The Manor At Buckhead

Please do not live here. I woke up in the middle of the night because water was dripping on me and beside of my bed due to a leak in the roof that The Manor has not fixed for two months. And that’s just the start.
In the last two months let’s go over what all I’ve encountered at this marvelous property:
1. PARKING is a nightmare. Just ask anyone that lives there. They have something like 300 parking spots for 600+ residents. I can’t emphasize enough how frustrating it is to come home after a long day at work and there not be a single parking spot on the property.
2. Ants in my living room. I live on the 4^th floor and there is no food left out to attract ants. They were crawling all over me while I was sitting on my couch. Wtf.
3. The gates never work properly. What’s the point of having gates if they don’t open and close like they’re supposed to?
4. Doors to buildings don’t work properly either. You’re supposed to scan a key fob to get in but half the time the doors don’t close (at least in my building). So what’s the point?
5. In general you can tell the property hasn’t been taken care of.
6. A lot of the people in the front office have no idea how to treat customers/​residents. Many of my friends at Manor don’t trust the people in the front office to handle their paperwork or their money.
The location is the only thing this place has going for them. I would never recommend living here. There are many apartment communities that are in better shape with better staff in the area.

I’ve lived here for coming up on two years and really like it. Carroll has done a great job of renovating the main office, gym, entertainment areas, etc. There are a bunch of amenities here that not everyone takes advantage of and most have been added since Carroll took over management. They event partner with local businesses to put together events for residents. The maintenance crew is great as well. This week I submitted 4 different work orders and they were completed next day. Coming here from Old 4^th Ward, The Manor does a great job of keeping their residents safe.
Great place to live!

Terrible customer service. The post office is refusing to deliver mail this week because management will not address a sewage leak on the property. Would not recommend this place to anyone.

Love my apt. I have only been here for about 2 months and I love it.
My leasing agent Erin White! She is the best! always super nice and professional and always has a smile on her face. Every time I need something she is always there to help and assist me. If I cant make it to the office I sent her an email and she usually responds the same day.
They are pet friendly, have a pool, amazing fitness center, control access gates, visitors parking (must have visitors permit), tanning bed, residents printing area and gas grills.
At the beginning there was some parking issues that just got fixed. Residents must have permits as well as visitors. It just makes sense since we are so close to buckhead bars and clubs, and it is not fair if a bunch of people come and park at the complex to go party and not pay for parking and the clubs and bars and when the actual rent paying residents come home, there is no parking. Assigned parking is very convenient, they just lowered the fees for it so there is not excuse. Also, now they are not towing the cars anymore! Yay! but they are booting. No permit! No parking, oh and the curb parking crap is over too! The office did send several memos and notices about this and people still complains… I guess they cant make everyone happy.
They just got a hole new maintenance team and they are great. I see people complaining about the office hours but it is just like any other business. People have lives too and they cant be there all day. I place work orders online and if I have time I stop by the office to make sure they got it. They always do. Its is a young and busy area so do not expect it to be super quiet. It has his noisy days, but it is buckhead and almost every one is young business professionals.
There are so many places to eat and shop! It is great!
The apartments are very spacious inside! The kitchens look great, tubs are spacious, hard wood flooring. Actual tile in the bathrooms, alarm systems (must pay for monitoring individually).
I recommend this place. Yeah, it might be a bit pricey, but you get what you pay for. It is an apartment complex, not a hotel with concierge. ;)

Do not sign a lease here. I’ve lived here for two years and every since the new management company took over it’s been bad news. We have gotten stuck in elevators, had the fire alarm go off all night because they couldn’t reach anyone from management, had the running water go out with no email to tenants… the list goes on. Everyone who lives here thinks the same thing: you can’t reach the management company no matter how many times you call and they’re slow to fix complaints.
It’s a sweet location and our apartment is nice, but for how much we’re paying, the management should be doing a better job.
P. S. There’s not enough parking for everyone, so that’s cool.

Low parking. Need to maintain common spaces better.

Location: Awesome.
Everything else: Far below average. The new management company is UNBEARABLE. We have had numerous issues with our rent payments not going through (their banks fault). We filed a mold complaint and although they did a quick fix, they never came back to repaint or fully remove it like they said they would. Not to mention the management staff is rude as all get out. The new company also bumped up the reserved parking fee from $ 25 a month to $ 95! They will squeeze every single cent that they can out of your security deposit then request that you pay even more for «miscellaneous» fixes. Their response time is terrible — if you leave a message at the office, don’t expect anyone to get back to you. If you call the courtesy officer because someone else is parked in your assigned spot, again, don’t expect them to get back to you.
Now that the pricing is generally higher than other communities, living here is 100% not worth the great location.

