Lynbrook and Meadowcreek

Disgusting slum conditions… but the lowest bar to be set by any management company in Virginia I’ve seen by far is the private business relationship Lynbrook has with Dominion towing. After doing some research into the demeaning predatory scam i learned that the management company takes a proceed of your huge towing fee. To remove your car from the lot will cost you at least 200 $ and this will happen multiple times a year to you and your family and friends. Slum lord thugs patrol the parking lots every night with flash lights trying desperately to make their towing quotas. The residents are mostly marginalized people who live paycheck to paycheck and cannot afford the regular abuse of a 200 $ + fines for these fabricated «violations «. The police parking authority doesn’t regulate these towing polices so the oppressive management can invent whatever reasons they have for taking your car away. I would never advise anyone move here. The front desk seems to feel sorry for people who sign leases. There is enough parking spaces but this apartment complex is raking in proceeds from towing your car every other few weeks. People live in despair and hopelessness. Please stay away and don’t risk it. Bed bugs… rats…stains everywhere.

1) In a candid moment with one member of the staff they confessed that these places should be demolished and that they’d never live here. Instead of fixing problems the office tries to get them to do the minimum amount of effort possible. These were their (paraphrased) words not mine.
When you notice the problems that your floors have holes that rats and pests are coming in — they’ll grab some steel wool and plug it in the holes. There are holes all over the place, under the sink, around the dishwasher, behind the oven, all the walls. Expect to use a lot of rat traps if you live here.
The new maintenance system they use means you never get emergency service. I’ve had plumbing issues three times in the last year and twice they’ve started on a Friday. Guess what that means? Plumbing issues all weekend. I’ve spent this weekend rotating buckets under my sink to prevent my sink from flooding over (and it’s already caused damages from doing so three times). Because of their messed up plumbing system when the neighbor above you has a problem, their runoff ends up flooding your system and maintenance has to get permission to enter the apartment and fix the problem.
2) Speaking of pests, you will get bedbugs and you will get cockroaches, you will get every type of pest you can imagine here. I’ve seen some neighbors dumpster diving. Expect multiple times each year to get a notice (likely only a day prior) that you need to be prepared for pest control — which entails moving ALL OF YOUR FURNITURE AND CLOTHES — for them to spray. This is at least them making an effort — but as one maintenance man admitted to me, if they decided to put a little effort in actually repairing the buildings instead of just patching them, they wouldn’t be spending the tens of thousands per month on pest control that they have to across their communities. For instance, the giant gaping hole into the foundation that is at the base of my «patio.» The patio is a joke, it’s literally just a little block of cement outside my apartment. No privacy whatsoever, no bushes to block view.
3) Speaking of the community — they’ll tell you you have access to a community laundry facility. Two buildings for me share 3 washers and 3 dryers. One washer has been broken for 8 months now at least. Expect to spend $ 50−60/mo on laundry fees, because one run through the dryer will not dry your clothes. Likewise the laundry room will be filthy no matter what. I went in the other day and the floor was full of what I can only guess was dog food that went through a washer, or rat poop.
The neighbors are a mix and match of rude and polite as you’ll find anywhere, so at least 1 in 4 times you go to do laundry there will be laundry that has been sitting there for a few hours (and it will stay there in one machine). The walls are pretty thin (as is the ceiling) so be prepared to listen to your neighbors music, movies, and everything else. I’m fairly certain I live under a squadron of AT-​AT Walkers. All I hear is thudding. And if anyone uses the dryer (which is under me) I’ll listen to it squeaking all night.
There is a community shuttle which is convenient, but it’s hit or miss on timing (I can expect that though). You will not get notices when it does not run though, and it will happen. The staff doesn’t really utilize much to communicate with tenants. I came back into town and a notice was dated from the day prior, telling me I had 3 days (meaning tomorrow for me) to inform them if I was renewing my lease. My new lease would feature a $ 150 rent increase per month. I went to their office and got them to agree to «only» raise it $ 75 per month (yes it’s still pretty ridiculous). So I received a printout of the offer and it included a heading «‘perceived’ rent.» The reason it is called perceived rent is because every month you will be hit with another $ 100 fee for «their portion» of the utilities. These values are fixed (mostly) and they tell you if you do use less, you’ll get refunds. You won’t get refunds.
You’ll likely get a notice every month or two about an assault or armed robbery occurring in the area. There is almost no parking to be found (if you come in in the evening, forget it you will not find a spot nearby). Likewise there are a handful of not-​lit up reserved parking. If you do park in one you will be towed within the next 12 hours. Visitor parking was removed last year, now they give out something around 25 parking stickers if you show up at 8 AM to wait in line and request them. If you have something to do, like working, you do not get to have people over. Street parking is there but it fills up fast and I’ve already seen one instance of people getting out of their vehicles to fight over street parking. The full street parking makes the area a bit of a hazard to leave, and I’ve actually been on the sidewalk where two accidents occurred.
All in all, one of the worst communities.

