I can’t say for sure that I’d buy this house today know what’s involved in fixing all the mistakes the builder made at the time it was constructed.
There always seems to be one cool room in every house, but we noticed last winter, our first in this house built by Villa Royale that we had one room that we could use as a refrigerator in the winter. This year we took it upon ourselves to investigate the problem and find solutions before the weather got cold again.
Absolute horror is the only way I can describe the findings, as I investigated further, things just got worse. We started by opening the veranda ceiling and first realized the the bat insulation had been installed wrong, basically leaving our main floor ceiling open to the cold which in turn is the floor of the room above. As I opened the drywall of the front of the room and bay style windows it was clear that either someone didn’t know what they were doing or at least didn’t care. The space between the window and the frame of the house was not insulated at all in one of the three windows, the two that were done had bat insulation jammed so tight that it was rendered useless, if you know how bat insulation works. I continued to open the wall and horribly unlevel ceiling and found a 1″ x 8″ hole to outside, my jaw hit the floor. I couldn’t believe my eyes, all I could think is that Villa Royale and their sub contractors truly have no desire to put a quality product on the market but rather take the money and run.
Unfortunately the original owner should have chased them while the house was under warrantee and had this fixed at the expense of Villa Royale.
I it were possible I’d give negative stars to all involved.

Utterly disgraceful that the owners of this business find it laughable that they built and sold a house with no insulation. They obviously take no pride in their work, or their ability to construct and sell QUALITY HOMES!
Villa Royale vice president John Defilippis says the entire lawsuit is Walters’ laughable attempt to force others to pay to fix a problem he could have solved years ago.
«How could you be living there for five years and not know there’s no insulation in the house?» he says. «I can’t wait to see what the outcome (of the court case) is going to be but I’ll tell you one thing: it’s very funny. Very funny.»
