Enso Apartments

People are great! Like the staff and community. Great location! I love the neighborhood. I would have liked another tour upon move in and clearer instructions orally — about mail and trash and fobs.
Unfortunately, I am looking out over the new development. Not so happy about that. I liked it better as an empty lot.

I’m writing this review because I was very surprised to find out that ENSO did not have a good review. I’ve had a great experience so far and it came highly recommended by 2 friends that loved it and PROMOVE who spoke very highly of it as well.
I’ve lived here for almost 7 months and I have one of the bottom floor apartments in the 3^rd building that patio opens up to the sidewalk.
I’ve had mostly positive experiences with management; Lindsey and Stanley are my go-​tos. Anytime I’ve had to call for help or maintenance I was alway given polite, quick and efficient service. My unit had a great layout and faux wood floors.
If I had to complain bout anything it would be the construction so early in the morning EVERY SINGLE DAY. But 1 it’s almost over and 2 it’s yielding Kroger, kroger fuel, Chickfila, Waffle House, and Starbucks! When I found that out it made all the sleepless moments worth it. Hell, now I feel lucky to even have gotten in this place when I did. Also, neighbors can be noisy at times, but it’s my opinion that I should have lived in an apartment if something like that is a deal breaker.
Anyway, I had to speak on my great experience. And I actually can not wait to renew my lease and enjoy the revamped area! I’ve recommended anyone who has asked.

I have held off writing this review, because I wanted to make sure I had my mind made up on how I feel. First of all, the apartment complex is relatively new, its around 3 years old if I remember from my tour. The apartments are upgraded, the neighborhood has been transitioning, and the new townhome development, restaurants, in complex shopping and such the neighborhood is really coming around. They are also now building a huge shopping destination, including a Kroger, behind the complex across from Jackson High School.
The amenities have been greatly reduced. There are no more free workout classes; the gym has broken equipment and the iPod isn’t working to listen to the sound system; the lounge has 8 cable channels (no Netflix); the game room has no games (no pool sticks for the pool table, no ball for the Foosball table, not pieces in the board games, and no game system in the gaming room); the washing machines and dryers in the laundry room are usually broken.
There are an extraordinary amount of dogs that live on the property. Honestly I enjoy seeing them, though I don’t know that if I owned a dog I would move into the building if I had more than a lap dog. There is not much green space anymore, and it would be hard to have a dog that needed a lot of exercise.
The management continues to improve and the current staff is awesome. The construction of Glenwood place is continuing and wrapping up this summer. Chick Fil A is the newest addition and I’m super stoked about it. Kroger, a dry cleaner, and some other shops round out the center! I’m a tad worried about traffic but it’s going to be awesome!
I give it four stars because the building can be noisy and some of the occupants tend to party a little hard. For the rent and the neighborhood it’s really becoming a great place to live!

Don’t recommend living here. It can be very loud in the apartment at all times due to people in the pool/​courtyard partying. I am on the fourth floor and away from the pool, and I don’t go to sleep early, but it still can disturb me.
My main concern is the security. They have left the gates to the parking garage open for days on end because there was a problem with them. Other doors to the outside, despite having electronic key locks, are left open during the day and at night because the automatic closer arms are broken. It has been this way since I moved in with no indication that it will change.
Also beware, you will have to pay 50 to 100 dollars per month in fees like trash disposal, water, sewage etc. I didn’t find this out until I was signing the lease, and at that point it didn’t say how much the fees would be. Basically, you can do much better for your money.
One more thing, the trash chute (which we pay for on top of our rent) smells bad. I read that in the reviews before moving here and thought, oh I’ll just hold my nose, but I’m talking, it will ruin your day, bad. You have to enter a room littered with months old scraps of garbage to get to the chute which is too disgusting to describe. I feel bad for the people living in apartments on the first floor outside the chute because you can small it down the hallway.