I would probably give 2.5 stars if I could but I’m rounding up. My brother and I moved in last June and our lease is up at the end of this month. Overall the place is average. The apartment is nice enough and the location is great if you are in to the Buckhead nightlife. There are many issues I have run in to though since living here and most had to deal with parking and management.
1. People park all over the curbs because there is not enough parking. The decks are practically empty because no one wants to pay to park but this makes it inconvenient on everyone else. I pay to park in the garage but on more than one occasion I have been blocked in to my parking deck by SUVs parking on the curbs, They have an emergency line but it is completely ineffective and the offices don’t open until 9:00. This made it impossible for me to take my own car to work which is just unacceptable.
2. Office hours are incredibly inconvenient. They really should have someone on hand all day. The hours are from 9:00 — 6:00 which the majority of the young professionals living in the complex work during. UPS doesn’t deliver until nearly 7:00 at this complex so if they don’t deliver it to your door and instead deliver it to the front office, you won’t receive your package on the day it arrives.
3. They don’t take maintenance issues seriously. Especially the new management group here. I had to call multiple times about not having any hot water. Even then I still had to go in to the office and demand someone come fix it. Sure enough — they had it written down no where that I had even called.
4. The apartments have a lot of issues. My bedroom/​closet have flooded twice since moving in. Standing water in my room. They brought fans in the air out the carpet but the place is still musty and you would think that if the air conditioning unit has flooded my floors twice it should be replaced. The hallways have also flooded before.
5. The pool can get really rowdy. I wouldn’t say its a play for children. There are a lost of just graduated young professionals living here and the pool is an incredibly hot spot in the summer months. The place is packed and everyone is having a good time.
On some more positive notes — they just put in a STELLAR gym. I am very sad that I will be leaving that right after it opened. There are spin bikes, and room dedicated to core work with kettlebells, medicine balls, and stability balls, and a lot of other gym machines/​equipment.

While the location obviously is amazing, I have had issues with the manor since move in day, one year ago. Our lease is up at the end of August this year and my roommate and I can’t get out fast enough. Aside from them showing us and telling us we will be in a completely different building then we ended up with, maintenance issues take for ever to be fixed and required not one request but multiple to finally get the job done. The biggest issue we had was cockroaches. They had pest control spray inside our apartment yet the issue doesn’t go away. They’re everywhere around and inside the building as well as inside our apartment. In short, you do not get enough for the high price of these apartments. There are many other great location Buckhead apartments for the same amount or less with much higher quality

I have lived here for 6 months and have had nothing but problems from the management (Carroll Management Company). Each major issue (6 total now) has been dealt with in the worst way possible. Only one of the employees in the office can actually do anything, so if you need something to get done, only go to Andrea. Although, this is not saying it will be handled well or efficiently. Overall, the location absolutely rocks, but dealing with the management and inconvenient office times is just not worth it.

Great location. Maintenance is very quick with small requests. However, the parking is very very frustrating. There definitely weren’t enough spots for everyone inside the gate to begin with, then new management added about 30 visitor spots so residents are constantly having to park outside the gate. In order to have a reserved spot, you must pay about $ 90/​month. It seems like management is prioritizing guests over actual residents thay pay to live there and be safe inside a gate.
Would consider an apartment with better parking.

Although the location can’t be beat the maintenance at this apartment complex is the worst I have ever seen! After the living room and my bedroom flooding twice, maintenance turning off our hot water twice, and my roommates bedroom leaking, I have had enough. Every time we have an issue it takes the staff forever to fix it and they never fix it properly so the issues kept happening. I would not recommend living here at all! It is too expensive to have terrible customer service with basic amenities.

Worst service I ever saw in my life. They told me before I came in that they cleaned the unit and fixed everything. Guess what I saw after moving in?
They didn’t paint the walls and the proof is spider webs were in every rooms. They didn’t change the carpet. And they didn’t fix the broken door knobs. In addition to all that, the washing machine is not working. The worst problem is the AC is not working at all.
The worst thing is whenever I called them about these issues, no one responded to me. In addition to the bad attitude if the maintenance guy, he was the dumpest guy I ever saw in my life. I called him to fix the AC and he said the AC is fine but it turned out that he was lying. Not just that he changed my washer machine to something what he claimed to be new brand, and unfortunately the new brand it is not even spins to wash the cloth and he said it is working and he keeps insists it is working.
My points is:
Nice place but no maintenance.
Bad staff and they do not respond and above that theg respond with bad attitude.
Bad services
Bad maintenance peopel, they don’t have any experience at all, they don’t know how to fix AC units or how to fix a washer machines.
The Manor at Buckhead I’m really disappointed from your services regarding the ammount of money that I paid the you really don’t deserve it :(

