are leaving. I would absolutely recommend this to anyone looking for an apartment and especially anyone that is just starting out in Austin.

I recently moved to AMLI 5350 and I love it! Everyone at the front office is so friendly and on top of things, and the community is a blast. I love being able to walk to so many restaurants and shops. I’d recommend this community to young professionals who work in North Austin, because my commute is against traffic :)

I’m a new resident to the AMLI 5350, and am loving it! I lived at a Gables complex for almost 5 years, south of the river, so I was both nervous and excited about moving central into a completely different neighborhood and apartment. The staff at the AMLI has been very helpful and kind, the apartment is beautiful, and I have had no noise problems whatsoever. I love the neighborhood — this location is great! My one negative is the pet fees and monthly rent, it’s just really pricey.
The halls are clean and well lit, courtyards are great! So far, so good!

AMLI 5350 was the 5^th place I moved to in 4 years in Austin. It was by far the best place that I’ve ever rented.
I moved to AMLI 5350 last year with my fiancé and we were a bit worried after reading some other reviews. My guy had never lived in an apartment like this and was a little concerned about possible noise issues and other issues that come with living with so many other residents.
Let’s start with the things that could be better:
–Yes, the left turn onto Burnet is not the easiest. Be careful!
–I would say that the garage has enough parking, but people do whip around the corners too quickly. We lived on the 4^th floor, so we just started parking on a lower level and walking up the stairs to avoid parking garage frustrations. Problem solved. Plus-​BONUS! Our leg muscles got toned.
–The pool is nice, but not the greatest «wading» pool. It is a lap pool that is good for exercise (but only if no one else is around. If there’s someone trying to hang out and you’re trying to swim, it’s definitely awkward).
–We had to pay rent for our dog.
Here’s the good:
–Office staff is awesome! Really friendly, helpful, and responsive. They have even helped me since I moved out in getting some packages to me. There was a staff turnover during our time here and Lacie (as mentioned in previous reviews) has left in the last year. Shea, Brandon, and Ashley are all wonderful people. Maintenance staff is super friendly too!
–We personally had no noise issues at all! We were on the top floor, which I would highly recommend if it’s an option.
–High ceilings really make your place feel bigger than it actually is. The bathrooms and Kitchens are really nice.
— Doggy friendly! The dog area in the back is great and easy access to go walk in the neighborhood. Courtyards are really nice too.
–Gym is awesome! Equipment is new and ellipticals/​treadmills have built-​in TVs.
Overall, we had a very positive experience here. When we first moved in, we were shocked at how quiet the hallways were and how few people we really saw on a day-​to-​day basis.
To address other people’s complaints about dog messes, trash strewn about, loud pool parties, I would say that is not the norm. There were a few occasions in the entire year that I saw something really lazy/​inconsiderate on a resident’s part, but my response is that you will get that absolutely everywhere you rent! There are inconsiderate people everywhere in the world. In my one year in the AMLI, I noticed a considerable improvement in the way that things were cleaned up, manicured, and tended to (including maintenance men cleaning up other people’s dog messes). I really think the staff cares and tries to listen and address the resident’s concerns.
If you’re looking for a nice place to live in the Allandale area, I would advise you to give AMLI 5350 a shot!

My apartment before this was pretty
terrible to say the least. Reading reviews of the Amli prior to moving in had me a little skeptical and thought this place may be too good to be true. I have been pleasantly surprised! I absolutely love living here and have had no problems. It’s very quiet and peaceful. I’m able to sleep in till 10 on my days off without being awaken by slamming doors, loud voices, or footsteps (like my past apartment).
I love my huge kitchen, high ceilings, and overall floor plan.
Shea (leasing office) was especially helpful and patient while I was still deciding where to live.
Everyone is very nice here and I have not encountered ANY of the negative things other tenants have posted about.
I’m very happy with my decision to live here and I’m excited to stay a while!

I moved here from south Ausitn. I was excited about the location but that quickly wore off. The construction quality is terrible. I can hear footsteps, chairs moving, showers, washing machines, and dogs. I hear fighting and I can hear televisions. I hear this from neighbors upstairs, next door (on both sides) and dogs from down the hall. I cannot wait for my lease to be up. Please, do yourself a favor and find somewhere else to live.

