Courtland Towers

This is an update to a previous review. The management has completely changed, much much much for the better. The two new managers are doing an outstanding job, and are very attentive via email, phone calls, or in person if you need it. I have personally witnessed both the front desk staff and managers dealing very adroitly with an extremely hard to handle tenants (I would have pulled all MY hair out if I were on staff). The the front desk staff are very helpful and it seems that all the best front staff have stuck around, while the poor performers have gone elsewhere.
There are no hidden fees, like crazy move in/​out expenses, and everything is very upfront.
Only downside is that some of the previous maintenance staff have moved to another building or left, the current staff does an ok job, but I feel that they are very rushed, maybe upstaffing in this area or bringing back some of the more experienced staff would help. But, many of the current staff do an excellent job, just a small area for improvement.
The cleaning crew are excellent, and VERY polite and kind. Always being very helpful to residents and going out of their way to do anything they can to lend a hand, even though its outside their job descriptions.
I wish they would update the accounting system, allowing credit cards or at least going electronic would be very convenient. However, I understand they keep it low cost by keeping the payments basic, and I do appreciate that in the high-​cost Arlington area. Only other thing I would change is maybe replace the one or two older workout machines (leg press, pec deck) with more hammer strength. But those are super minor gripes. Thank you Courtland for continuing to improve. I now without hesitation recommend it to my friends/​coworkers.

I have been living at Courtland Towers for the past 3 years now and its an amazing place to live. The management, leasing, admin, maintenance, front desk and housekeeping staff are phenomenal. The front desk staff are patience and absolutely kind even to those who are completely nasty to them. (I have witnessed this on several occasions in the past few years.) They’re deserving of kindness as they’re doing their best to do their jobs.
All in all its a fantastic staff and building.

they have an ancient accounting system. As other reviewers have mentioned, they don’t process checks correctly and cannot give you a balance of your account. If you are late even one day, they give you very high penalties ($ 300). I had to give them three checks, one of them was held in the managers desk for 3 weeks, no one could find it. It takes 5 – 7 days for the checks to clear, so you don’t really know if the check was received or if your are current. There is no way to pay electronically or to see your balance. Even though I game them a check on time, and they were holding it, they charged me an additional late fee for the second month.(Now $ 600) I appealed, and my appeal was rejected.
Also, the elevators have been under construction for many months and will be until sometime in mid-​2016, so they are often crowded and slow to come. With only 7 elevators and two under construction, you are in big trouble if someone Is moving in or if the cleaning staff ties up an elevator., Both of these situations occur frequently. The old still elevators break down frequently. Front desk staff is nice, sales staff is excellent, apartment manager is excellent, pool is excellent, place is very clean.
However there are no security cameras tho I haven’t heard of any problems with break-​ins.

Terrible company.
Do not rent… Horrible company and management.
Take your business elsewhere and rent from a legitimate company

Just signed on for a 2^nd year. Incredibly impressive from amenities to management to location and price! Maintenance staff are totally responsive with timely repairs when needed. Very clean and well maintained. So glad we chose Courtland & Dittmar!

I have lived in the building for over 2 years and am about to move out, thankfully. The management here is terrible, consistently losing checks, no work orders are filled, etc.
The real kicker is that my apartment flooded during the hurricane, no apology, only new carpet after hounding them for weeks. The entire apartment was soaking wet (to the point where water would splash up when you stepped). Furniture was ruined but this didn’t seem to bother management. This is bad enough but with the recent rain it is happening again. They never fixed the problem and sealed the brick properly which is a massive issue. Moving day cannot come soon enough.

Theres been a change over in the staff, and while they are generally ok, they seem to get very bothered when asking for a package. Whereas other staff was always attentative and knew who you were within a few visits, the new group doesnt seem to remember even if you come down 2 hours later.
The Resident Manager is helpful but may appear to have a chip on her shoulder. She doesn’t mean to be that way and is very nice to talk to on any concerns you may have as a resident. I was very pleased to have a conversation with her to clear up my concerns. I hope it will be a trend going forward.

Property management is horrible and incompetent. How sad that they tarnish the legacy of Mr. Syd Albrittain.

