Not a proud moment for me to arrive home to see the property today. It needs to be corrected immediately. The trash left over after an eviction or move out in front of the apartments that we pay for. No excuse for the disgusting appearance. What happen to the flawless execution from the staff. I’ve also noticed they send random emails which do not identify the sender and ask for money for a dog which my dog is two hours away. I reply to the email asking them for supporting documentation on the apt unit they ignore, then post a note on my door today about a 4 legged friend and they need $ 500, $ 300 and another $ 300. I’ve lived here for almost 2 ½ years now. Probably one of the best complexes I’ve lived in so far. Camden has a quick turn around in service and makes it easy to submit requests. I previously lived in a one bedroom and now I live in a two bedroom. Cable & trash are added in addition to your base rent. Which is okay but you have to pay for any extras such as the guide. Now they’ve decided to add Internet to that plan. I resigned my lease but I’m a little hesitant I have to admit. Rental rates jumped quite a bit this year ($ 105 from my base + extras). I’m assuming bc of the influx of people to the area. Plano is growing and there’s a new complex being built nearby. I do like that a washer and dryer are included in the appliances of the apartment. So that’s a huge plus. I’m hoping I continue to love my apt because the community overall is great.

I have lived here for over 10 years. My experience has been great. Although the management team, has changed, each new manager has brougt their own personality without compromising the Brand of Camden Properties. One member of the staff is Vidal in Maintenance. He is thorough and accommodating. I have often stopped him on site to simply ask a question and before I can return home, he has stopped by to check out my issue. Because of his willingness to help, I often have to remind myself that he doesn’t work solely for me.
Upon moving here, I had no intention of being here this long, but the quickness of resolving issues and constantly desire to upgrade the community on the inside as well as the curb appeal of the property has made the years go by.

The in apartment amenities are amazeballs. Brand new washer and dryer. Stainless everything. Crown molding and the price you get for the sqr ft is unbeatable in Addison.
HOWEVER for the love of all that is holy DO NOT GET AN APT BY THE POOL. All summer you will be bombarded with crappy music both from the college kids and the complex them selves pipe LOUD music through their own sound system which makes for an unbearable weekend. Every weekend my family and I spend as few of hours as we can at home because the outside noise makes it impossible to have a calm weekend. And worse is when the sun goes down. Almost every night their is either a fraternity party screaming and playing beer pong until 2 am or worse is are the parents who bring 3+ kids to the pool and let them scream and yell as much as they want with little to no regard for those who live by the pool.
Sometimes you can get lucky and get a courtesy officer to help you out but more than half the time you’re instructed to call Addison PD. I will say that any issue pertaining to loud neighbors can be handled quickly.
One thing that does baffle me is that they recently decided they would no longer accept packages at the leasing office. So if the gates don’t happen to be open you’re S.O.L. on getting your package.
Camden gets 3 stars because the apt it’s self is great and for the price you can’t beat it. Parking is the best I’ve had from a complex this size. But the disregard for the tenants by the pool is un acceptable. We’ll stay here but as far away from the pool and leasing office as possible.

I’ve now been a resident for about a month and a half and I’d like to just say that Camden Addison has surpassed my initial expectations from pre-​move in.
We had the opportunity to poke our heads in right as they began renovating our unit and the difference is incredible! Just about every part of our apartment, from the cabinets, to the countertops, to all of the appliances are brand new. I’ve lived in several apartments and have yet to experience the quality I’ve experienced here at Camden.
I was a bit worried having an upstairs neighbor again, but it’s been just fine! Of course there are footsteps, but that’s about it.
It’s been 90+ degrees almost daily since we’ve moved in and we’ve kept our apartment at 74 degrees comfortably (had to keep our last apartment under 70 to not die of heat!) and have done tons of laundry weekly. Our first month’s electricity was about $ 80 (half of what it was at our previous apartment with no washer/​dryer)!
I was worried by the amount of bad reviews complaining about excessive towing and I’m home most days as I am in school and only working part time, and I’ve yet to see a single car get towed or even a tow truck. It’s honestly not hard to follow the parking rules.
Since moving in, they’ve added wifi to the technology package and expanded the cable and the rent increase has barely been noticeable.
The grounds are very well maintained, the units are of great quality, and the headaches I’ve dealt with in past apartments and past management companies aren’t present here.
The management has been so helpful and Courtney has been so sweet and knowledgeable (and patient with all of our questions haha).
10/​10, would recommend Camden.