Just like the previous review, we’ve experienced the same issues. From day 1 it’s been a nightmare. There’s a HUGE MICE PROBLEM and have sent out the incompetent company, A-​PRO, to «inspect and treat» the issue to which they did nothing. They need to fix the foundations of the buildings not just hand out sticky pads!!! We had A-​PRO come out 5 TIMESS! That’s another review to read…
If you wants guests to come over – FORGET ABOUT IT! they only hand out 25 passes a day! This is a huge community since it’s a combination of Lynbrook AND Meadowcreek residents. It makes no sense. There is never any street parking because people dill disregard the signs of «NO Parking between 7am-​6pm» on weekdays.
People are so disgusting and don’t know how to throw away trash… instead of taking extra steps and throwing it INTO the huge trash bins, they will leave it on the ground… and they don’t care if they break glass or anything.
There have been instances where we have lost power for NO REASON! As well as the one time we didn’t have water for 15 HOURS!!! The leasing/​residents offices just do not care.
The laundry rooms are disgusting and not well taken care of. We stopped using them after the first month of living here and other tenants in my building have done the same.
Next, if you’re not on the top floor, you will hear your neighbors walking… we had the pleasure of having a toddler live above us and everyday we heard clearly: screaming, crying, jumping, running, dropping toys, etc. You can also hear them vacuuming.
On that previous note, that same upstairs neighbor had bed bugs and paid someone to treat her apartment (didn’t tell the leasing office which you are supposed to do) so those bed bugs came down into our apartment… we told the leasing office of the issue and of course, they send A-​PRO do to the job. Needless to say, the treatment didn’t work (surprise, surprise!). We asked a professional to come and treat our apartment because we are NOT staying in this hell hole!
I cannot wait for our lease to be up… this has been an exhausting year. DO NOT MOVE HERE!!!

This place is infested with rats and cockroaches. Parking is nightmare for guests. Apartment maintenance will lie to you. They haven’t been able to solve the infestation despite more than 10 requests. Do Not Move Here.

WARNINGS GALORE: DO NOT MOVE HERE!!!
Unilocal needs to allow 0 stars just for this place. Where do I begin? Ah yes, let’s start with the day I moved into Meadow Creek Apartments.
The morning of my move I did a walk-​through and collected my key from one of the people at the leasing office. She was actually an intern for the
Summer. Anywho…
Warning sign number one… she couldn’t get the door to open. The key wouldn’t unlock the door. We fidgeted with the key for a while until the door finally unlocked.
Warning sign number two… when we got into the apartment, I realized my apartment was used as a prop/​show apartment. She made note of it put in a request for everything to be removed before I moved in later that day.
Warning sign number three… (yes 3 warning signs in one day) the selves in the bedroom closet were not fixed. She put in a maintenance report to have them fixed by the time I came back to move in and guess what… Surprise! They were not fixed.
Number four (I should’ve cancelled my lease after warning sign number 3)… The AC didn’t work. It needed coolant gas. Another thing they didn’t check before I moved in.
Number five… Two months later the hot water faucet would not turn off completely. I put in a maintenance report to have it fixed and they did fix it. They also fixed themselves to cherries I had in my fridge. I really don’t care they ate my cherries, but the evidence they left behind was what set me off! I went to the bathroom to check on the request I had put in and water was all over the bathroom floor along with cherry pits. There were cherry pits in my bedroom as well (they had to enter my room in order to turn off the hot water). I did not report this to the office (I was being too nice).
Number six… I tried plugging appliances into the outlets in the kitchen and living room and I couldn’t. They outlets were not functional. I thought maybe there weren’t real outlets, but after I put a maintenance report I learned that the outlets were placed upside-​down. I could understand one outlet but several? Come on!
Number seven… It’s winter time and it is freezing outside! The heat wouldn’t work. I called their «emergency number» and left a maintenance request message. Low and behold… no one came to fix the heating system. I wound up going to bed with two heavy comforters, sweatpants, and a sweatshirt. And I was still cold freezing!
Number eight… Remember I mentioned the shelves in the closet weren’t fixed well… I went into the «business office» and placed two maintenance requests. One was for the upside-​down outlets and the other was for the broken shelving. I came home and saw a maintenance report on my sectional and it read,” I checked the shelves are they are sturdy to me.” It read something to the like of that, I checked, and of course they were not fixed. I had to put yet another maintenance report to have them fix. After the second report, they were fixed.
Number nine… the many different types of bugs. The area they’ve placed me in is near the wooded area and a long stream. It attracts all sorts of life forms. Deer (had some visits from them in the fall/​winter, cats, and bugs! My apartment is infested with these hopping bugs (they remind me of grasshoppers, but they look like oversized flies with antennas and no wings). I mentioned this to the resident office and they said they couldn’t do anything about it. I am dealing with these bugs until this very day. I pray I don’t carry them to the next location.
Number ten… The wooded area is so unkempt that the trees hang over the back walkway. Every time you walk back there, to head to work, you are guaranteed to have spider webs touching your face. The shrubs by the backdoor are also unkempt and spider webs are waiting there for you every morning to greet you as well.
Number I lost count… The parking. Ah yes… the parking. They have very limited parking. If you want to have a guest stay over and you work a 9 – 5, you have take a day off from work to get that pass. The only way to avoid this is if your guest comes at 6 pm and park on the street. By 6:15 all street parking are gone! They only give a certain amount of passes a day. Once that resident office is open it’s first come first serve. They open at 9 am. On Saturdays 12pm. Saturday mornings, residents are line up and wrapped around the resident office for guest pass ration.
The only thing that kept me from moving out before my lease ended was the penalty. I would have to pay two months’ worth of rent if no one moved in within the two months. I did call to ask about cancelling my lease and the same lady that did my lease had the nerve to ask me why I wanted to move out. Are you kidding me?! I have multiple reasons!
I have heard of other horror stories like an oven exploded and they tried to «fix it» and not replace it with a new one. The fire Marshall had to actually be there and watch them remove it and replace it. If he were not the