I have lived in the Manor for 5 months now. I read a bunch of reviews before picking an apartment, so I understand everyone has their complaints, but I have not had any of the issues others have mentioned.
The location=perfection. The rent is reasonably priced. I dont know why someone said a one bedroom cost them 2500? I am in a 2 bedroom and our combined rent is 1560 so maybe there are penthouse suites i dont know about? I pay for the covered parking– TOTALLY worth the $ 25/​mo in my opinion. My car is never covered in ice in the mornings like the people in the uncovered parking, and I never have to fight for a spot.
The management has fixed everything I have called in about within the day. The manager and the ladies who work in the clubhouse are so nice. One time the post office lost my package, and the manager went out of his way to call our normal mail lady and ask her about my package and call me back immediately.
I was warned that the manor had roach problems, but I havent seen any in my apartment. I assume it is probably like anywhere where if you leave food out all the time, you may have roaches. They spray for bugs monthly, but you have to request it (its part of your rent so you might as well use it).
The visitor parking is honestly better than any other apartment I looked at in the area. The street behind the complex holds a ton of cars. Also, maybe its just my building, but there havent been crazy parties or loud noise at all. I honestly expected it to be way more rowdy. Apparently it used to be really bad, but I think that aspect has gotten better.
Im sorry for the people who have had bad experiences at the Manor, but I just wanted to give an honest opinion of how it has been for me.

I’ve been living here for 2 years. Overall, I like it enough to stay.
Pros:
Wendell, the security guard, is amazing. He takes his job seriously & is always willing to help. He will tow your car, though, even if he likes you.
Location can’t be beat.
Pool has calmed down tremendously, it’s social, but not crazy.
Stuff is usually fixed pretty quickly.
Cons:
Management staff seems to be unable to comprehend complex issues. They do not pay attention to detail, overlook important information, and lose track of almost everything. Make sure you get everything in writing & be prepared to follow up. Frequently.
Parking sucks. You will need to pay for a reserved space.
It’s overpriced. And if you pay with a credit or debit card, there’s an additional fee.

The Manor is a fabulous location. You really can’t beat it. It has entrances on Piedmont Rd & Roswell Rd and its got a MARTA bus stop in front of the complex if you want to get adventurous. The apartments themselves are very nice, gym will do & the pool is very social. Pretty close to the bars so if you had to walk, you could or it will be about an $ 8 ride on Über. Only complaint is that parking for guests can be kind of difficult. However, about 7 cars can park overnight in front of the complex and the rest can park along the back entrance road. Overall, a great place for people just out of school & getting started in Buckead!

After relocating to Atlanta for work, I explored various residential options and settled on The Manor. I’ve been here 18mo so far. Sharon and Don in the Leasing Office are always helpful and smiling. The gentlemen on the maintenance crew keep the facilities running well and the housekeeping staff is always tidying up and wiping things down. I have a fourth-​floor, two-​bedroom/​two-​bathroom unit. For the area, the rent is at if not below the market pricing. There is a cop that walks the facility at night, adding security to the gated entryways. If I have a maintenance issue, they are always there the same day to resolve it. Though I belong to a gym, I’ve used the facility here in a pinch. I’ve never had to wait and there are more than enough options to keep you busy. The pool is less rowdy on the weekends than previous seasons thanks to management implementing a max-​guest limit. And you seriously can’t beat the location for convenience sake. I have only two minor complaints. First, guest parking is pretty much nonexistent. There are a few spots out front but otherwise, after 6pm, your guests are relegated to a two-​block long street out the back entrance. Second, the noise level on the weekends can escalate. I blame this mostly on the positioning of the buildings. With my windows closed I can still hear people congregating at my building’s entrance while waiting to be buzzed in. Even with these hiccups, hiccups that explain the four-​star rating, I renewed my lease. I shopped around and just couldn’t find a place that could top what I have.

We ended up finding carpet mushrooms in our unit — after several back and forth conversations with management they agreed to move us to a new fully cleaned unit and we walked in to a an apartment with rat droppings on the floor.
We moved out of the Manor shortly thereafter and I would recommend almost every other housing option over the Manor if looking for a place to live in Buckhead.

After having lived here for almost two years, I think I can give it a fair review. FABULOUS location — you can’t knock it, with entrances to Piedmont and Roswell/​Peachtree, it is one of the best locations in Buckhead.
The rent for a 3-​bedroom is completely reasonable and they didn’t raise it by much at all when we renewed for the second year.
The pool scene can turn into Spring Break 2k9 on the weekends, so you have to get out there early or late to get a chair, but it can be quite the scene.
Even though everyone in Buckhead probably knows the code to get in and there was a shooting in the parking lot earlier this year, I still feel completely safe living here due to our weekend security guard.
The gym isn’t bad either, with enough machines and weights for the average person, but don’t even think about getting an elliptical around 5:30 or 6, because you will be waiting along with everyone else.
The management is pretty responsive as well and as long as you bug them enough, they will stay on top of repairs and maintenance issues.
Overall, all the 20-​somethings I know who live here are satisfied and I can’t say enough about the location.
