Brickley’s Property Solutions

I am a property owner and have been really happy with Brickley’s. They have saved me so much time and money by dealing with my very high maintenance tenants. I felt really good about their thorough background check and income verification process. I’ve never had a late rent check and am so happy I don’t get calls at all times of the day and night.

We rented the property at 37 Loma Chata for about 1.5 years.
#1 Upon arriving at the property on our first day we found the propane tank bone dry. We were unable to shower, wash cloths of do anything else that required warm water. My fiancé had to spend several hours calling the propane company and Brickley’s. Brickleys pretty much left us out to dry. Eventually through a combination of begging and persuasion she was able to get the propane company (Amerigas gets 5 stars here) to do an late afternoon emergency delivery. This cost us hundreds of dollars. Furthermore the owner had reported the propane tank to be at 23%. This was a lie. It was @zero when we moved in.
#2 After a couple months a foul odor started coming out of the wall in the kitchen. Rains had started. After a couple days I reported it to Brickleys and nothing was done for over a week. I told them it smelled like dead rats. The owner (and this attitude carried through the entire rental period) wanted to do the minimal needed. So after several weeks they had pest control people come put mouse traps and pesticide. Ok genius the smell is inside the wall. It took a total of two months before the owner authorized them to open up the wall. They did not find 1 dead rat they found 8 dead mice. Yet still the owner refused to do the necessary work (secure the roof where the mice were getting in) to avoid this in the future. The pest control guy they sent the second time even wrote in his report what the issue was and it was ignored by the owner. Two months with the death of death emanating from the wall right into our living room and kitchen. The excuse from the owner was that he didn’t realize it was raining so much.
#3 Every landlord has the right to enter and inspect their property. During our rental period we were advised that the owner wanted to inspect the property. We were given a date and time by Brickleys and told that a representative from Brickleys would meet the owner at the property for the inspection. This date and time was the same date and time we were scheduled to fly out on vacation. I requested he come a day earlier or after we got back. The owner refused to acoomadate us even the slightest. I ended up postponing my flight due to his narcissistic arrogance. The rep from Brickleys never showed up either. During his «inspection» he walked around and kept commenting on how clean it was and how much money he spent on the blinds. It was the arrogant walk of someone trying to be alpha male.
#4 The bath tub plug would not work. It was rusted into place. I notified Brickleys who called the owner. The owner stated if was not possible and had the neighbor (who built the house) come check it out. It in fact was completely rusted into place as the owner who lived there prior had never used the bath tub.
#5 We eventually moved out, leaving the house in better shape then we found it. The propane tank was left at 45% at a cost of about $ 550. I asked Brickleys to have the owner reimburse the cost of the propane. His response (via Brickleys) is listed here.
«The owner is of the opinion that you have failed to comply with the terms by failing to leave the tank at the same level as move in and therefore does not feel he should compensate you. I did ask the owner about a partial adjustment or courtesy adjustment of any amount and the owner has declined all adjustments.»
The tank was reported at 23% when we moved in. He lied and we signed nothing indicating that we agreed with that percentage. It was left at 45%.
Just beware if you rent this house expect the owner to be cheap and arrogant. Expect repairs to take the cheapest route possible and to expect your vacation may be interrupted so that he can tell you about his blinds.

As property owners, we would NEVER use Brickleys again. The staff seem to lack common sense. Just as a minor example, when we used Brickleys, they would have the property owner maintain an account for the tenant’s water bills, and then seek reimbursement from the tenant — really over-​complicating matters. I have been an owner for well over 20 years and it just does not seem like a high-​level operation.

My experience with this business spans about 3 years now, and it has been one of the worst experiences of my life. In fact, I’ve probably learned more about how NOT to conduct business from these people. It also has taken me 3 years to write this review due to my fears of retaliation, but with a returned security deposit I can finally let others know to stay far away from this place.
The first year I moved in to my property, this company treated me like they were somehow doing me a favor by allowing me to rent from them. They made every process of the renting experience more and more difficult, with various «rules» and «protocols». They also made a series of false accusations throughout this first year that made me resent them even more. While I understand their business as a landlord can be incredibly frustrating, they should complete actual inspections before pointing fingers. I was a graduate student who kept up with this property and it was perfectly cleaned and well maintained upon my departure 3 years later. I was never late on a rent payment and was cooperative with many of their absurd requests. While this first year should have been a sign of things to come, I really liked the property and decided to tough it out with this horrible company in hopes that maybe things would get better.
The next year was smoother sailing, but I still encountered a few issues with them. After their insisting on multiple inspections, including «random» ones (and one in which they did not notify us of at all and entered the property while I was showering), they quickly realized that their false accusations were exactly that, false, and that we were actually decent people living in the property. Toward the end of the second year, Brickley’s had raised the rent twice and even called me to see if I wanted to buy the property instead (with quite possibly the worst sales approach I’ve ever seen). Again, due to extenuating circumstances we renewed our lease for a 3^rd year.
It wasn’t until the last few months of our 3^rd year lease that I started having more and more problems with these people again. Now, since the first year much of the staff had changed. Their poor customer service had only gotten more awful; and I mean really awful. They are in the top 5 of my absolute worst customer service experiences. While the front desk associate «Monique» may seem nice and cordial when she first answers the phone, she is quick to turn condescending and vicious. In fact, instead of treating me like a customer or trying to make things right, she acted like I was wrong and that «Brickley’s» and herself were somehow doing me a favor by allowing me to even talk to them or ask questions. Her attitude and patronizing tone were the breaking point for me in deciding to write this review.
There was also the issue of getting anything repaired or property situations handled. I had various things needing maintenance towards the end of the lease. It was near impossible to get anyone on the phone to come out for maintenance. When you finally got them to agree to come out to fix it, they would schedule the repairs at some ridiculous time when you likely wouldn’t be home. When it came to property management issues (like parking) Brickley’s could care less about getting you information you needed.
Upon our departure, everything was completed like a checklist on my end. The keys turned in on time, carpets cleaned, invoices for the cleaning submitted, etc. Yet somehow Brickley’s avoided giving me my money back. They made a series of errors and refused to fix them. It wasn’t until I threatened legal action, that they decided to actually follow the law and return my deposit. They approached the entire situation like it was incredibly inconvenient for them to do anything additional to right their wrong, further demonstrating that they don’t care about their customers.
When you read the good reviews on this company, you should take note that they are mostly from property owners. While they may be doing a good job with this, everyone should know how poorly they treat their tenants. Tenants are customers too, and they deserve respect and the same level of customer service you provide to your land owners.

