Selected this company for settlement. Fees weren’t disclosed until 3 business days prior to settlement. When settlement sheet was provided, an «Eagle» owners title policy was on the sheet for $ 5200 with no explanation. Beware that while owners title insurance is optional by law in MD, if you don’t buy title insurance which pays a 70% kickback commission to the title and settlement company, they will charge you a large fee to offset their lost commission or, in this instance, just refuse to handle the transaction. Two other firms refused handle the transaction when I told them I would not buy title insurance. This company may not be the worst, but we were not happy with the outcome. The agent was knowledgeable and I believe competent to handle the deal. Probably a non-issue if you are borrowing but in our case it was a cash purchase. As a borrower, you will buy title insurance because your lender will demand it.
