It’s one of the biggest decisions we make, Vancouver real estate. It’s not just having the right realtor, it’s having the mortgage broker, the lawyer, and an inspector. In my lifetime, I’ve gone through the process twice, so far, and compared to the duotang I received years ago from another inspector and the short summary I got then, this was like walking into the Four Seasons after having spent the night in a hostel. Our inspector, Ryan, was already finished assessing the property when we arrived for the summation. Armed with photos set up on a laptop, he thoroughly and patiently walked us through the health of the building we were thinking of purchasing. Photos showed details of the roof, the exterior walls, the parking garage, and inside the unit. Not only were there broad photos, there were also details pictures highlighting concrete injections etc. As insightful as he was, he did miss a pretty obvious indicator to a previous rodent problem. There was mouse dropping in the hallway! However, Ryan’s descriptions made it very easy to understand what was happening, in fact, I do believe this is the first time I actually understand«rainscreening.» Yes, I know it’s a good thing to have, and to avoid buildings at all costs that don’t have it yet, but I finally understand WHY it’s so important. When all was said and done, we’d spent dearly,($ 574+hst for the premium) but got what I thought was good value. Pillar to Post’s premium package includes building and suite inspection, thermal imaging which seeks out moisture and mold, an appliance safety check complete with recall report(that continues to be valid even if you purchase new appliances) and a handy binder with envelopes to keep your household renovations in one place, coupons and a checklist with a list of building and in-suite items to look at bi-annually as well as an electronic report with all of the images. From what I understand, Pillar to Post is a larger inspection firm and has local home inspectors scattered throughout Canada and the US. The local one here, is a team of inspectors.
