Absolutely awful for students. They claimed we owed them £250 more than we did for bills, we’ve been living in darkness because no one will come and change our lights (the ceilings are too high to reach) The house is ridiculously over priced and freezing, we apparently have gone over our includsive bills, and were given no prior warning that we were spending too much. They have been unhelpful, rude and would discourage any students from letting properties with them. They will rip you off.

I recently instructed Thomas James to let and manage a student property in Nottingham on my behalf. Having dealt with many letting agents in the past I found them to be highly efficient and easy to do business with. They found a tenant within a week, and have even undertaken some repairs at the property for me which has saved me a great deal of hassle.
Overall from my experience I cant fault the service and would recommend them to other landlords.

The worst agency ever. I moved into a house which i rented through them 3months ago. I called them 14 times, sent them 2 emails and went to their office 5 times just to tell them that I have no hot water and central heating is not working in my bed room with no repose. My advice to anyone who is planning to deal with them is to avoid them like a plaque.
I can not till my contact finish in March 2011.

Having paid 120 quid to add me to the tenancy, I was never added. They then refused to give me my money back, saying that by moving in without being added to the tenancy I had made the other tenants break the terms of the tenancy. They take 120 quid for your reference checks then use an online service that costs around 15quid per application.
Their reason for not adding me to the tenancy? Well, they say that they did, and kept that they kept trying to contact us to sign the new tenancy. None of us had got calls from their office despite them saying that they had called us. Given that on all our forms that we filled in they have our mobile numbers, work numbers, email addresses this is pretty unlikely that they couldn’t get hold of any of us. Plus THEY KNOW WHERE WE LIVE — WE RENT THE HOUSE FROM THEM. They could have written a letter. Apparently, they have no intention of making a refund.
We got threatened by them that they would charge us because they had not managed to do a house inspection because we would not let them gain access. They made an appointment, we made sure one of us was in and no one turned up. They did however turn up without an appointment on another day and did the inspection. We then got another letter saying that an inspection was to be done because one had not been done. Again, no one turned up.
I should have learnt not to rent from them. This is the second house I rented from them. The first one I got electrocuted in. There were wires hanging out in the airing cupboard. Just bare ended electrical wires. When we viewed the property, the guy said that they were not live, they were just left there from taking out an old immersion heater. My hairy bum were they not live! We were 16 weeks into our contract when I managed to electrcute myself on these ‘not live’ wires. When we complained we were told that they do not have to carry out electrical safety checks and that they would release us from our contract. So we were left without a home, having paid hundreads of pounds in their fees and removal costs to live in house for less than 4 months.

Your staff are rude, your service is, at best, really very shabby. You don’t return calls, you don’t provide any sort of service. Our rent gets paid direct to the lanlord, so you don’t even collect money. Any problems that we have go direct to the landlord. What is the point of you?

recently rented an accommodation from this company, the house is lovely but the way they havet dealth witho us has been terrible. Since handing over our £180 application fee we heard nothing from them and had to repeatedly ring them to organise picking up the keys and moving, everytime we were promised that they would call us back and we heard nothing from them.
When me finally did get the keys and sign our contract they are completly inflexible. They refuse to change the standing order date to a day that is convienet for you and also refused to have two standing orders for us to pay half and half rent. Although it would be stretching that £180 application fee for them if tehy had to print out ANOTHER piece of paper so perhaps im being unreasonable?
We were informed that they would sort out the gas and electric for when we moved in and that a shower had be fitted as per our contractual agreement. We move in on the saturday only to find we have no shower and no gas amongst other smaller problems
. we cant cook have a shower or have any heating. When we rang on monday (it was closed at the weekend or no one asnwered and there is no emergency number to call) to inform them that we were left with no gas for the weekend there was no apolygise they were just incredible rude!
I understand that there will always be problems when moving in but I do not expect to be spoken to like i am an idiot when i try to sort them out with the company. Moving house is stressful enough without your letting agents being a bunch of douche bags which thomas james unfortunatly are

Mixed bag. OK on the estate agent front. They didn’t manage to sell my house, but its a tough market at the moment.
They did get a tenant for me when it went on the rental market, but the communication was appalling at times with many broken promises. But it all worked out in the end.