I have lived at the complex for three years. My rent is currently at $ 891 and is increasing to $ 1,214 by August 1. I have a 1 bedroom apartment, too. They bully you into signing vague, ambiguous contracts, and refuse to work with you if you are late on rent.
I do NOT recommend living here. They are disorganized, scatter-​brained, not to mention they half-​ass the maintenance work, and I have complained repeatedly about trash and broken glass around the complex. They do not care about their existing tenants, oh and the real kicker is they allow criminals to live there. Yes, they do background checks, but we currently have a tenant on house arrest. Yes, they are wearing an ankle bracelet, which means the tenant committed a crime while living there.
Do NOT rent here, unless you want to pay a mortgage payment for a 779 square foot unit.

I’ve lived at Camden Addison for about 5 months now and have really enjoyed it. Lived in a few apartments in the Dallas area and this has been my favorite. The property is nice and I’ve never had any safety concerns. Neighbors I’ve met have all been really cool and friendly. It’s right next to a park with walking/​jogging trail which my dog loves, we go for runs pretty regularly. Location is convenient (depending on what you’re trying to be close to of course)… but it’s just a block off of North Tollway and not too far south of George Bush Tollway.
My unit: For the money, the space and quality is great. All the appliances, carpet, counter tops, etc. are nice and new. I’ve got a one-​bedroom and it’s perfect for myself and my dog. Big closet is a plus. I believe all units come with a washer and dryer already in the unit (at least mine did) which worked out great for me because I was in need of a washer/​dryer set and I hate laundromats.
Extras: Yes, the Time Warner basic cable package was a mandatory add-​on, but I prefer to have cable TV and they let you know up front when you are looking into renting here. They also have the valet waste which is mandatory, but the plus side is that it includes recycling pickup too (save the planet and all).
Etc: The staff has always been helpful and friendly, I’ve never had any complaints. As for parking (it seems to be a hot topic on these reviews), I’ve never been towed or had a guest towed. I had some guests stay for the weekend recently, they parked in the guest area all weekend, no problems. I have a sticker and can always park in front of my building. Maybe others have had bad luck or just didn’t actually follow the rules. My leasing agent (Gayle, I believe) was very up front about strict towing policies before I moved in so it’s not like the possibility of getting towed if you don’t park correctly is a secret.
Overall, I have to go with the 5 stars because I’ve only had positive experiences here. For this price range, I would have to say it goes above my expectations.

If you enjoy having your car towed (residents or guest) then come right over. They enjoy sucking money out of people at any cost they can. They have a so called parking system, that doesn’t clearly state what is guest parking what is resident. The management has given full range over the entire complex to the towing company to just come and go as pleased. They certainly must receive a kick back from the towing company, by the way is one of the most shady companies, because very rarely does a guest car get towed it seems like more residents. Anyways I am wondering what the problem is

I moved in Camden six month ago and I am satisfied with almost everything here. Great location (close to toll), nice apartment, good management service. The only down side for me is parking. I hope they could have free covered parking…

