Summers Real Estate Inc. Property Management

Have been procrastinating our review and have been out of the place for almost a year now.
In general, the customer service of the front desk people are nice, but the owner is quite a character, Sandra. The overall way how they run the business is frustrating. Here is our story:
They have been accepting applications/​fees for an apt, even after it’s already been taken. We have excellent credit scores and make more than the qualified amount to rent the place. Living in a small apartment was a choice at that time. After going to the open house, we walked around the property to make sure the area is safe, we find another apartment w/​windows open w/​nothing inside. We go back and ask about that apt and Sandra was completely angry at us and was shocked that we even knew about its existence. She didn’t know it existed and demanded to know how we came to know about it. After telling her we saw the window open and the rooms empty, she calmed down. There’s a way to go about inquiring for more info. in a professional manner, but she didn’t do so. She came across very disinterested and apathetic to everyone going in and out of the apartment; there were a lot of people going in and out of the open house.
We ended getting a phone call about neither of those two apartment, but for another apartment they just got a 30 days notice for. (the ad for the 1^st apt was still up.) We asked to see how it looked inside, just in case it was in bad shape. Sandra met us there and the tenants still lived there; it was a mess. Sandra was frustrated and came off rude to the tenants. We didn’t mind, because we could see past the piles of stuff and the apt itself was in ok condition. We then went to the office to sign the paperwork. Keep in mind a front office personnel had previous called us and told us the place wouldn’t be ready until a month later. When we went to the office to sign the paperwork, we ask again about the move in date to make sure we were both clear on the dates. Sandra’s posture and poise changed. She almost seemed offended and snapped at us saying something like, «Who would hold an apartment that long for someone!» We then told her that it’s the date her worker told us and that we would move in sooner if we could. She then calmed down and said, «Oh, well then,» as if nothing happened. The best way to describe her was like a Dr Jekyll and Mr. Hyde. They were also putting in new carpet, repainting, etc. She had no clue about move in dates and the situation of the apartment. She actually got angry at us when she was the one who didn’t bother familiarizing herself on the move in dates her workers probably prepared for her.
Fast forward to us moving out. Lucky for us, the apartment complex we rented from only used Summers Property to get tenants in and possibly move out. Anything else such as maintenance, rent, etc, goes through the owner. We emailed our 30 days notice to the owner and scheduled a move out inspection with the owner. They must have notified Summers Property, because we randomly got a letter for a specific date that Summers can only do the move out inspection which was different from the owner. We called Summers and told them we already talked to the owner and they said they would call back, which they didn’t. We decided to ignore Summers. We were so relieved that we had the owner doing the inspection instead of Summers, because they always seemed so confused or there were miscommunications. We also heard how they can be difficult with move out inspections too. The owner was very impressed with how well we kept our place and it was immaculate. We even got our full deposit minus the carpet cleaning, of course. They even featured pictures of our apartment whenever they needed to rent one of the apartments in the complex. (I constantly check just for fun.)
I’m not sure what it was but Sandra came across very unprofessional and possibly emotionally unstable? It would have easily turned us away had the complex not been run by the actual owner. The workers upfront were very nice though.
If you own a property and need someone to manage them for you, they’re great with screening, however, Sandra’s unprofessional mannerisms might turn off great tenants. They also seem to be lacking in communication. We also noticed that their listings are always so much lower than others.
So for a tenant, the rental might come cheaper, but you will probably pay in the long run, like when you leave the place, being treated poorly by Sandra, or not getting selected at all.
We were hoping she was having a bad day the first time we met her, but after meeting her a few times over, we noticed that it’s just her personality. Hopefully Summers property would take a step to have someone else be the face of the company, so that possible renters can have a more pleasant experience.
As for us, we’ve decided to stay away from Summers Properties as tenants and possible owners in the future.

