Walton on the Chattahoochee

I feel sick living here after how I’ve been treated for over a year. These apartments are WAY overpriced. I thought when I moved in that my rent might be okay — $ 950 for a one-​bedroom, 700 sq feet (no washer/​dryer). As I lived here for a year, I befriended my neighbors in a few units around me. Their apartments were exactly the same floorplan as mine but had brand new flooring, new appliances, and a new air conditioning system — oh and they were paying at least $ 200 less per month! I felt cheated. When it came to renew my lease, the leasing staff said I could renew for $ 1175/​month. I told them what I had noticed about other people’s apartments and that this rate wasn’t acceptable. The leasing staff refused to lower the proposed rate AT ALL and told me «everyone is getting a 3−5% increase» (although my increase is 19%!!!). When I told them that was too much and I couldn’t renew, they said I *couldn’t* leave! It was less than 60 days before my lease expired, and without 60 days notice of vacating the apartment, the «terms» said I had to sign at least a 2-​month lease at an even more inflated rate of $ 1200. I was hurt and upset, and they didn’t care anything about my financial situation or the fact that what I had already been paying them for a year was at a rate that was already obviously inflated. Nasty, dishonest leading staff. Do not live here.

I have lived at Walton on the Chattahoochee for over four years. They are always extremely prompt in resolving maintenance issues as they arise. The office staff is friendly and has the residents’ best interest at heart.
The view of the river is AMAZING! There is a great coffee shop overlooking the lawn and river, there isn’t a prettier place in Atlanta to sit down and relax.
I would highly recommend making Walton on the Chattahoochee your future home. The outdoor spaces are unbeatable and the community is friendly and welcoming.

I moved in to Walton on the Chattahoochee about a month ago. I was nervous because I previously lived in a house and wasn’t sure how my dog would adjust to apartment living. Turns out she loves it! This community is extremely dog friendly. We go to the dog park at least once a day and walk on all the nearby trails (some on the apartment grounds and others just right outside the gate). I’ve had to put in some very minor maintenance request and they were all taken care of VERY quickly even though they were not urgent matters at all. The apartments themselves are older and not anything all that special– I had to do some deep cleaning in the kitchen and bathrooms before I was comfortable putting my things in there but that’s just me. However the apartment I got had new carpet and new paint so I was really pleased with that. They do a lot of community events and maybe it’s because I’ve gotten to know the other people at the dog park but it feels like Walton on the Chattahoochee has a stronger community than other apartments I’ve lived in. People actually know each other here and talk and wave and say hello. It’s very pleasant to live here and right now I still feel like I’m in a vacation resort. I hope that never changes!

Walton on the Chattahoochee has been amazing so far. Being right on the river is something I never would have imagined when moving to Atlanta. I love that Walton does a great job of maintaining the grounds along the river as well. So many beautiful plants and flowers, along with tons of great areas to sit, hammock, and grill out. The residents all seem to be very friendly and active. The maintenance staff has really impressed me with how quickly they will respond to any request made. The apartments themselves are by no means updated in terms of features and layout, but I still feel that they have been maintained very well. The outdoor space makes up for anything the actual apartments are lacking. My biggest issue here has just been the gate breaking quite often, but at least there is another entrance to the complex so that is a minor inconvenience. Overall, it is a great place to live. Added bonus, my dog loves it here too (plenty of places to explore, lots of other dogs to interact with, and a large dog park).

I have just moved in to Walton on the Chattahoochee and it is too early to judge. So far it has been a nice place to live in. The view of the hills, the coffee shop, the nice landscaped area, are all very nice features that not many apartment complexes have. The only problem is that those tenants whose apartments are close to the highway (like me) get some noise in their apartment.
So far the only complaint that I have is that in Walton on the Chattahoochee locking up to an apartment doesn’t mean that you get the apartment you locked in for sure! The reason seems to be that if the previous tenant wants to stay in the apartment (maybe under an unexpected circumstances), they won’t give you the apartment you lucked into. This is very fortunate for the current tenants but very unfortunate for the future tenants. In my case, I got informed that I cannot have the apartment I wanted to only five days before move-​in which was a very short notice period and quite honestly, it freaked me out. Although to be honest the agent there offered me an alternative options and one of them, which I chose, was indeed offered with a lower rent than its usual rent.

We lived here for 2 years and we do not have any issues. Only stuff that matters to us the noise from top floor people and we cannot help it. Other than that we are pretty happy with community. Especially the riverside and the coffee house. We still use to come there.

Overall, it is a nice apartment. However, some staff are really unfriendly. A rude lady called Daniel feel like her is every tenant’s boss! The person like her totally reduce the level of the experience. If the management team is not only focus on MONEY, this place should have got at least 4 stars!