Do not move in here.
While front desk & rental staff are the most wonderful people you will ever deal with, and the amenities are great, the management is another story.
The management has lied to our faces, cashed checks they claimed they never received (to activate our new lease) and did not process the paperwork associated with the check claiming they never received either the check or the paperwork, then cashed another check then took over 8 months to process that paperwork to get him on a lease. Then the kicker: they deactivated my access to the building because I didn’t sign it the day they processed it, 8 months after it was turned in.
Here’s the kicker, I never got off the lease & they expected me to sign a lease for a 3 bedroom apt with 2 names on the lease.
So if you want to be lied to, stolen from, verbally threatened in the lobby of your home, and denied access to your home the DAY your rent check gets cashed, by all means: courtland towers is for you. Otherwise, look elsewhere.

The place literally flooded during the Hurricane, meaning the apartments on all levels flooded. The place isn’t sealed right and the water came through the walls. Some 300 apartments were flooded without even an apology from building management. What a joke.
The cleaners are some of the worst as well, the staff there is awful. Stay away from the old building at all costs.

Courtland Towers lived up to be exactly what I expected. It’s a slightly older building in the area and despite undergoing some renovations it still is just an older building. (IE — You won’t get granite countertops or stainless steel appliances. If that is what you want, look somewhere else.)
However if you want to live in a great location and save at least a few hundred bucks, it’s hard to beat. The entire area is increasing in costs, even CT (heck, I saw their listed prices rise $ 200 for the same unit while I was there but only had them increase my rent by $ 60 at my 14 month mark) … but it’s still a better deal than many of the others right there.
Pros: Gym, Indoor Lap Pool, Outdoor Pool and Grill area, Price, Parking, Visitor Parking
Cons: A little outdated (kitchen especially), I had issues with people above me dumping cigarette butts on my patio since I was on the bottom floor that were never addressed despite requests, security in the building isn’t great, mail service got a little wishy washy with packages while I was there so I had to track them myself
But the biggest thing about CT/​Dittmar that stood out at the end of the day was my move-​out experience… I was unable to schedule a walk-​through and got an assessed fee, which I expected (Apparently laundry detergent bleaches carpets and I dropped the entire jug of detergent and it busted and stained the little area by the washer/​dryer) but it assessed me for additional carpet staining that I had noted on my move-​in sheet as the carpet was 3 years old. When I contacted the company, they reviewed my move-​in sheet and called me back to reduce it. The lady I worked with was extremely professional and treated me with respect and kindness. It all worked out quite well and I was so impressed I had to right up the review.
Again, if you want something brand new, this isn’t for you. But if you are ok with something a little older you definitely should look into CT or the other Dittmar properties in Arlington.

I moved here a month ago and have fallen deeply in love. The front desk is warm, welcoming and always helpful. Our apartment is quiet, spotless and just the perfect temperature. The amenities are great: fitness center, indoor and outdoor pools, game room and racquetball court. I don’t know if I’ll ever leave.

if you’re looking for an apartment, I would highly recommend staying away from Courtland Towers… i will start by telling you the couple of good things about this place. first, the gym/​health center is really nice. you definitely will not need a membership to a separate gym. second, there is an awesome convenience store in the building with really nice people working there. drycleaning is decently priced and you can get basically everything you need on short notice.
now the bad. the staff are rude. I think for the most part the front desk and maintenance people are nice, but the management is awful. they will never try to help, basically just shrug their shoulders if you have an issue. in fact, they will intentionally make things harder for you than necessary. we have complained about our appliances not working about 20 times and nothing has been done
the management lets the city, state and county inspectors in the garage to check whether you have stickers, plates, tags, etc for all of them… if you are a student and plan to be in this apartment temporarily, and thus, don’t want to change your plates from your home state, then definitely do not live here. you will either have to change your liscence plates or pay ridiculous fees to the state, county, city, etc for having a car… seriously this could add up to a lot.
hallways smell, the building looks like it is from the 80’s… they are doing «renovations» to it, which entail changing light fixtures and carpeting. it still looks exactly the same, just with carpeting that doesn’t match and «new» furniture that it looks like they picked out of a thrift store. also, they recently had a mural painted in the lobby of dead birds — I think they are pigeons.

I moved here a month ago, and so far, it’s been great! The amenities are super, the staff is very friendly (which to me is really important), and they keep the common areas/​hallways/​apartments in great shape. Security could be a little better (it’s actually very good, but I’m not at ease knowing that the entrance doesn’t involve a key/​card entry), and balconies could definitely be larger, but I’m very satisfied. Although sound travels in the pool area and outside on the balcony, people do tend to be very respectful. The walls are thick, and the rent is high enough that it doesn’t seem to attract the college crowd. Maintenance is VERY responsive– my mailbox key was sticking and they replaced the entire lock same day. So far, so good, but I’ll keep you posted…