They makes decisions based on frivolous facts. And charge a fortune for credit check fees. If you are a prospective tenant, RUN from this place. You would do better seeking private housing and not paying huge fees only to be turned down because they didnt like your looks

My boyfriend and I went earlier in the month to find a place since we saw a couple of places that we liked so far as interior. we went to look at them in person didn’t really like the area but we were at that point where we needed a place so we paid the $ 50 for the fee and w and a half weeks still nothing we kept going trying see what is going on and they kept saying we’ll call you we still have these places available but also have other applicants that were approved for these places and 2 and a half weeks later still nothing so we found another place with another agency and that agency told us so we won’t have our credit go down even more we should go back to summers and ask for our credit check and they made a b! t#y face at us and that credit paper didn’t even have a number so we asked for it and they said that they don’t run for that and that they don’t have it but told us to go on credit karma that they will have it. we took that paper to the other agency and they said it was weird it should have it and at that point we just didn’t care for summers and just paid another $ 40 for the fee and 2 days later we put the deposit for our new apt and couldn’t be happier it’s a gated community super cute and everything is new (stainless fridge, floors, stainless stove, paint, and granit counter tops, and carpet) we did it all from Sep 15 and getting the keys on Sep 25 :) so yes DO NOT RENT FROM THEM THEY ARE RUDE AND UN PROFESSIONAL AND I JUST DO NOT TRUST THEM NOR LIME THEIR ATTITUDE!!!

Very rude people no respect for anyone especially Sharon. I called the better business Bureau and reported them they are shady and only except people with outstanding credit and do not take into consideration the possible tenants rental history nor their references. They will tell you they do only to get your application fee. They are horrible and if at all possible do not go through them.

They do an excellent job screening tenants and placing them. They are vet careful about the house condition and final walk throughs. I highly recommend them for your investment protection.

I love Summers! I’m a property owner. They rent out my property. They chose a great Tennant who is still there. I was SO grateful to them when it came time to do my taxes! I highly recommend them for property management.

Glad to see there are at least a couple of reviewers whom like Summers Real Estate. Sadly though, there are more negative reviews and have to put myself in the category.
The do not return most phone calls or earn any high points in following through requests. Also and not sure why, but they treat you like they are doing you a favor when you’re inquiring about one of their rentals, instead of vice versa, even though you are the customer. Unfortunately, they have a monopoly in Atascadero for listing rentals (unless you go through an apartment rental complex) so you’re kind of stuck with them. For any entrepreneurs out there, business idea: why not start your own property management company and offer your customers kindness and respect. That would be refreshing to see!
Guess it’s best to just be very patient with that agency (not all of the workers there have an attitude though) and not take their seemingly rude behavior personally.
**UPDATE: August 15, 2015**
Not my nature to complain about others, etc. However, I just don’t get Summers Real Estate company. We moved in April 2015 and not long ago, they had a landscaping/​painting company come in and redo some of the front yard and repaint the fence. One of the painters actually took one of our own patio chairs to use as a step-​ladder and spilled paint on about 10 places on the chair! And he also used OUR OWN garden hose to wash things off and got paint all of that, too!
I notified Summers Real Estate to explain how our own property was used by the company they hired and what did Summers say? Nothing. I would think since they hired this company, somebody should have to rectify the damage they’ve done to our things.
TIP: If you have to use Summers, just keep in mind that they will not be your advocate for anything and not doing anything to make it a pleasant experience dealing with them.

I have rented twice from them and have always had really great experiences. If there is a problem with the property they are prompt to address and fix the issue. The houses I have rented have been simply lovely … in fact one of them we ended up purchasing and I wouldn’t mind owning the one I’m in now either!

Unfair management practices. awhile back i viewed a two bedroom complex. After having to call and remind them we had a scheduled viewing (they were not there at the scheduled time) they then asked me upon arrival if I children (I was the first to arrive and no one else was present) and I said no. They then said «thank goodness, Ya someone people try to rent these kind of complexes with children «little did she know I was about to say I was three months pregnant and expecting my first. This complex had two bedrooms with a yard. Why would children be a problem? I don’t know.

Will not use them for future renting. My girlfriend and I make 4 times the cost of the rental we were interested in. Unfortunately I had some credit problems from the past that were minor and I had been working on getting some things removed from my report. My girlfriend has perfect credit. I have been in a rental for over 2 years with rent and bills paid on time every month. They are not willing to work with you and we even caught one of the agents in a lie regarding our application being reviewed by the owners of the property. They are not there to work with you and have zero leniency when it comes to minor credit issues. I would not recommend.

