I rely on John C Flood for annual furnace and AC health checks/tune-up’s. They are also a great resource for more emergency calls (my water heater wasn’t working when I arrive home last night and there’s a technician here now at 8AM.) Punctual, professional.

Way TOO Expensive. I was so looking forward to these guys coming out and replacing the shut-​off valve for my toilet. They said they don’t charge by the hour but by the job. Their $ 59 service call is supposed to come off the work they do. Well the plumber gets here and in 5 minutes hands me a bill for $ 500. He said I needed a minor rebuild in back of toilet and the shut-​off valve replaced. I told him the shut-​off valve is only $ 20 worth of parts, I have since researched replacing everything in toilet tank is $ 26 in parts at most. I will either find someone else to do this work for less money or I will do it myself. Do not use these guys unless you just want to throw money away. I forgot and should have checked Unilocal and read their reviews prior to calling them. Almost all of the bad reviews are due to their pricing.

I too wish I could give negative stars. Where to begin???
We called to have someone come out since our AC has been broken for a couple of weeks. We got John C Flood’s company from the manufacturer of our AC units website. One would think this is a good place to start with finding a reputable company. How wrong we were.
A man came out, seemed nice enough. It was $ 99 just to come out. Great. Fine. After digging around in our AC unit for a while he decided it was a part he had «never seen go bad before», the solenoid. Fine. It’s at this time he said it would be an additional $ 100 – 200 for the diagnosis. Upon his getting ready to leave we were up to $ 260. I nearly choked at the cost for a mere diagnosis (no parts or labor to FIX the problem yet). We were looking at approximately doubling this to get the part and fix the unit. Everyone I have talked to claims this is staggeringly high of a price.
So my husband, being a savvy and smart dude, went out and bought a solenoid. After installing it and testing the part, our AC unit had the SAME problem it began with (the unit tried to turn on, and about 3 seconds later clunks off loudly).
I am not above paying for good and accurate service. I myself am in customer service (15 years now) and understand the value of reliable service and technicians. However, when my husband called to discuss his disappointment with the fee’s we were charged for a misdiagnosis, he was met with rude and abrupt behavior. My husband never once raised his voice in the beginning when expressing his concerns. He too has been in customer service and realizes that there should be a rational way to discuss the problem. We were simply upset that we were being charged for a faulty diagnosis and didn’t think we should have to pay for him to come out AGAIN and attempt to diagnosis it AGAIN. Why is it the customers fault when a technician gets it wrong? Is there no guarantee in your service?
When we asked to talk to a manager or supervisor we were greeted with a crummy attitude and overall brash behavior from the person we talked to. He acted like we were incompetent and seemed insulted that we (gasp!) might have known what we were talking about. After the man on the phone acted self righteous to a point where my husband couldn’t take it anymore, then he got upset. As someone in customer service, I can vouch that his reaction was warranted.
We said forget it, don’t come out, because we aren’t paying you anymore to not fix the problem. My advice is to save your money and go elsewhere. I only wish I had gone on Unilocal before we decided to use them. Fool me once…

We have used John C Flood for our property management business in Reston for over 7 years. We have found over all that they are responsive, quick to help and always willing to provide our customers with the best value and options. We also like the fact the invoices provide a discount to our customers who can clearly see the savings. Maggie is amazing to deal with and provides immediate follow up for us and our landlords/​tenants. Quick and professional. Didn’t try to sell me a new HVAC. Just gave me options for my 1983 unit and filled up my freon. Make sure you find out who your tech is! Not all techs are interested in fixing your unit and would rather sell you something.

The plumber came out on 4÷16÷2014 and charged our renter $ 411 to snake the kitchen sink and didn’t fix the problem! The sink is still backed up, and the plumber said that he needs to come out again with a camera and will charge again to come out! I would stay away from John C. Flood! We had to call another plumber to get the sink fixed.

At least the previous reviewers that asked for a breakdown of parts vs. labor got that information. I couldn’t even get that for my $ 785 plumbing bill last month. I will give this company credit for deploying someone quickly to look at a leaky faucet at my condo rental unit. AND they deduct the service fee ($ 59 for 1^st timers) from the repair… but when your repair costs nearly $ 800 to replace a kitchen faucet, $ 59 seems like very little. For that cost, I hope it is a self-​dish washing faucet… and can do a myriad of other household chores, too. In any case, prior to install, I asked for a breakdown and was told it’s a flat fee — no breakdown. Seriously? Yes, that is what I said on the phone and then hung up. Will not be using these guys again.