DO NOT SIGN A LEASE HERE! I am stuck and I wouldn’t wish this on anyone. I never do bad reviews but this one is very necessary. From the new office staff to the grounds everything is piss poor. If you have to take a drug test don’t go into the hallways because you will get a contact high. There are always NON-​RESIDENTS in the pool with clothes on, (not swimsuits). My raggedy poorly built Key-​fob is $ 85 and they get in free. The woman in the office needs customer service training and she needs to read the handbook to find out the rules for maintenance. There is always an excuse as to why they can t do something. I asked to be scheduled to get my carpet cleaned and she told me to pay for it. She went on to smirk and say «no apartments steam you carpet for you free of charge» I informed her that it has never been done and I was not responsible for paying for it. She called me up and told me that she scheduled it when I left the office. Please get a clue young lady, because you are the worst! I can’t sleep because the construction outside my window keeps me up everyday at the crack of daylight. I was told that my windows designed to keep noise out. THE LIES! My windows are just as thin as my walls (paper like) and thanks to the thin walls my daughter got her first lessons in sex and the horrible drunken language that comes along with it! She complained about not being able to sleep because her chest hurt from the marijuana smoke that filled our apartment! Yes I reported it all. I asked for a transferring to another unit because of the noise pollution and she tried to talk to me about transfer fees. I NEED TO SPEAK TO SOMEONE WHO IS QUALIFIED TO HELP WITH CUSTOMER SERVICE!!! THIS IS A PROPERTY MANAGEMENT ISSUE. The apartments already cost an arm and a leg and on top of that you want me to pay for everything else. The garage gate is always broken there is always a puddle of vomit from the many parties here, and be prepared to alway step in a puddle of dog pee on your way out to work in the morning. Lincoln properties put so much work into getting the site for rental payments in order when they should have been working hard to train their staff and clean up the place a bit. I do hate this property and I should have never let Christie talk me into resigning with promises of better service (shortly after I signed she resigned). Get it together ENSO Atlanta. Do what you say you are going to do and do it as well as you promised when I moved in! I wish there was a rating for NO STARS!

Save your self the time and don’t mess with this place. First, I submitted my application and I received a message from the leasing agent the next morning that my background check was denied. (For clarification, I am a teacher, I have a clear record, never been arrested and have passed numerous background checks before). After speaking with the service Enso uses to run background checks I discover that my name was incorrect in the system and NO ONE checked to verify when a background check came in under a different name. Second, my roommate and I show up on the day we’re supposed to «pick up our keys» and we are told on the spot that we owe a $ 1600 security deposit (when we were never aware this information before). After spending 15 minutes explaining my frustration with the error on my background AND questioning why all of a sudden we were being required a $ 1600 cash deposit, the leasing agent looked at us and asked «So do you want to pay and collect your keys today?»
I couldn’t help but laugh at the fact that she thought we still wanted to sign a lease with a place as unprofessional and inconsistent as this. Not sure if they didn’t want us there because my roommate and I are African American or what, but it seems like they came up with every excuse as to why we weren’t «approved» to leave there.
Cancel my application with no intent of ever returning.

Don’t be fooled by the nice little neighborhood outside or the tour of the facilities. Save yourself and don’t move here:
Living on the pool: don’t count of sleeping much due to 6 am skinny dippers and tons of people boozing at the pool. Every Saturday, every Sunday, and many week nights during the summer.
Management: after we had repeated, serious electrical problems, so we had to prod management to figure things out once it became a fire hazard. Maintenance inquiries are responded to quickly but definitely not in a way that makes you feel assured about further problems or the quality of work done on the current problem you called about. Other than maintenance, pretty unhelpful in general and not willing to work with you to find a solution to a problem.
Laundry: one room w/​4 working machines for hundreds of apts. I’ll leave it at that.
Parking: lived here less than 6 months and almost get hit inside the parking deck on a weekly basis. Security is no issue for someone wanting to get in/​out without a key.
Oh, and don’t forget about the bent and scratched knife I found in the hallway a few weeks before they started investigating attempted break-​ins.
My apartment is unfortunately not great enough to make living in a super loud hotel seem bearable — looking forward to my lease ending.

I am completely sad to say that my peaceful place of living has transitioned into a complete nightmare. Today 6.12.2015 I was treated like an inmate in a prison or just another number by the leasing agents. I have never felt not welcomed in the office by the previous staff. I took the time to read through the reviews from other residents and i have come to the conclusion that we are on the same page. Home is supposed to be a place of happiness (complete happiness). I’m so not happy with the environment and staff with the exception of the hispanic cleaning ladies and Frank. I wouldn’t recommend this place anymore due to the community changing in a completely bad way. Loitering in the garage. Weed smoking. Thin walls. Less than friendly office staff and what seems like section 8 neighbors now. What happened to ENSO?