I’ve lived at Camden Addison for 5 months (Apt 1211) and I couldn’t be happier. I relocated with my fiancé from NYC, and talk about getting more bang for your buck! We always knew NYC was a miserable apartment dwellers nightmare, but we had no idea how bad until we had the opportunity to relocate. Little things that Texans take for granted have us ELATED. There’s a garbage disposal? Central heat and air? An ice maker? The blinds are included? Yes, I asked about the blinds and the leasing agent couldn’t help but chuckle.
Let me tell you what’s really awesome about living in this gated community:
1) The staff is stellar. They once retrieved a package with perishables from my porch and stored it in the office fridge. Life savers.
2) Maintenance is awesome. I’m used to trying to catch the Super in person and hoping he takes my issue seriously sometime this month. Here: I can call or fill out a form online and someone zips over in a golf cart right away.
3) New carpet and steel appliances. I even have a washer/​dryer, no extra charge.
4) I have a GARAGE and it’s included in the rent! Honestly, I paid $ 175 a month for the last garage space I had, so this is AWESOME.
5) Fitness center, RedBox (a knock off, but works the same!), business center, free bottled water and coffee.
6) It was summer when I moved in and I felt like I was at a resort. The pools are lovely and well maintained. On the hottest days, staff brought around popsicles poolside.
To counter negative reviewers:
I have a feeling negative reviewers either have limited apartment experience, or simply dislike the clearly stated rules.
1) Yes, you have to park in your designated area. It’s not a secret, everyone knows it. Why exactly there are complaints about improperly parked cars being towed, is beyond me. I get it: they towed you quickly. Parking illegally is illegal from the moment you do it… not in 15 or 30 minutes because you just wanted to run inside for a minute. Park where you’re supposed to and this is a non-​issue. I also understand that guest parking is on one side of the complex. I don’t think walking is an issue. I’m told it’s good for you. ;-) I believe the reason it is set up this way is to allow as many actual tenants as possible to park close to their own homes. So yes, guests must walk a few hundred extra feet.
2) Yes, cable and valet trash are required. Personally, I like the valet trash. If it wasn’t required but an option, I’m not sure if I would choose it. Since it’s required, I take advantage, placing my trash out for pick up more nights than not. As for the cable, I’ll be honest, I hate Time Warner. Hate is a strong word, but yes, I hate them. It’s the worst customer service and interface you can imagine. They don’t even have DVR’s with 4 show capacity or whole home solutions. That said, you can choose to take the $ 50 loss and get satellite instead. I see the dishes, so I know some people have gone that route. For me? I learned that TWC, for all it’s failings, will allow you to buy a Tivo box and get your service from them. That’s exactly what I did. I used to pay TWC $ 25 a month to rent a DVR box, plus $ 1.50 for the remote, and $ 21 for DVR service. I bought a $ 100 tivo box that paid for itself in 4 months, and I pay $ 15 top Tivo each month for service. I love Tivo and their interface. I now only pay TWC what is included with my rent and internet. I’m a happy camper.
In summary, this is a great place to live. I’ve had a few times I needed help, and they’ve rushed to my aid. I’m greeted with a happy hello every time I set foot in the office. They keep packages and operate any way that suits you. That is, I can come in, I can call, or I can use the internet. I prefer the latter. I pay rent, submit maintenance requests, and interact with the community online. They even email me with updates and package alerts.
This is the nicest complex I have ever lived in. I had no idea what to expect when moving to Dallas, and I have been so pleasantly surprised, all around. I’m happy to call this «home.»

I love living at the Camden apartments in Addison! Literally every morning I see workers everywhere on the go ready to help anyone and keep our complex clean and neat! Addison cops parol our complex instead of rent a cops which is always a plus during the holidays and every other day! The office crew is amazing and accommodates anything you need! Maintence is on point! Love it 5 stars!

Camden Addison apartments have been a really great place to live! My girlfriend and I as well as friends have lived here a while and are about to renew our 5^th lease term. The maintenance is the BEST. The entire leasing team Gayle, Lance, Michael, Courtney, and Gary the manager have been so awesome to my friends and family! They know our pets by name and even some who’ve moved out and visit me Gayle still invites them in for treats and a visit. I’ve been in the apartment industry over 12 years with another management company and could get a 20% discount off my rent but choose to live here at this Camden property. Thanks to Camden we are staying here a while!!!

