In business since 2012, Ritan Property Group manages about 400 homes and now operates with a sister company, Church Street Home Repair, to provide turn-​key leasing, brokerage and maintenance services to owners of residential rental properties.

Business Owner

Andy Ritan began managing single family homes in 1997, when he bought distressed property in emerging neighborhoods for himself as investments. He renovated them, leased them and created a property management process that is effective, efficient and respectful to all concerned. Andy’s education and early career were quite diverse: A graduate of Miami University of Ohio and the University of Chicago Divinity School, Andy has served as Hospital Chaplain, Unitarian Minister, LAN/​WAN/​Voice/​Video Engineer and been successful in Corporate IT Sales. In 2002 he entered the real estate business as a licensee and obtained a broker’s license in 2008.

Andy says his varied background has prepared him well for his current business: his counseling experience makes it easy to work with people and with his IT knowledge he was able to create a technology backbone for the business that easily supports owner clients all over the world. Andy has been in Atlanta since 1989.

I went to Ritan to rent a condo from an owner and I didn’t have any issues at all. They have been very receptive to all of my needs in the last month that I have been at the residence. I have even submitted a maintenance request that was attended to in a timely manner. They appear to be a very reliable and sensible company.

They were not friendly or personal. Once the house was taken by another applicant. They didn’t bother notifying me and also told me there’s nothing in my area nor do they know if any will be available in my area. Again, they weren’t personal. Just because i was looking in that area didn’t mean I didn’t want anything in the county. So, I appreciate them being careless.

I’ve used Ritan Property Group for almost 10 years for my rental in DeKalb county. It’s amazing how awesome a job they do for someone who only has one house for them to manage. But they treat me like I own 25 homes. I strongly recommend them.

Overall Ritan Property has been a fair and reliable company. However, I am still upset regarding a situation where I had the money in hand to pay rent. I left work early to make it to Ritan Properties office, but because their doors close at 5:00 and there is no other way to process payment after 5:00. The frustrating part is because a payment was returned NSF I was not allowed to pay online. If I was granted the privilege to pay online then the payment would not have been late. I understand we are all in the business to make money, but being benevolent is a lost art. Why punish me when I’m trying to give you money. Some of the stipulations are outrageous and frankly I don’t think they really care about that part as it pertains to tenant. But they have decent properties and for the most part act in a professional manner.

I’m sorry to hear that some people have had a hard time with Ritan. As 18-​month tenants of a property managed by Ritan, we can’t complain – they were prompt with their responses, excellent in accommodating our service requests, and easy to work with.

If I could give this place negative starts I would. Avoid this «group» and any property associated with it at ALL costs, no matter how much you like the property.
They are not tenant oriented. Additionally, in my situation I ended up speaking with the property owner and she equally was unhappy with them and their services. Dishonest, unprofessional, and rude are only the tip of the iceberg; through out the whole company. Insanely unreasonable fees and initial process. Please heed these warnings on Unilocal and also be careful in the application process; their statements and posture cannot be trusted.

We rented from the most wonderful homeowners for our first year in Atlanta and the logistical side of renting (payment processing, maintenance, and basic upkeep) was handled by Ritan Property Group. Where I’m not typically one to care too much about the manner in which companies like this operate, Ritan was a step below terrible.
I’d love to comment on their level of customer service, however it is basically non-​existent. Yep. They might as well not have specific email addresses or a working phone line because the fact of the matter is that they aren’t ever used. For anything, probably. Our worst experiences were had when we were working out details of our departure from our house. We were hoping to comply with every step necessary from Ritan’s perspective and multiple phone calls and emails went into the abyss of nothingness that is their office. Not that anything we were asking for was life or death, but rather just necessary for us to take next steps for moving.
They get a star for Chuck the maintenance dude. He was always really nice when he showed up and always offered up conversation about our home, the neighborhood, and made us feel good for renting. Way to go, Chuck.
Andy Ritan, however? Who knows. He’s a John Doe (along with the rest of the office) for all we know.

I’m shocked to see that the other reviews here are so poor. I have not had any negative experiences with Ritan property group in the six years I’ve worked with them. As a property owner, I had tried to rent my condo andante it myself. At the time I was working 60 hours a week and simply didn’t have the time or know-​how to maintain the property and keep my tenant happy. Once I hired Ritan Property Group, it was a burden lifted. They did everything for me, and it gave me peace of mind, which is way more worth it to me than taking 100% of the rent. They made sure they found a responsible tenant through a screening process, they do annual video inspections of the home for me to review, and they’ve always been professional, attentive and courteous to me. I assume my tenant is also satisfied with them because she has been renewing her lease each year for several years, which I love. Now that my family has relocated across country, I am confident that my property will continue to be handled properly. I would recommend them to any property owner.