Worse customer service ever, promised us an apt and gave me a date and time on when I can pick up keys, when i went on that gave the apartment to someone else and didnt even bother to keep me updated.

The comments by non-​residents on this site are pretty hilarious. That’s the secret to Walton — highly encourage weekend freeloaders to the pool and riverside views, even at the expense of tenant security to create higher demand.
They have a good thing going, and the increased rent reflects that. Our rent, in fact, has gone up 10% a year both years we have lived here — 7x inflation (US consumer price index increased 1.4% last twelve months to July 2012). Don’t know about you, but most employers pay increases at inflation or just above.
The notice justifying the increase this year is laughable, including a list of FOUR added benefits in the last year:
1. «Addition of new community urban vegetable garden
2. «Two trails were expanded and include new seating areas to enjoy the river views»
3. «New outdoor Fireplace Pavillion area near the pool with a river view»
4. «New landscaped areas throughout the community to take advantage of our gorgeous setting»
People, these benefits cost — maybe — $ 30k. Spread over 582 units, we’re at a $ 52 increase OVER THE YEAR PER UNIT. Our increase PER MONTH is $ 77.
I have no issue with increasing the rates per year to make a buck, but this is insanity… given the services rendered.
Yes, the view is gorgeous and the staff friendly, if not (willfully) ignorant of a burgeoning safety issue. In the first year we lived here, one car was stolen, two broken into, and mine almost broken into (nice scratched up window is hip these days, I hear)… JUST AT MY BUILDING ALONE (out of about 15 buildings). Despite several notices to the leasing office, they respond, «no one has told us that.» Smile. Awkward silence. «Well, thanks for looking into this.»
And, if you are looking, and they bait you with a lower-​than-​market rate… pay attention to the details.
1. Not many of the units have laundry machines, and the lone on-​site laundromat is about how I envision 1950s hell: 110 degrees fahrenheit, no ventilation, coin-​operated and standing guard over your girlfriend’s clothes so no freak will take them.
2. If you look at a unit within walking distance of the pool and riverside, forget about having a parking place near your building on the weekends from May to September.
3. The units are the definition of faded elegance
4. We love dogs, but, yes, many owners do not pick up their dog poop. Translation: those manicured lawns are landmines for your new shoes.
All in all, my take away is look carefully before you leap.

I write this review as a frequent guest/​visitor to Walton on the Chattahoochee.
The first time I visited this apartment complex, it felt like a riverside resort to me. It’s got beautiful views and direct access to the Chattahoochee River that put fancy restaurant (e.g. Ray’s on the River, Canoe) river views to shame. The leasing lodge is grand and luxurious. The community has its own independently owned and operated coffee shop, Land of a Thousand Hills Coffee, (
). The coffee shop is popular with both residents and non-​residents. Amenities include a gym, swimming pools, and a lighted tennis court, which was just resurfaced recently.
Walton on the Chattahoochee is in a great location. It’s inside the perimeter, next to the Cobb Cloverleaf, so it’s quick and easy to hop onto I-​75 or I-​285. The drive to and from Midtown/​Downtown is only 12 minutes. The drive to Roswell Rd. is only 10 minutes and into Buckhead is only 12 – 15 minutes. The drive to Dunwoody/​Perimeter Mall is only 12 minutes. Walton is also convenient to all things Cobb County (Smyrna, Vinings, Marietta).
The complex is surprisingly large and has two entrances off Akers Mill Rd. on either side of Heirloom Market BBQ, the best BBQ in Atlanta. Speaking of food, some of the best Chinese/​Sichuan food in Atlanta is also down the street — Peter Chang’s (Tasty China 2).
I’ve gone to a plethora of shows at nearby Cobb Energy Centre for free (or close to it) because of special deals from Walton management. I’ve also attended various community events and they’ve all been great. Michael and Julee head the Walton Events Team and they are really friendly and a lot of fun. Other residential communities would be lucky to have them.
Landscapers and maintenance people seem to do a very good job with the upkeep of the property, inside and out.
The only criticisms I have about Walton are: (1) the gate requires you to lower your car window to either swipe your card or access the call box and (2) no covered parking. If they could switch to key fobs with remote control access, that would be more convenient.
Overall though, it’s a nice apartment community.