I have lived in Camden Addison twice. The first experience was the best. The second was ok. The atmosphere has definitely changed (management has no control over that). What management does have control over is the allowance of AGGRESSIVE BREED DOGS. Also, I got at least 3 notices alerting me a of a break-​in that occurred on the premises. That was never an issue the first time I lived there.
PROS: * Gayle L. — Gayle is a wonderful staff member who is always happy to help. Gayle was my ‘go to’ person for whatever explanations I needed.
* Maintenance Staff — I think Bill does a great job and has a great team.
CONS: Change in environment, thumping music, aggressive breed dogs.
If you are considering moving to CA, I would suggest speaking with Gayle, she is down to earth and genuinely wants you to enjoy where you are living.

Apartment reviews… my favorite! I’ve lived at Camden for a few months now and don’t see why everyone is so negative about it.
I find it conveniently located in Addison, near the toll and not in Addison Circle. This is one of the few places that you get a value for your dollar and the place is rather new and updated.
A lot of people complain about the parking and towing. For real. There is plenty of guest parking in the complex and they are very up front about obeying it or they tow. How would residents feel if they had to park 3 buildings away because guests could park anywhere they wanted? I have 6 spots right in front of my place and about 25 more a building over. I always instruct my guests to park in designated spots or they risk being towed… I really don’t think it’s a big deal. I’ve lived at another Camden in the past and this seems to be the way they do things… guests have their own parking… it conveniences the resident… you know, who lives there full time.
Service is quick, although I have only called once and it was a move in work order.
Staff is friendly and they accept packages for you so you don’t have to go to the post office or have them left outside.
I find it very quiet also. I hear no noises from renovations mentioned in other posts, my neighbors don’t bother me (I’m on the first floor), not a lot of kids (actually, I rarely see kids). It is near a school but the only noise I ever hear is a periodic football game being played… the only noise you can hear is the occasional announcer announcing a player. It’s not bothersome in the least to me. It’s usually Thursday nights and end early. I live right outside of a pool and I don’t think I have ever seen anyone use it (mind you I have not lived here during peak summer months yet) and the fitness area is small but generally only a person or two in there.
The space is amazing though. I have a large patio and the most beautiful and amazing closet there ever was. Plenty of storage space and washer and dryer included. Appliances are all newer, hard wood floor laminant where there isn’t carpet, thick blinds that don’t look cheesy. Walls are also tan instead of super white.
The rent does include cable and curbside trash. The website prices don’t depict the mandatory offerings but they let you know that you have them and what they cost. This is also a Camden thing… I do wish I could opt out but it’s not the end of the world.

Thank you for your comment and concern; however as we have discussed at length, there is a difference between being inconvenienced due to a maintenance issue and what Camden is putting us through. We are nearing a week of living in these conditions with the stench continuing to be smelled throughout the apartment and symptomatic issues of burning eyes, coughs, and headaches due to the area still not being dried and moisture meter readings greater than 50%. Plus experiencing neck and back aches from sleeping on a cough since we still cannot use the affected bedroom. I appreciate your reassurance that this issue should be resolved sometime next week when at that time, we will have to thoroughly clean the unit, our personal belongings, curtains, and bedding due to the excessive dust and smell that is still ongoing since it is not Camden’s procedure to place an air cleaner into the affected area. My question is why are we paying $ 1,271.00 a month for an apartment in this condition as well as out of pocket expenses for cleaning, even when we asked you for the opportunity to be temporarily relocated into another unit or for alternative housing (which you denied)? Please let me know if this is «how you care about your residents», because to me it is just pathetic. And you ask us to rate you a 10, how is that even fathomable?

I have lived at Camden Addison not once but twice. Both fabulous experiences. I recently moved out again (closer to work) and miss it every day! Who knows maybe 3^rd time is a charm and I will move back one day. Closets are the best, pools are beautiful, staff is so kind, and upgrades are legit. I would recommend any friend or family member to live at Camden Addison.