Wait until the construction is done (2016). I wake up every morning between 7:30 and 8:00AM to the sound of crushing metal and jack hammers. We came up for a lease renewal right about the same time that the construction started. Wanting to move out we found ourselves stuck between a rock and a hard place when we were told that even though our lease was up we had to give 60 days notice to vacate. This gave us the following options:
Go month to month and pay an extra $ 240 for the 60 day notice period
or
Sign a 6 month lease and pay and extra $ 40 a month
We got absolutely no sympathy from management on this, specifically from Angel. When I talked to Angel about the rent increase I told her I didn’t feel it was justified. She explained to me that rents in the area were going up because of what was coming, a Kroger shopping center… in 2 years. That’s right folks, she said that with confidence. «Basically, you’re paying more now for what’s coming.» That really came out of a human beings mouth and made sense.
It doesn’t matter that it won’t be here until long after my lease is up. Even if I did a 13 month extension the shopping center still wouldn’t be complete. The beltline extension wouldn’t exist. Instead I get to pay more every month to live in a construction zone getting little to no sleep all for the dream of life in 2016.
In addition to all of this my car was vandalized and broken into while parked in the visitors lot one night. This set me back an extra $ 200 having to get my window replaced. This of course happened the same week construction started which is another reason why I didn’t feel a rent increase was justified.
All of this explained to Angel and absolutely no willingness to work with me on this. She did reduce the renewal rate from $ 1230 to $ 1190 which was sort of nice. We were paying $ 1150 originally and anything higher really kind of feels like highway robbery. Even when we discussed the possibility of switching units I was told I could go into the same sized unit on the top floor but it would cost me all sorts of fees. Again, no willingness to work with me on this. The kicker there was that the available unit was the same exact unit that we were in on the top floor (we are on the first) and the current market rate was $ 1110. «This are the numbers our matrix gives us» said Angel the robot.
We went ahead and decided to be held hostage for another 6 months because it was the most financially sound decision at the time. I look forward to leaving this nightmare at the end of August. I would advise you to avoid this place and find an apartment where they really care about the people that live there rather than how much money they can squeeze out of you.

Lately the management sucks I want to break my lease so bad the hallways smell like pot all the time!

I have lived at Enso for more than two years and unfortunately recently signed a lease for a third year. The property management just changed and the new company, Lincoln Property Company, is not resident friendly at all. The new staff at the leasing office is either not empowered or bold enough to think outside the box and refuses to negotiate positive solutions to resident issues. They are mindless minions repeating the corporate line over and over. Even worse, they are not pet friendly. In fact, in that regard, the new community manager is just plain cruel. She has deactivated our fobs, leaving several of us up a creek with our pet sitters having no access to our apartments.
Under previous management, this was a good place to live. Now, I can’t wait to leave.

I’ve lived here for 2 years now and can’t wait for my lease to end. The apartments are nice, but the community brings it down.
It’s incredibly loud all the time. Noise from the pool has woken me up, noise from my upstairs neighbor has woken me up, noise from my next door neighbor has woken me up… oh and the piercing fire alarm that goes off every other month at 2am (and doesn’t go off for 15 – 20 minutes) has woken me up. This is the worst environment I’ve ever lived in.
The electronic locks that let you into each building sometimes stop working. So if you like getting locked out of your own building… Seriously, I can not wait to leave.
One month, the management changed the billing system and my auto-​debit didn’t go through. I was charged a $ 100 late fee despite the fact that I was the one that discovered THEY made the mistake and tried to fix it. They are the ones that messed up and made me pay for it.
I lock my door when I go downstairs to check my mail. Last month when I was gone, management came in to check the sprinkler system or whatever. I came home late that night and found a set of keys left in my door (not a good feeling). I let management know about the issue and no one seemed to care (or attempt to recover the set of keys).
Better Business Bureau rated Enso an F… and this:

I have lived at Enso for 2 years now. I recently read the other reviews and was surprised at the tone. I felt like I should showcase my side oft stay here. I know apartment life can be crazy (I lived in apartments most of my life) but some things you have to take with just being a part of the lifestyle. With that being said, I have really enjoyed my time at Enso, some of the better apartments downtown.
PROS: I live in the building with the leasing office and must say the only problem I have is the blinds getting stuck occasionally. My neighbors are nice and quiet, the fountain from the Zen Garden is soothing, and the apartments themselves are nice. The Eco-​friendly appliances will make a difference on your bill– my GA Power is half what it used to be at my previous apartment. The staff is friendly and helpful. Christie is the main agent and I like that she takes time to know the residents. I never felt like a stranger walking into the office, even if I hadn’t been down there in months. The maintenance crew is quick and personable. I know my issues will be solved quickly with them. They keep the grounds looking fresh and offer fun amnesties. There really strive to create a sense of community here, they want you to feel like you’re home, not just walking into a random building you happen to sleep in.
CONS: My biggest issue is PRICE. I do not feel like the current price is worth apartment (over $ 1000) but when I went looking for other apartments when my lease was up last fall I saw they actually had prices on the lower side compared to most that offer one bedrooms. Like I said, not crazy about the price and it is what will ultimately make me not renew next year because the price will only keep going up. It is an apartment complex so yes, you occasionally hear some loud car music at night on the weekends and your neighbors from time to time but nothing that would make me move because I couldn’t deal.
The area is nice. Enso is next to The Shed, Vickery’s and a few other quaint shops. The park across the street is pretty and kept clean. You see lots of families and couples out on a sunny day. I would chose Enso anytime and have no idea what the other ‘ghetto nightmare’ reviews are talking about. I know the ghetto and Enso is not it.

I’ve only been here for 3 weeks, however that is enough time to know,
YOU SHOULD NOT MOVE HERE!!!
They promise way more than they give you. LOOKS ARE VERY DECEIVING!
They tell you there is wifi in the courtyards and by the swimming pool, not true.
I was told by Kristie (sp?) the manager, when I signed my lease, she would have it fixed. I moved in March 30^th…
They tell you it is a green environment, check the trash chute, TOXIC! Another tenant took the time to take pictures of it, it really looks like that, AND you can smell it down the hall before even getting to the trash chute.
There is a free laundry room, when the washing machines work, most don’t. I counted last week, out of 5 machines only 2 were in working order.
When they were «selling» me the apartment, I was told not to get cable because they have cable and Netflix’s on all the TV’s at ENSO (trust me, they will tell you the # of TV’s they have a few times), however the only TV that works with cable and Netflix’s is 1 of the 2 TV’s in the sky lounge and 12 channels are all you get.
I’ve been locked out of the game room, the sky lounge, building 1 and the laundry room, while I was doing my laundry. I’m still nervous to leave one building going into the next because I am not sure I will be able to get back in. A mess.
The walls are paper thin, I was told i would never hear anything because they are made of cement… I hear every conversation my neighbor has, and anyone walking in the hallways.
Per their website, «Enso will offer its community a new concept in apartment living, one developed and built with sustainability in mind, without compromising comfort, quality or luxury.»
I’m paying over 1000.00 for an apartment that is 769 sq ft, for what is supposed to be luxury living? Really?
Per their website «Life as we know it has changed. It’s no longer about the status quo. At Enso, we’re not sitting on the sidelines, we are active participants in changing the way we design, develop, manage, and live. We are cognizant of the impact of what we do.»
I’m not sure who’s job it is to make sure the amenities they sell actually work, however that person is either lazy, under qualified to manage a property this size, or just doesn’t care once you sign the lease.
Again, Do yourself a favor, find another home, you will be happier.