I’m really going to miss living at Walton on the Chattahoochee. They’ve added a really nice garden area and an outdoor lounging area with a fireplace. If you love nature, there’s a couple of trails to explore. One of my nuisances with this place was the amount of non-​residents who’d sneak in and take up parking spaces. But, I guess I can understand, this apartment is just so beautiful. Management has taken action by checking I.D.s on busy holiday weekends, which they forewarn residents before doing. I wasn’t here for the holidays, so I don’t know how effective that was.
They updated the webpage so you get timely notifications of events or maintenance issues.
Overall, I like the sense of community this complex offers to residents. The apartment ambassadors… I don’t really know their offish title, Julee and Mike N., do a good job organizing and promoting events, like garage sales, game nights, etc. They actually have pretty good turn outs.
You can make the most of your living experience here. Whenever I get an email from Pat Newman (she’s FRIGGIN AWESOME) for an event, I reply immediately. She’s very timely with her email responses and is accommodating. Because of Pat, I’ve seen so many productions at Cobb Energy Performing Center for free, including Yanni, My Fair Lady. I’m actually going to see Kristin Chenoweth this weekend. Also, every newsletter or so, they still feature an attraction for which you can get reimbursed 90% of if you show them your stubs or receipts. They still offer book of the month to residents.
Honestly, if I ever move back, I’d definitely consider living here again. Especially if I can get my old unit back, it’s pretty bomb diggity. It’s near the leasing lodge, tennis courts, river, and has its own w/​d. Can u dig it?!
The rent increases ~$ 45 – 50 each year.

I moved out back in January and I really do miss it. I loved the location; close to the interstate, mall, food, shopping, etc. All the amenities here are great. There are 2 pools, tennis courts, a fitness center and the view of the river is just gorgeous. It really has a sense of community. There was always some kind of activity during the week, like trivia, pumpkin carving, pancake breakfast, etc.
One of my favorite things were that they had an activity of the month and they would reimburse you up to 90% of the ticket price. So I got to go to the World of Coca Cola and Fernbank for a few dollars each.
The grounds were well maintained. I didn’t ever have to worry about stepping in dog poo even though it seemed like everyone had a dog.
Also the move out process was pretty painless. I didn’t end up owning a ton money for «damages» unlike my previous apartment (at City View by Freedom Parkway).
My only complaint is that if we did renew our lease the rent would have increase by $ 200 or $ 300 (I can’t remember which one its been too long) and that seemed unreasonable to me.
Overall, I would definitely recommend Walton

I was really hoping I would have the experience the others had.
There are so many interesting things to report yet I will do my best to keep this as succinct as possible!
If you enjoy spending time outdoors, you’ll love this place as the grounds are well kept and the river is at your finger tips (yah, 4 stars)
…unfortunately, if you do not plan on LIVING on the grounds (yes, outside) then prepare for ANTIQUATED accommodations at a steep price and possibly fleas with no accompanying dog (that’s always a nice touch don’t you think… sort of a welcome home gift). (ohhh, down to 2 stars)
The staff really put on their best faces to come to work! They seem genuinely interested and concerned about you. They really have learned to hide that «we only care about one thing, MONEY» attitude! Go on you (3 stars and rising!)
My neighbors were awesome! (up to 4 stars)
If you believe in integrity, honor, and keeping your word, you might find this place intolerable as soon as issues arise. (dammit, down to 3)
Additionally, you may want to opt out of the weekly «extermination» services which include a toss in of dead bugs (not even indigenous to the area) by your front door to prove a job well done… stick to bombing monthly on your own dime! (ewww, down to 2)
And last but not least, if you are really driven by the sun these cave like units may put a small damper on your view of life. (ouch…1 star)
If none of these issues apply or strike a nerve with you, get your life savings ready and GO FOR IT!!!

Love this place we have been living here for the past 2 years. There is nothing like waking up in the morning and walking down to the coffee house, getting a drink and enjoying the river all at the same time. great place fro friends to come and relax and laugh. Nature at it’s best!

I can finally write a review since we have officially moved out!
I really enjoyed our time at Walton, the staff, landscaping, location, and river access were all amazing! As far as apartment communities go, it was the best I have ever lived in.
These apartments have existed since the 60’s, and Walton purchased them a few years ago. They have done a great job transforming the grounds, but I do have to say (through really no fault of their own) that the apartments are not very updated. They are traditional galley kitchen style, with not much light. Maintainance keeps everything in working order and you will most likely have newer linoleum and carpet, but there isn’t much to be done about the light levels or the size of the kitchens.
I was honestly happy and sad to leave, just because I was ready for more space, a larger kitchen, and LIGHT! But, I will definitely miss living on the beautiful river and I know my dog will miss his walks around the gorgeous property.
I can definitely recommend Walton, in terms of the actual apartments and the business itself. If you want to check it out, you can always take a trip over and try the Land of a Thousand Hills coffee house and take a walk by the river. If you go on a weekend in the summer, expect the riverfront to be packed with families and friends bbq’ing and enjoying the location.