I must say these apartments have a lot of good things but if you want to stay be prepared for a increase in rent every year. My lease is about to end and rent has gone up $ 200 in less than a year! Prior to that year before went up $ 150. So I am going to be moving out. Over $ 1000 for rent is not worth it especially when forced to use their cable and valet services. Just a warning to everyone. Either plan on staying a year or 15 months or plan on yearly rent increases for nothing added.

I’m a little bit shocked at the number of negative reviews. Granted, I’ve only lived at the Camden Addison for just under two months now, but I haven’t had any major problems.
Pros:
–The grounds are very well-​kept and maintained.
–The workout facilities are clean and I’ve never had to wait for a machine (but I’ve only visited morning and midday, not sure about the nighttime.)
–The apartments are really beautiful, both interior and exterior.
–Great location, and very reasonable rates for what you get.
–The office staff is really great.
Cons:
–Y’all need to get your act together on fixing the gates. When you’re paying to live in a gated community, the gates need to be working more than 40−50% of the time. There was a whole week where the gates were just open. I see someone come out to fix them, then the next day they’re still broken. Find a solution.
–The advertised rates are deceiving. If you’re going to force residents to pay for valet trash and cable, that’s fine, but please be upfront and just include those costs in the advertised rates for the apartments. (For example, if an apartment is advertised as 1,000 a month, it’s actually closet to 1,100 a month after factoring in those mandatory services.) Be upfront about the actual cost.
–Guest parking is all the way on the opposite side of the complex, which sucks. Although I’m not quite sure how management would remedy that, seeing as there’s limited space and they can’t exactly put in more parking. It’s just very inconvenient.
Overall, I very much enjoy living here, and will probably renew my lease unless something else comes up. The cons that I mentioned are honest concerns, but nothing big enough that would prevent me from living here again.

This complex must get a cut of the towing fees because I have been at home for about and hr and a half and I was about to leave again because I have a game and my freaking car got towed, yet again. MAYBE you people could advise the towing company to take a break on cars who actually have a freaking sticker, regardless of where it is, especially if it’s not during peak hours of usage. I’m so glad I pay $ 35 a month to only be able to use ONE spot. I cannot wait till the end of my lease term so I can finally be rid of this stupid place and the awful management of this property.
I honestly can’t stress to people looking for a place to live enough that it really isn’t worth the headache and hassle to live here. Parking is a nightmare. If you have guests over, forget it! Guest parking is about as rare as a unicorn in hell. The management staff isn’t really all that helpful and despite the slight improvement on attitude since the last time I commented on it, It’s still dismal at best. Walls are paper thin, there’s minimal sound barriers (if any at all) between the floors. Heating/​Cooling costs are through the roof because I assume this place wasn’t properly insulated (I keep a very conservative 78 when I’m at home and 82 when I’m not in the summer, turn everything off, unplug everything and my bills are still over the $ 100 mark for a 770 sf apartment.)
There really aren’t enough words in the English language to describe how unbelievably absurd I think it is that because I pay EXTRA, I only get that one spot, even though technically, my rent should cover at least one uncovered spot in the vicinity of my building. If the parking count and distribution of this complex is so pathetic that it cannot provide at least ONE parking spot per unit near the building, then this place has even bigger issues to deal with.
I’ve lived and dealt with some really annoying apartments and situations before, but I have never been as consistently frustrated and pissed off by one complex before. I’ve been seriously regretting my laziness last summer when I opted to renew my lease instead of pack up and move somewhere better. Overall, worst living situation of my life

This is my 12^th apartment complex (unfortunately) — Camden Addison is trashy, drugs all around, and late night noise is horrible. The manager? He doesn’t do shit. There are literally no violations. If you want that type of environment, this is the place for you. If you work during the day at all, don’t move here. It’s so … Awful.