My husband and I just moved back in town from Oregon. We heard a few bad reviews for Summer’s but working with them was a dream! They are on top of everything! We needed a few things fix and within a day of calling they had someone at the house taking care of it and no charge to us. They place was spotless! So all we had to do really is just wipe down a little dust plus I’m a little OCD. I love renting from them and so happy I didn’t let the bad reviews turn us away. We love our house and are very happy.

Awful. Dishonest and rude. Moved out after 6 months because the house had a bad mold problem, which Summers said was because I put my furniture against the wall. Um, no. It was an old house and probably wasn’t insulated and moisture was seeping up through the ground. I had to throw out my $ 3,000 mattress and couch. They also lied about the detached garage, telling us it was water-​proof. Flooded after the first light rain. DO NOT RENT FROM THEM!

THEY NEVER EVEN CONTACTED REFERENCES OR EMPLOYERS!!!
Do not even start the application process with these idiots!!! After paying the $ 25 each application fee for my boyfriend and I, and waiting 5 business days, they had not contacted me on the status of our rental application. I left 5 messages with a receptionist who played dumb every time I called back. Still no response!!! The following day I called and said «Do I have to show up there in person to get a response from HEATHER, on what is going on?». The receptionist TIFFANY, very flustered asked, for the 6^th time, our names and dug through some paperwork and gave me my answer. The icing on the cake is: They never even contacted my references, or checked our employers!!! After being so annoyed with these people, I checked with employers and past landlords myself. No one was contacted. I cannot wait to NEVER do business with these morons again!

I LOVED Summers Property Management! Not sure why they were rated so low before, because I give them a 5++! When I applied (about 3 years ago) the office responded quickly and set up an appointment. I was able to move in quickly with no hassles. They were very nice and friendly every time I called or visited the office. Rent was easy to drop off or mail in. Whenever I had an issue with something inside the apartment, they were very responsive to fixing it.
My job recently relocated me, so I had to put in my 30 day notice. They were amazing at helping me finalize a walk through and worked with me to set up a move out date! I highly recommend Summers Property Management! They are wonderful and I am sad to leave them!!!

Having read the reviews for Summers Property Management has given me a laugh for the day. I have rented from them for 16 years, 3 different properties and found that they are responsive for repairs and yes, I have had to repair some things myself when my family has caused an issue, broken window from a baseball, clogged toilet because of deodorant that fell in, etc., etc. Although I didn’t like taking the responsibility, they were issues of our own making. If I owned the home that I rent, I would pay for everything, including property taxes, repairs & mortgage payments. I think some renters aren’t grounded in reality…

Summers Property Management is a COMPLETE JOKE! Do not waste your time or money on these people! I submitted an application and after receiving a call 2 days later saying that everything looked great, and there should be no problem renting to me as long as I submitted an employment verification… After doing the very next day… I heard absolutley NOTHING for 3 ½ weeks. I called everyday and they kept saying i ll call you right back and day after day no news from them… finally I gave up and went to Turn-​Key Management who treated me 100x s better. If I didnt get approved atleast make the effort and be respectful to give me a call and say so. About a week ago I was talking to a friend about how rude Summers was to me, and they told me they had the exact same problem… when they tried to rent a property Summers told them sorry were holding this property for a family member of someone who works in the office. IF THAT WERE THE CASE TAKE DOWN THE POSTING OFF LINE AND REMOVE THE FOR RENT SIGN FROM THE HOUSE. I do not think the owners of the company would be too pleased.

They don’t care about their customers, they are rude and won’t fix anything. When doing the walk through the owner Sandy Summers, told me maybe this isn’t the rental for you… I should have listened the problems started to snowball from there… The fan had no lightbulb or globe, the owner who thinks she is over-​entitled, said fix it yourself. They installed all the blinds incorrectly, not centered in the windows. They won’t fix the shower doors that don’t close. They didn’t even clean the place before we moved in!!!
We have finally moved out and thank the lord!!! We got our full deposit back, which we should have because we lived in mold, broken floors and moisture for the six months we were there. Please take my advice and NEVER rent from Summers. Good luck to you all on your quest for a new home.
