We have been there too, had to deal with difficult tenants, that usually know that the law protects them, and know how to play the system.

From experience, we landlords, are many times being treated as rich criminals, not realising that most landlords rely on the rental income to be able to pay their mortgages.

Some tenants also claim housing benefit, keeping the government money, instead of paying their rent, and in this way are basically stealing from the landlords and from the government at the same time, yet this is not a punishable offence, although in my mind this is a criminal offence, and should be treated as one.