I lived at ENSO for nearly 3 years. My experience with the staff was 90% spectacular. There are one or two people that work in the front office that are very rude, but as long as you are dealing with the higher level management, they are very professional.
The apartments themselves are fairly nice. They have some weird features like not being able to turn the bathroom light on without also turning on a very loud exhaust fan. Gotta go in the middle of the night? You are going to wake up everyone you live with, and maybe even your neighbors. Despite little annoyances like these. The spaces are fairly livable. The are very efficient, your energy and water bills will be very low.
The planning of the property is where this place falls apart. This place is large and built like a maze. After living there for several years I still couldn’t tell you where the elevator or game room is (even though people regularly knocked on my door demanding I tell them how to get there. The residents are constantly throwing large parties on the weekends. I feel like several people might be running night clubs out of their apartments, because that is what the guest parking lot looks like on the weekends.
Speaking of the parking lot:
My car has been egged and has had profanity written on it while in the parking deck. If you are walking in the parking lot, be on the look out for cars traveling at high speeds. It seems like everyone tries to drive as fast as they can through the parking deck.
OH and the fire alarm for the building seems to go off around 2am every couple months.

I’m an absolute fan of Enso. I work from home (love the built-​in workstation space in my living room), spend a fair amount of time in the pool, at the fitness center, and out at my garden now that it’s summer (Enso has gardening space). New stainless steel appliances and a fabulous kitchen with stone countertops make entertaining and cooking fun. And the oversized bathtub is a huge plus — a good end to a long day. The business center also comes in handy. There are some excellent restaurants here, wine store, and a nice coffee shop in the neighbourhood. With the exception of a few «bad eggs» (tenant-​wise, some are inconsiderate), I wouldn’t hesitate to recommend this place to my friends.

THIS PLACE IS A GHETTO NIGHTMARE! If you love having management who doesn’t call you back or fix any problems — you will love enso. If you love having neighbors who do nothing but scream, blast music and stomp 6am — 2am, smoke blunts in the hallways, throw parties Monday nights at 11pm while screaming at each other over booty shaking contests you will love enso. If you are normal person who likes to come home to any sort of normality, peace and quiet stay FAR FAR away.
The management is joke — they let ANYONE move in here. There are 2 adults and a child living in the one bedroom 800sq ft apartment above me. The child runs from room to room jumping off of furniture from sun up to sun down. Pictures have shaken off of my walls and broken onto the floor from the relentless intense stomping. don’t waist your money here. I cannot leave my windows or patio door open EVER or all you will hear is screaming.
It is a shame the grounds are beautiful and it could be a nice place — they are forcing all of the good tenants out in order to keep the trash. I am counting down the days until I can move out of this hell hole.

Moving in is a nightmare. Plan on paying your movers for an additional hour or two. Whomever planned this complex did not keep convenience in mind. The best advice I can give you is to make sure you get a walk through from where your moving truck must park, to the elevator, all the way to your apartment.
I will update this review when I have more time, but wanted to at least post this information for now.

Just wanted to update and let everyone know that this place a still a sheer mess. I still stand by each word. I send anyone who is still there my deepest regards. There are places that are MUCH better for your money than ENSO. Thankfully, I stumbled across one. Just remember, lock your doors and secure ALL valuables, enso will NOT take any responsibility for anything bad that happens, even if its on their watch or clearly their fault. The Atlanta Zoo has clearly has competition with all the craziness at Enso. Very ghetto, and loud. I wish I could say something different, and say that things have changed but they haven’t.

A nice little oasis in the middle of the ghetto, which is probably why there have been so many robberies, carjackings, and other criminal activities at such a high rate.
While the apartments are beautiful, they are small, cramped, and have absolutely HORRIBLE sound dampening between the walls and floors. The residents are ghetto-​fabulous pot smoking thugs or over-​privileged GSU college students. The amount of actual adults in this community is nil.
Speaking of the community, I live below Ms. Little Bit who has effectively driven me nearly insane with her inconsiderate stomping, slamming of drawers, and intentional harassment that she has exacted on me since the day she has moved in.
Most of the residents are inconsiderate, leaving dog feces to rot on the floors, urine in the hallways, and trash all over the grounds.
Zen experience? I think not. Would I suggest this place to anyone? Absolutely NOT. It’s been a rather awful experience since I have moved in and the management company NOR the office management will lift a finger to remove the person that has been harassing me in my own unit for 3 months. Their «solution» is to move me which is not a feasible solution by any means.
So, my suggestion? Stay away from this over-​priced mess and find somewhere else to live.