I have lived here for over a year and it’s pretty disappointing.
Expect mouse problems, cock roach problems. My AC broke 5 times before they replaced it. My dishwasher broke and over flooded the place.
My «patio» doesn’t even have privacy bushes, so unless you keep your shades drawn, people can see right into your living room all the time.
The laundry room is pathetic. 3 washers, two broken. Three dryers, all three broken. You send maintenance emails, no one ever gets back to you, they just get deleted.
There’s a lot of noise, smoking pot, etc.
Do yourself a favor and don’t live here.

This place barley gets 1 star based on customer service alone. The staff at the rental office are so rude. They take forever to respond to emergency calls (like let’s talk about the 5 times my heat broke in the middle of the winter and I have 2 small children.) Parking is a nightmare & do NOT expect to get a parking pass after 10am (they only give out 25 a day). The staff is not very educated on policies, or hours or anything. I called the rental office to ask what time the pool opened and they put me on hold and then said they didn’t know. I’ve lived here for 2 years because my apartment is pretty big for what I pay in rent but it’s not worth it. Everything is cheaply made. My blinds are falling off and they want me to pay to fix it even though it’s poorly made. Oh yeah my apartment also has mice, they have sprayed poison once. I called the office
To report the mice and the lady was just like «oh yeah we know the whole building has them were working on it» … What!?? I am OCD when it comes to cleaning so why do I have to pay for the other messy people in my apartment by having mice?

Is my lease over yet??? Grrrrrrr!!!
This place is what you would call the scum of Alexandria, VA! Been here for almost 2 years and counting the days till my lease is over, exactly 4 weeks yay!!!
The office staff at the main office (Meadowcreek) are totally rude. Maintenance doesn’t attend to the problems on time especially if you call in the evenings even if it is an emergency! The apartment above mine was leaking and damaged all the stuff in my bathroom and took them four days to sort it out after I had to be rude. Parking here is a nightmare. If you have visitors good luck getting them parking passes they give them out in the mornings at 9am so if you are of the working class, good luck ever getting one! Ooh and they don’t waste time towing people here! Park in the wrong place or park here without a tag you are done!
The place overall is messy and it seems to be getting neglected more. Mice, cockroaches, bedbugs everything. Too many messy people in this place.
To make matters worse each time you want to renew the lease the rent goes up, we got our renewal letter and they want to add $ 300 more! They must have lost their dam minds, $ 1300+ for a 1 bedroom shit hole excluding utilities and a seperate light bill. I can pay $ 1600 for something much better in this area!
Please research this place thoroughly before moving. Speak to residents before just moving!!!