Quick response, good service, but too expensive.
We submitted an online inquire on Sunday and received a call to setup the appointment within an hour. The lady on the phone was courteous. The appointment was for the next day form 9−12pm, technical called around 9:45am saying that he’s on the way and arrived in half hour. We are satisfied with their customer service. However, the price for labor alone to replace a standard bathroom single head faucet was $ 240!
indicated that install of bathroom faucet in our area should only be $ 115 to $ 195. So with the $ 10 online scheduling discount they provided we are still paying more then expected
In terms of the quality, the technician did a great job and kept the place very clean during the job. If you like to pay more to have good service then they will be the choice.

We had a John C Flood rep come out to give an estimate to replace our HVAC. Our AC had been going out all summer, and another company’s had come out for service and quoted us over $ 1,000 to fix a broken blower and compressor. At that cost and with a 10 yr old unit we looked for an estimate to replace. We called John C Flood for a 2^nd estimate.
While they could have given us just the estimate, the rep, took the time to go over the whole system, explaining how it worked and checking out our filters. We found that one of the return vents was clogged, and had actually caused the coil to freeze. He removed the filter and helped us see the block of ice, and even set up towels as the ice froze.
He said the rest of the unit actually had several years and that the clogged filter could have been the only issue. He sent quotes, but said to think about it, and see if the situation resolved. Ultimately that was the whole problem. Saved us thousands.
Trustworthy, and will be the only people I call going forward.

I had electrical work done. They are WAY too expensive. I was not given an estimate and I had no idea it would cost that much until I was handed the bill. For 2 hours of work, the labor costs came to over $ 448, which amounts to $ 224/​hour. I realize good electrical work is not cheap, but this was not expected. Based on my research and people I have talked to in the trade, $ 60-​$ 100/​hr is a reasonable rate to pay for a licensed and insured electrician. I was prepared to pay on the high end of my estimate, not double that. The work he did was not overly complicated. Materials were even overpriced. I said something to the electrician about how high it was, and he said he charges by the job, not the hour. Well, however you price it, it’s still too high.
Later that day, I wrote them an email telling them explaining my displeasure and that I thought their prices were too high. They wrote back saying they have coupons on their web site that I can use (none apply to my job). They also said older buildings require more labor and finesse to stay in compliance with electrical codes. And if I chose to use a handyman then I could possibly pay the rates that I quoted. «A real company has licenses, insurance, certified trained employees, warranties, and many more benefits and protection for our consumers. «
The rates I researched were for licensed and insured electricians, not handymen. I don’t have a problem with the work, but due to their prices, I will not be using this company again.

I’ve had a very good experience with them. They’ve serviced my AC and boiler. The boiler required some repairs and they were able to come out quickly and get my heat back on. Jeff was a huge help.

Estimator Dan Mayo provided a free estimate and video snake analysis of my main sewer line. He was very nice. I had been told that I needed a full replacement of my sewer drain by a different company, but Dan said that he wouldn’t recommend a replacement at this time. It was refreshing to hear a plumber explain that I need LESS work than I expected… As most of these guys shoot for the moon and tell you to fix everything every time.

I found my experience to be very mediocre. Given, many of the reviews I’ll consider that a victory.
I had a leaking pipe in the wall up stairs, the only evidence of the leak was the ground level ceiling being discolored. I filled out the form online, and withing 15 minutes a John C Flood representative called me to set up an appointment, which was great.
The technician showed up withing a couple of hours, he was a pretty nice guy. It took a hole in the ceiling and a hole in the wall to find out where the leak was, but I was prepared for that. After discovering the leak, he went over pricing with me, 300 and some change to replace the section of pipe that was leaking. I was completely fine with that, he replaced the pipe and had me turn on the water, but didn’t do a good job the first time because on one end of the section of new pipe it was spraying water out. I’m no plumber, so at first was a little frustrated, but he went back and did it right. He told me everything he was going to do before he did it. This whole process took 3 hours.
The part that I’m not thrilled about is after he was done he told me Toilet was also leaking which it never had before and that the bolt gasket on the inside of the toilet was rusted and need to be changed. I thought, it’s a gasket, no big deal, that’s an easy job, so I told him to change it, but we never discussed price. A half hour later he hands me a bill for $ 540. So by my calculations a 30 minute job that was mostly him cleaning up all his gear and 2 cheap gaskets cost me $ 200+?
In the end, the job is done and it was a cheaper fix than I thought it would be originally, but if insurance wasn’t footing the bill, this would be a 2 star review.

So far, 2 appointments have been broken. The last one the day of the appointment.

So far so good. Don’t want to jinx what has so far been a satisfactory relationship. They have been prompt, courteous, well-​spoken, and efficient. I switched to them after my previous HVAC company gave me a crazy high quote, after refusing to even try to fix my problem. The Flood technician fixed my machine in about 20 minutes but he essentially agreed with the other company that I needed to replace it. Their quote was a third lower than the previous company. Like I said, so far so good.
Edit: Still using them. Their technicians really are nice guys, and efficient. Will most likely renew my service contract for another year.
