LIT Property Services

I have never dealt with a more unprofessional, inconsiderate and incompetent group of people, especially Stephanie Brunsvik. I have had nothing but issues with my apartment, and the building as a whole.
To begin with, I was without water for at least two months. Occasionally we would have a trickle, and it got to the point where we considered that «great pressure.» More often than not we would turn on our facets and absolutely nothing would come out. The office claimed to be calling the city «daily» however it only took one call from a tenant directly to the water management office to get them out the next day. If it took a tenant one day, what exactly was LIT doing? I would also like to make clear that LIT not once reimbursed us for our water fee, which is added to our rent every month.
The next issue I found myself faced with is that my building is completely without trash service, and LIT is well aware. It has been about two months since our trash was emptied. Once, they had a maintenance man come out and load his personal truck with the extra bags of trash that were sitting on the sidewalk. Then, they had him take it to another LIT property. At least at first they tried to make it look nice, now they’ve decided they don’t care and trash is over flowing all over the sidewalk and along the side of the building. Its unsanitary and hazardous.
Right now I am dealing with the fact that my ceiling is leaking profusely. I’ve got buckets and towels all over my living room, trying to protect my belongings. Parts of the drywall have even started falling, and now there is a whole in my ceiling. I notified maintenance and they did absolutely nothing. He took a picture and then left. When I asked what he was going to do he said «I don’t know.» When I asked how long I would have to deal with my living room getting soaked he said «I don’t know.» A week before the rain started coming though my ceiling, I spoke with a woman from the management office and expressed my concerns about the ceiling and she assured me that she was going to have maintenance our right away to check on it. I never heard from anyone again.
Other issues the tenants of my building have faced include: roaches, stray cats living in the laundry room (which is a room with a dirt floor that is filled with trash), and horribly disgusting hallways. The common area cleaner himself exclaimed that the hallway was in horrible shape and that they should have him come out more than once a year. Its worth noting that the only reason they had him clean at all is that they’re trying to sell the building and someone was coming to take a tour.
My husband and I have emailed Stephanie multiple times about the fact that our apartment has become inhabitable and that we would like to take the next steps towards terminating our lease, and she has ignored every single one of them. Thats exactly the type of company LIT is, one that ignores its tenants when faced with an issue they’d rather not deal with. I could go on and on with even more issues that I’ve faced.
The previous reviewers that have called them «slumlords» have hit the nail right on the head. Also, all of the positive reviews about Toni are obviously by friends of hers. She was bad enough to be replaced with the woman I’m dealing with now. She also ignored emails. One star is entirely too many for this company.

I wish I hadn’t been excessively desperate for an apartment this year and I had been able to read this Unilocal reviews…
The positive reviews are clearly the work of friends whom had a friend work here at the management office.
The other reviews? All correct. And terrible. Look at the filtered reviews (another 10+, all 1-​star.)
This company will take your money and then proceed to overcharge you and ignore you.
When asking questions about the property/​leasing, I received email responses within seconds — no matter the day.
Now? It takes 8 days to get a response about which MAILBOX is mine (and they didn’t even get that right — I had to trial and error.)
There is no Management going on at this «Property Management» company.
There’s reasons for their F Rating on Better Business Bureau. And guess what? They don’t care.
My car was stolen from outside the property I reside at (705 Piedmont Avenue). They can’t control that but they can control lighting, access to the building, etc; AND THEY DONT.
Every unit has the same callbox number — which immediately lets you in — how bout that security?
Fake signs claiming cameras are installed — when there’s none in sight.
All promises. No execution. Beware.

The online auto pay system is crap. You cant choose the exact date of the month you want to pay but only the exact day when you initially paid. So if you are late this month and paid on the 8^th, then decided to set up an auto pay, you cant choose to set the auto pay anytime before the 8^th, it will only pay automatically on the 8^th of next month, i.e. YOU WILL BE LATE AGAIN! what a stupid system. why would I set it to be automatic if its still gonna be late?
Called them millions of times left tons of msg and no one ever called us back.

Two thumbs up! They have great employee in Toni! As I’ve been looking two months for a home that fits my needs, was not working with other companies. Toni made me feel welcomed with her personality and passion. Always answered questions truthfully and she was on task. I’m happy and I give it 5 stars!

great company!!! toni lingo is the best! she is very friendly and takes time to help. i am in the military and i moved to atlanta because of an emergency situation the end of july and by then middle of august i was in my townhouse. she is my realter for life. i already recommended some of my buddies to her and she is great. i havent had any experience with anyone else in the office but i love the company. i will be back to get a condo in a few months!!!

I am making a statement on miss Toni Lango that she the best management that I’ve had in a long time and that she is the most understanding person I’ve known in management so I am very thankful for her. Good job For miss Toni Lango.