Disgusting customer service, I’ve never been treated so horribly by a real estate agency. The company’s «policy» is a joke, they are very reluctant to do any maintenance work. The entire staff is entirely full of themselves, I wouldn’t recommend using this establishment to rent from or having them rent your home for you. This company doesn’t see families looking for a home they see dollar signs.
Even the office manager was unwilling to show the slightest bit of compassion. The information we were given was incorrect on numerous occasions and when I brought this to thier attietion we were retaliated against. The quality of the house we wanted was left in horrible condition, upon requesting these things be fixed, an application we were already told was approved and screened was denied. The decline of application was the least of my disatisfaction compared to the way the employees treated my family and I. The staff I dealt with including the office manager expecially were rude and frankly quite disrespectful.

Brickleys allowed a known felon to reside in the adjoining apartment to me where I felt threatened, scared, and unsafe daily. I reported all of the illegal activity I witnessed (overhearing drug deals through the paper thin walls, finding used heroin needles and other drug paraphernalia, burglaries on their property, animals on property not on lease, etc.) to Brickleys and the police and absolutely nothing was done. There were literally squatters living there for over a month while the tenant was in jail. They were later evicted for failure to pay rent, surprise surprise.
On top of that, Brickleys has consistently refused to fix things on time, or at all. I have huge cracks in my front door that allows cold air and bugs inside (I have found around 10 black widows in my home, but they refuse to spray). They also were negligent in turning my heat on in time. It took over a month to finally be turned on (I ended up doing it myself), and meanwhile I suffered through 15 – 20 degree weather without a hint of concern for my well being from Brickleys.
If you want to feel safe in your own home, have repairs made in a reasonable time, and receive respectable customer service from a company you are forking over most of your paycheck to, DO NOT rent from Brickleys.

I cannot imagine a worse property management company, and I have had several in many years as a property owner.
A tenant moved out from one property, and a month later, I sent a realtor to evaluate it for sale. Brickleys was still managing the place. The realtor reported that the property was in «appalling» condition; and that although the front door was locked, a sliding glass door had been left unlatched and accessible to the public, squatters had been living there and had apparently caused significant damage after the prior tenants left, that there was spoiled food in the kitchen — and it goes on. Imagine hearing this from your realtor a month later, rather than the management company you trusted.
The repair contractor they use is exorbitantly expensive. Ask the price if you are considering using this place. I trusted them to perform repairs at a reasonable rate, and years later, I looked closely at my bill. They had been charging $ 80/​hour for handyman work! Imagine paying that rate for tasks like replacing a toilet seat. Now I realize why my Albuquerque properties (which are completely paid off) were barely profitable.
When I wanted to list a property for sale, Brickleys told me I couldn’t. Even though this was not expressly prohibited in the management agreement, Brickleys insisted that merely listing a property violates a tenant’s right to quiet enjoyment. Google the «right to quiet enjoyment» on the Internet and see what you think. I have been an attorney for 15 years and this made me laugh out loud.
If you enjoy being jerked around, shockingly high rates, and having your property deteriorate and left open to the public, you might want to check out Brickleys.

Note: To be as fair as possible, I forwarded this review to Brickleys for their input. Brickleys’ associate broker responded that they had sent rather generic «cleaning estimates» (which do not mention the fact that the door was unlatched, that squatters had been there, that there was spoiled food in the kitchen, and so on). Brickleys says it does not want to «alarm owners or hype up the situation.» But if the situation is alarming, don’t you think the owner should know?
Brickleys also wanted to point out that I had declined to have them re-​key the property. This is funny, because Brickleys did not send me a work order for the re-​keying until a month after the tenants moved out, so make of this what you will. (And in any event, it was a sliding glass door that was unlatched — the front door was locked.)
Finally, Brickleys wanted to say that this had happened because I had refused to use their exorbitant contractor. Well, I didn’t refuse to use the contractor until December 19^th — that’s nearly three weeks after the move-​out. I cannot believe the silly extent to which Brickleys will try to blame its clients when things go wrong!
