The Parc At Dunwoody Apartments

I have been a tenant for almost 4 years and live here because it’s convenient only. I have lived in Georgia since 2001 and leased apartments in various areas. I will be honest this management company either does not care or does not know. Customer service is not an aspect of importance to them. Slow on maintenance repair request, when they do fix it is a «bootlegged» fix, the staff is new every time I go in, none of them live on property, the gates never work I have been given two gate keys and have used them 3 times «3» which explains why sandy springs police are always out here. They have unfortunately had to murders here, break-​ins, people playing loud music in there car at 200 am and they don’t live here. I know my neighbors they are all very nice. However the random people that come to our apartment just to play on the basketball court, loiter, or smoke weed now that I could do without. The upgraded the leasing office, the exterior of the apartmentsbut downgraded on customer service and staff. So if you move here know that the reviews you read that say «not so positive stuff» are true and the overly zealous positive ones you read are lies or they were given incentives to lie. Up to you to believe!

DO NOT RENT AN APARTMENT HERE. IT IS TERRIBLE. I am writing this review after posting a series of questions on the complexes Facebook page and never hearing any answers from them.
I have lived here for around 7 months now and I absolutely hate it. I will give you a detailed list of all the issues we’ve had since moving in that have not been resolved or have been «fixed» in a shoddy way by the management.
1. My bathtub flakes paint off into the water whenever I take baths. I have resorted to making my 7 year old only take showers because I don’t want him soaking in water with paint flakes floating in it.
2. Our outlets have ALL been broken since we moved in. Basically the face plates aren’t screwed into anything to support them so when you plug in anything the faceplate breaks again. They «fixed» it once by shoving pieces of the broken face plate into the hole in the wall and screwing a new faceplate on top. This is not only terrible to look at, it is dangerous.
3. Our smoke alarm is hanging from the ceiling with one wire.
4. There has been a large animal trap outside our front door for weeks now.
5. Our neighbors in the building next to us seem to think that if they throw trash off their balcony into the woods behind the building that it will magically disappear. It doesn’t! It’s my boyfriend who walks behind the building and picks it up because maintenance is too lazy to do it and it will sit in front of our patio indefinitely if we don’t pick it up.
6. They recently painted the front doors and then immediately shut them without letting them dry first. I was getting ready for work when they painted ours and by the time I went to open my front door the heat had swollen it shut. I was literally stuck in my apartment for about 30 minutes trying to pry the door open with my 7 year olds help.
7. The gates have never been closed since we moved in and there was recently a fatal shooting in the complex between two people who don’t live here.
8. I rarely ever get to park in my assigned spot. They DO NOT enforce it even if you complain.
9. The neighbors leave their dogs on their tiny patio and let them bark all night.
10. There was a mattress laying in the middle of the parking lot for two days before they picked it up.
11. The pools haven’t been open ONCE this summer. We had to buy a very expensive pool pass for our family because of how disappointed our 7 year old was about it.
12. There are roaches everywhere. We buy spray and traps regularly and do not leave food out, but the complex doesn’t seem to do anything to regulate them.
Tl; dr: Do not rent an apt in the shitty complex. We pay way too much for the quality of the place we live in. We will definitely be moving when our lease is up and will avoid all complexes owned by this management company.

This place needs HELP. Too get anything done around here is a nightmare. If it wasn’t for Mrs. Joy nothing would be done! She is the only reason I give this place a star.

If I can give no stars I would. Save your money. I came to Georgia to visit and decided to look at some apartments. Parc at dunwoody was close to everything I needed. Went into the leasing office and the lady was extremely nice. She showed us the model apartments which was beautiful. She didn’t show me the apartment I would be staying at. Went back home to Virginia and got my apartment from all the way over there. When I finally moved, the lady gave me my keys. Went in and it looked decent. Until I brought all my cleaning supplies to clean first. Spider webs everywhere, couple roaches here and there. Huge puddle under my bathroom sink. Apartments smelled humid. Its disgusting outside. My neighbors blast music til 1am with no care in the world. It’s so annoying, parking spaces get filled up, even tho there’s numbers that supposedly can’t be used from other people. It’s just so annoying. As much as I use home remedies to get rid of bugs, they just keep coming back. Now that I live here, the leasing office ladies don’t care what you have to say. They say «I’ll take care of it «but never do anything. I once complained that my sink was leaking and she said she will get maintenance to fix it. Days passed by and no one came. When I went back to complain again she said «oh I forgot ». Seriously ?! Once you rent here their smiles and nice attitude goes away. Ridiculous

!!!RUN RUN AWAY!!! SECTION 8!!! Please do not move here! All the reviews are very true! This place is beyond nasty! I moved here from out of town not knowing the area. there was a huge hole in the wall behind the stove that i covered up myself to keep roaches and huge supposedly water bugs out! I had to plug my own stove into the wall. Every morning there was a roach on my kitchen counter in the same spot everyday. they aren’t scared of chemicals and bleach.
This place should be section 8 rented. The Mexicans are screaming at their kids 24 – 7 and let them play outside yelling til 2am. They blast their Barney like music like it’s the jam! Their patios are filthy! Empty corona and modelo bottles everywhere along with used diapers and just junk attracting pests! Broken storage closet doors and screens leaning against walls. UNPROFESSIONAL APPEARANCE! The neighbor underneath me blasts his music all times of day and night. I literally called the leasing office over 15 times on this guy. I thought it was 3 strikes and you’re out?!! Guess not! I called the police 3 times! They want all the money they can get even if it pisses everyone off.
The laundry room is a joke! Old machines and straight nasty! Turn the lights on and the roaches scatter! Yuck!
The Mexicans run this place! They park in my carport like its community parking then I have to park far for 3 days straight because according to this lame leasing office, it’s georgia law that they have to be there at least 48 hours to tow cars! Full of ish!
There was an almost deadly hostage situation here as well. The gates never work. the residents break the bar every time they put a new one up! Hood!
I can go on forever! Just find somewhere else to get a piece of mind.