Renters beware there’s a slum lord company in ATL that lists their apartments on CL. I took them to court to try and get the attention out (court records on file downtown) living in town (employees Matt, Jesse porter).
They don’t handle apt repairs, they actually downright refuse.
They provide a place for trannies to have sex with their ‘clients’ willfully both inside the apt building and along a ‘private corridor’ along the side. Fire and smoke prevention is a mess – midtown fire dept on 10^th and Piedmont has documented accounts of fire prevention mismanagement.
They have mold growing inside the walls (pics to prove attached). LIT refused to fix repair mold problem.
And just look at the pics from my old apartment I was forced to leave because I had a rat, roach and rodent infestation.
Checkout the attachments DO NOT rent any properties with this company. They are slumlords plain and simple.
Other tenants in the building are moving out at rampant speed.
If the pics aren’t disgusting enough just stop by and ask any tenant in the building if it’s wise to move there. They’ll all share their experiences. Trust me no one will endorse your decision to rent at that property or with Living In Town as a whole.
Current tenants are falling victim to rent hikes, leaky ceilings, lack of proper security and overall a disgusting place to live.

The management is horrible! It’s like they don’t want to rent their properties.
It took A LOT to even view the property let alone rent. After 10 phone calls with no reply, we finally went to the office and acquired the lock box combination. We decided it wasn’t for us and wanted to see another property. He wouldn’t answer his phone and when we drove to the office to ask in person he had left. Who’s paying his bills?
The day after next we went back to fill out an application for the apartment and he had gone on vacation-​not a crime. His co-​worker gave us an app and said that she wouldn’t be there later to accept it because «someone is suing us». Who says that? Totally unprofessional. We drop it off with another man later on and wait to receive our phone call. The call was this: MATT HAD ALREADY RENTED THE APARTMENT and these people accepted our money! They offered to show us another property as all 3 formerly vacant apartments in the building were now rented out. We declined.
I have friends who have rented from LIT and it took an impossible amount of time to have any serious repairs such as the pipe work? Or a fridge with no light? How about the time they went on vacation and came back to find their electricity had been out for a few days (proof by the rotten food).
I was told a tenant was recently evicted after refusing to pay their rent until the repairs they asked for were rectified. Not many tenants choose to stay for more than a year.
This is not a reflection on the maintenance staff, they do what they can.
All that said, the apartments are cute. They are convenient to shopping for those without a car and have hardwood floors and you can’t really beat the rent. However, this is one of those «you get what you paid for». My informants have not experienced any burglary, however if they had it would been reported to deaf ears.

What a nightmare these people are. Actually, I should only speak about the one person who was my supposed to be the «point» of contact. I wouldn’t say there was much contact. I called and e-​mailed about postings on their site on an every other day basis. When I did get responses, they were either very vague or rude. «Oh yeah, that place, there is a lock box on the door, call the office when you’re ready to go by» Sounds great right? Except for this, she failed to tell me that nobody would be available on a Saturday, she failed to respond to the email the day before (Friday), to confirm, she has a cell phone number attached to her voice-​mail as well, which is fine and dandy except when you call it, you go to voice-​mail (full) and texting her gets the the same response as a phone call or e-​mail. Diddly. When you have a place listed for rent with availability of «NOW» for over two months, then you’re clearly not doing your job. Thanks Kim Johnson of L.I.T. you were a pleasure to deal with.

When I got my first job and had to move to Atlanta, I needed to find a decent apartment that fit my incredibly low budget. I ended up renting an efficiency unit in Midtown from Living in Town – a 100-​year-​old, historic house with tons of character, including crown molding, high ceilings, hardwood floors, arched entryways and a fireplace in the bedroom/​living room. A lot of the properties Living in Town owns seem to be saturated with charm.
I couldn’t beat the price, either: $ 625, including all utilities. The unit didn’t have central heat/​air or a dishwasher, but considering the unbeatable location, I thought it was a steal.
I soon became disenchanted with the management, because the property manager gave me the wrong key, so I couldn’t even get into my apartment until I could get in touch with him and have him leave the right key under the mat. Moreoever, it took the property manager more than a year to give me a correct key to the laundry room, located in a sketchy corner at the back of the house.
The management quality continued to deteriorate, as the staff turned over every few months, and I had no idea who to contact about the multitude of problems in my apartment. The staff never returned my phone calls when I called with various maintenance requests, including replacing the defunct air conditioner, dead in the middle of the sweltering summer; spraying for bugs, to eliminate the armies of cockroaches (I woke up twice with roaches crawling on my face); and replacing the refrigerator that had broken, spoiling all of my food. Instead of replacing the refrigerator, the property manager insisted on trying to fix it instead. The refrigerator broke three more times, ruining more expensive food, before he agreed to replace it. It took more than 2 weeks for him to install the new appliance, forcing me to eat out on my already limited budget. Plus, much to my disgust, he left the old refrigerator, slammed in front of the sink, in my kitchen after replacing it, and lollygagged for another week before hauling it out.
Another annoyance was that the main office continued to move around the city, forcing me to drive to the ghetto to pay my rent. Because I was scared to drop my payment off in the evening after work, I decided to mail my check to the address on the website instead. A week or so later, I received a letter with a huge, bold header – DID YOU FORGET SOMETHING? – showing me my late charges, discussing their next step of contacting a collection agency. I eventually found out that Living in Town didn’t check its mail, because the box was «far away from the main office.» One of the staff members finally cleared up my false overcharges, though.
If you don’t mind dealing with lazy, unresponsive management and are looking for a budget-​friendly apartment with character, a Living in Town property could work for you.