As a current resident at AMLI, I can definitely put it in the «good» list. I disagree with a lot of what was posted below and am wondering if it’s because the staff has taken measures to make those changes. Management may have changed as well. The manager here is very, very nice. I’ve had some problems with paying rent on time, and although he’s had to stick with procedures (as is always the case with these corporate apartments), he has been empathetic to my situations. I think it’s hard to find a nice apartment manager these days because that job can’t be easy.
I have not once seen any «defecation» in the hallways (really, not once) or cats running free (that’s bizarre?). Additionally, the gym looks great, although I never see it being utilized. There are TVs on each of the ellipitcal machines and treadmills. There is a lot of equipment, and again, everytime I have used the gym there is no one else in there, which I like.
There are MAC computers (as most apartments call them in an «office») available in hip/​cool/​trendy colors that aren’t really important to me. The only time I tried to use the computer, the printer didn’t work, but I told the girl at the front desk (Lacie) and she was very nice and apologetic and fixed it immediately.
The apartments are set-​up Melrose Place-​esque with the pool being in the middle. It’s a lap pool, which is great for those who want a swim to work-​out. During the summer, though, adults would have parties and a million kids would be screaming around the pool. This affects every single resident around the pool and you can hear them all of the way inside of the apartment (not just your deck/​balcony).
Similarly, the demographic at the AMLI is interesting. I can’t figure out if it is mostly rich college students or mostly rich students that just graduated? (I am neither.) Regardless, you would expect more parties going through the night around tlhe pool and disruptive noise. Although there were parties around the BBQ/​poo area, I found that everyone was respectful and there wasn’t much noise from the college students. It was still the KIDS that were annoying? Where did all of these kids come from?
If you are a jogger/​runner/​biker, the neighborhood surrounding the AMLI is beautiful, but there are no sidewalks (I’m not from Texas and think this is odd.)
The maintenance men are very nice too. I’ve only had a couple of problems, but one was very serious. I don’t think it was handled properly— I found ROTTING chicken behind our refrigerator from the previous resident. It was a couple of months later after I pulled the refrigerator out to look for something, and the stench was overwhelming. The maintenance man threw away the chicken but didn’t clean the mess. I did. I wasn’t happy about that… I guess this is a reflection of maintenance, but I mostly found it a reflection of the cleaner before I rented the apartment. It clearly stated on the checklist that the refrigerator should be cleaned from behind. Because I’m one of those people, I didn’t make a big deal about it, though…
The kitchen is AMAZING. A lot of space, huge countertop… much larger and nicer than anything I’ve seen in other apartments in the past.
It’s very nice having the parking garage, but people drive crazy in there. I don’t know why it’s so important to go around a corner so quickly. I wouldn’t be surprised if there are many wrecks. The spaces are also very close together, so it’s easy to damage your car (or even someone else’s).
Non-​AMLI related info: The apartments are above Roll-​On sushi, which is a very fun place as well as Dancer’s Shappe, which has great reviews on Unilocal.The postal service business below is GREAT. I believe my first review on Unilocal was about how sweet this man is that runs that place.
A HUGE point: As are most places on Burnet, the left turn out of the parking garage across the double lines is a nightmare during traffic. And even turning right to get around the complex to turn left to find a light… I have yet to figure out. A light must be very far down.
The most IMPORTANT con is the price. I am paying practically $ 2000, well above what this apartment is worth. This seems ridiculous to me based on the place I am going to move into closer to downtown. My 13-​year-​old declawed cat was $ 500 – only $ 250 refundable. And of course there is some monthly charge ($ 15/​month, I think).
So…I definitely think this AMLI is a good choice (if you have the money), but I if I get charged for a bunch of damages after I move out, this review will DEFINITELY change.
ETA: I was not charged for anything that wasn’t realistic. Props, AMLI.

It was charming and brand new when we moved in early last year. The charm has warn off and so has the newness.
Amli 5350 the day is here for us to part ways, and we’re going to share 100% truths and multiple residents will be posting at the same time as our leases are up and so is the rent. 20% ! !
