Alori Properties

We lived at Villa Arcos (3301 Speedway) for a year and a half. The location could not be better! Bus stops all around (including a UT shuttle right across the street), and a 10 – 20 minute walk to Guadalupe depending on how fast you’re walking and which street you take. About 1 mile away from HEB and lots of awesome food all around (well, except Five Guys).
The color scheme is kind of ugly and the appliances were old. The dishwasher just sucked at not leaving soap stains on everything. Parts of the walls and sink were just well… dingy. They are older apartments. The laundry room only had two units when I last lived there (2010 – 2011). But I recall the dryers being dope. If those were taken up, which didn’t happen as often as I thought, there is a laundromat at Speedway & 38^th which is within walking distance. There’s no pool. There’s a pool at the complex across the street that I used to swim in until I got kicked out (haha, it’s not Alori). But there are public pools nearby. I was just lazy.
The walls are kind of thin. I heard the people diagonally upstairs from me having sex a lot, which isn’t necessarily a bad thing. Even when I was sitting outside! Damn, Gina… Also, Asians moved in next door to me and cooked the most AMAZING smelling food.
I never had any problems living here. For once, I never had any complaints except the dishwasher thing. Some of the Alori staff seemed socially awkward. At first I thought they were kind of rude; but then I realised it wasn’t that. They also always kept their candy dish STOCKED with tootsie rolls. There were no privacy invasions and random inspections. I hardly ever saw any of the staff unless I needed to go the the office. They transferred their properties over to a different realty company and we got cheated out of getting our deposit back this way. Lame!
I honestly miss living here. Fun times, man.

Alori is truly as good as it gets. Love these guys. Sucks that they sold their properties to 512 Realty– but I hope they start managing new properties soon. The management is laid back and awesome. I’ve rarely have had to call them for any issues regarding the apartments and when I have they deal with the issues promptly. AND they never tow your friends cars– yay!
I’ve lived in a ton of apartments near UT and Alori is by far the best management in the UT area if not Austin.

I lived at the Villa Arcos (3301 Speedway) for a year. I was introduced to the apartment through a real-​estage agent, so I can’t comment on the pre-​leasing experience through Alori. The apartment was clean and well maintained when I moved in. The few times I had maintenance issues, they were VERY quickly looked at; their emergency guy also helped me out when I lost my keys on a walk around 9 PM on a weekend (though he charged the $ 25 that they are up front about).
Upon move-​out, I had the apartment professionally cleaned, since I’ve had trouble with «university area» landlords trying to scam me out of security deposits before with excessive or plain fraudulent «cleaning charges». No carpet shampooing or anything like that. Alori returned the full deposit.
All in all, a very good experience and from what I’ve heard, one of the better landlords in the UT area.

One of my daughters has rented from them twice over the years. The maintenance was quite good and they do enforce the rules against the other tenants. I would put one of my kids in an Alori property again.

Not a fan. My mother spent the weekend, and we heard some scratching, gnawing noises coming from the ceiling. They set some traps, but nothing worked. I couldn’t sleep and became an insomniac. After a while, Alori just started to ignore my requests to find a solution to my problem. They said it was the upstairs cat, which they didn’t know about. Instead of telling the neighbor to get rid of the cat (they have a strict pet policy), they let the cat stay. Then, I started to hear noises from above my shower… again, the gnawing and scratching. I decided to mention something one more time, and I never got a call back from anyone. The one guy who is directly across from you when you walk in is incredibly unfriendly and talks to you like you’ve done something wrong. When I moved in, there were bugs in my apartment and a thumping sound coming from the bathroom. I should’ve realized right then and there that I was going to have problems. Overall, my experience was them was very unsatisfactory. I do give two stars for including water in my rent and location.

I lived at the Duval Court Apartments.
I felt the rent price was reasonable, especially for the great location. You’re close to HEB and 24 Hour Fitness. If you go to UT, the #7 bus takes you right through campus. If you work downtown, you don’t have to get on the highway. I loved living at the Duval Court Apartments.
I had a water issue once in the two years I lived there. I called the emergency number and the guy came right out and fixed my problem. The laundry facilities on site aren’t the best, but that’s a minor complaint.
Overall, I loved the location more than anything. I paid 679 for a 1/​1, which I thought was fair, and I had no problems with the management. They always seemed responsive to any issues.

One of the most disorganized realtors out there. I wanted to look at one of the 1 bedrooms at bee hive properties on avenue b. The guy shows up about 10 minutes late. Then he makes me wait for another 10 minutes for the key to get there (it doesn’t cross his mind to knock on the door — I just assumed it was an empty apartment) from the pest control people. And then I didn’t even get to see the place since the current residents had no idea we were coming and dead bolted the door on us (and it was pretty early in the morning).
If «Edgar» is the one who’s responsible for showing you the apartment, tell Alori, «no thanks.»

Of all the property management companies I’ve dealt with in Austin, Alori were the best. They are just nice, honest people, unlike your typical Austin management companies who are just looking to screw over unsuspecting students. They didn’t charge exorbitant move-​out or pet fees, and were reasonably responsive to maintenance requests. If you pay your rent on time, they put your name in a drawing for an HEB gift card – I actually won one time. When I move back to Austin I’ll definitely check out Alori’s properties first.
