Brookleigh Flats

New management doesn’t know to maintain a ‘luxury’ property… Cut backs on staff, security, maintenance, residents events have made a luxury complex, what I would expect out of a basic complex. #disappointed

I’m so unhappy here! I didn’t use to be but this place is going downhill fast! Can’t wait until my lease is over! Stay away unless you want to pay a fortune and live in trash.

We moved into Phase 2 back when Brookleigh Flats was still the Heights at Brookleigh. We were the first to live in our apartment, and my goodness has this place gone downhill in a year. To be fair, Brookleigh Flats is a very pretty apartment complex, however the apartments are not well built. The appliances seem cheap and we have had several maintenance issues, including plumbing. Since the new staff took over our hall has been full of spiderwebs, dead bugs, leaves, and trash which is unacceptable for a «luxury» apartment.
The office staff used to be really sweet, helpful, and knowledgeable, but are now simply incompetent. We are constantly having to get our bills corrected because we are incorrectly charged.
Crime in the complex is rampant. There have been tons of break ins and I don’t feel particularly safe here. The cops are here regularly and the security gate is frequently out of order.
Neighbors mostly stick to themselves, which is good and bad. I like that the complex is pet friendly, but a lot of people allow their dogs to be off leash (which is not legal in the county). The pool is way overcrowded and it would have been nice if Phase 2 had their own pool.
Overall, it isn’t the worst place in the world to live, but I am not 100% sure I would recommend it either. Location near Blackburn Park is nice. I do feel it is overpriced for the quality, lack of safety, and poor management.

I would recommend these apartments. The lady that helped me in the office was very helpful and assisted me with my many questions I had about moving here. Great place and great people.

The pros:
The apartments are lovely and the pool is nice.
The cons:
The new management is absolutely careless, clueless and incompetent. Absurdly incompetent, in fact. The ‘manager’ insisted that my lease ended in June but it ends in July. Her careless oversight caused me irreversible inconvenience and frustration.
They’re using firm letters to get people to pay rent on time. I paid on time last month and that same ‘manager’ still charged me a $ 200 late fee.
Management at the office, Atlanta headquarters and Nashville headquarters don’t answer or return calls.
The pipes are extremely loud and the plumbing is weak; constant sounds of running water and frequently clogged toilet.
They swapped out the Starbucks coffee for cheap gas station dish water.
The ‘complimentary’ laundry service is terrible.
According to my neighbors, there have been numerous break-​ins this year.
Rent is very high and mine is increasing 4% so I’m not renewing.

I have been a resident here since 2012 and hands down this is one of the best apartment communities in the area.
Price: A little on the high end. However, you get what you pay for. Very clean! Also, the events held once or twice a month are wonderful! (catered brunch, pool parties in the summer months, pet events, etc).
Noise: Well, no matter how nice it is. this is still apartment living! There’s a young family with a toddler upstairs and s/​he does get a noisy at times but I also remind mindself that this is a home where walls are shared. You may get lucky and have a ninja be your upstairs neighbor but overall this place is quiet.
Location: Excellent! Walking distance to Blackburn Park, restaurants, grocery stores, pharmacy, dry cleaners, etc. Minutes by car to Town Brookhaven or Buckhead or Perimeter.
Residents: Fairly diverse from various backgrounds but mostly young (ish) professionals from what I have noticed. Mostly friendly (some people just like to keep to themselves more than others — and there’s nothing wrong with that).
Pets: Very pet friendly. However, some pet owners don’t pick up their doggy’s doodoo (seriously people pick up after your pet!).
Staff: Top notch! Very friendly and genuine. Turnover is very low so you see the same folks and get to know them (and they get to know you).

The apartment grounds are clean and well kept. The staff is very friendly and personable; you won’t find a better, more attentive staff. Apartments don’t come with lights in living room (nor ceiling fan) you have to provide your own which made moving in after work when it was dark challenging. Fan in bedroom, but again no lights, had to provide my own light kit for ceiling fan.
Valet trash service added to water bill whether you want it or not.
Extremely noisy! Seems like a dog or two in every unit. Most are very well behaved. But the barkers seem to be allowed to bark at will, even after several complaints to management. Same with tenant noise. Bumping and thumping keeps us up until 12 or 1AM and starts right back up at 5AM. After contacting management, problem persists with no change. Ended up having to break my lease as the noise makers aren’t ever required to change, just got sent a notice.
If it wasn’t for the constant noise, would be a 5 star property, so many other nice things going on. But average at best since you can’t relax or sleep due to constant noise unresolved by management.