I just finished a year service with Ritan. I want to warn you if you’re thinking of going with them please reconsider! They charge ridiculous fees and do not I repeat do not manage your property. They let the tenants get away with multiple damages and even charge you when the tenants move out. They all need to re-​evaluate their business culture and actually take care of the owners. Each member on their staff that I dealt with were ALL rude: Melanie, Paula, Jillian and Apryl, even Walter the maintenance guy. Please do yourself a favor and NOT use this company. I wish I would have looked at the reviews on their web page; looks like I am not the only one who has been a victim to their scams

Worst experience ever! Dealing with the hassle of getting into the building and speaking with amateur call reps gave me a headache. One rep Apryl, was the rudest person. Thats so odd seeing as though she gets paid to answer calls! Im not sure what kind of shady back door company this place is, but stay away.
What place doesnt have agents available to walk the property with you? This place is a joke, dont waste your time listing or leasing from this company

All of the low reviews on Ritan Property Group are TRUE! If you value your investment… Ritan isn’t the company for you. They don’t return phone calls/​emails quickly. Secondly, they Nickel and Dime you for everything. Lastly, watch out their BS termination fee… you would think they own your property… THIS COMPANY IS A JOKE!!! IF YOU ARE AN OWNER… DO NOT SIGN WITH THEM!!!

Do not rent from this group. Quite possibly the biggest mistake of my life! No one ever responds to maintenance request. No one ever answers the phone or responds to emails. Once you move in, you are pretty much on your own if you have a problem. Had a house fire, I had to put out with a fire extinguisher, 4 months later nothing, no repairs, no follow up, nothing. I had to repair the damage as well as have the washing machine repaired out of pocket. They don’t even have an actual location. The address listed on their website is fake. It belongs to another business. If by chance, you do get someone on the phone, they are rude, and uncompassionate to the fact you have been without a washing machine, scorched walls and floor, and no power to 1⁄3 of the home for weeks. All they will say is they will have to follow up with someone else and get back to you, and you will never hear from them again. RUN! Don’t sign that lease!!!

Andy Ritan is a would be bully but the biggest chicken sh*t in the business; a sad and incompetent man. From my conversations with him the
reports of him bullying girls’ moms totally ring true. He lasted all of six months as a pastor at a local church.
I could post correspondence displaying his ineptitude but suffice it to say — avoid his company.
Hope this gives a heads up in general and serves notice to his employees that they are dreck by proxy.

Don’t even bother applying. They ROB you for the application fee, DON’T DO THEIR PART to complete the screening and give you a RUN AROUND only to tell you it’s too bad you can’t have the apartment. I understand the concept of wanting to make sure the applicant meets standards but when I went above and beyond to prove this and was treated like garbage by multiple employees it made me wonder why I would ever want to rent from them in the first place. The business model seems to be that they are after application fees with complete disregard for customers. Oh well, dodged that bullet.

Word to the wise, STAY AWAY from this property management group. They are rude and extremely unprofessional. You will never speak to the same person twice. It will take weeks to fix problems at the property. They are completely 1 sided, having no concern for their tenants. You will only be a number to them. They will not email or call you back in a timely manner. They will tack on fees at EVERY OPPORTUNITY they have. My experience with them has been nothing but negative. Christen Faubel and Amy Yarbrough are condescending and patronizing. Learn from me and 2 others I know who have also had HORRIBLE experiences with this company, rent from ANYONE but them!

Extremely rude, uncompassionate people. They will systematically make it harder for you to pay rent ensuring you will have hefty late fees. The first time you slip up they take away your ability to pay online, the second time they make you start paying with money orders — Rent is always due by the first — no 5 day grace period like with most landlords.1 day after the first and they break out the late fees.

Very disappointed in this property group. I was interested in one of their listings, contacted them, and was told to come and see it. I was in FL and going to make the 6 hr trip to Atlanta to see it because I needed a place ASAP and this one looked perfect! Well 2 hrs into my trip I get a phone call confirming the appointment time. And 2 minutes later another phone call saying, «Oh I just checked my e-​mail and the owner said she no longer wants to rent it.» How sketchy does that sound?! Furious (I mean who doesn’t check their email first thing in the morning in an office setting). I turned around, went home, and continued my house hunt. I found the exact same listing under another agent’s website, that provided contact info for the Ritan Property Group. So I called again the next day, talked to someone different, and was told it is in fact available and was trying to get me set up to see it. Then I send in the required email application and hear back from yet another person who tells me Ritan no longer manages that property. Absurd. So I called the office one last time, called them out on their horribly unorganized office and let them know that the very least they could do is be able to provide the SAME information. I will make sure to never consider anything this group has listed.
