If I could give these guys zero stars I would. A brand new building and already less than a year the place looks old and worn out. They are non responsive and not on top of their duties. They are not proactive at all so if you care about your real estate investment don’t hire this company. I am really disappointed in them. It’s like they don’t care at all about the buildings they represent.

Totally hated it! So AWM scheduled the annual meeting at the entrance of the parkade in January, in the middle of winter, in the cold and home owners have to bring their own chairs. Is this for real?! How stupid and inconsiderate these people are?! Are they that cheap to get a proper meeting space for a couple of hours? And yet, they over spent the budget and want the home owners to cover the deficit, AND increase our strata by 23.5% in 2016. The property is only two years old! Poor management, and poor planning, these people are totally incompetent.

Brand new condo building, moving out for the first time, and first time home buyer — exciting times ahead of me! …or so one would think. Months into the building completion and moving in, the building experiences an unexpected internal building fault. The costs were to be covered by the developer, or the first year building warranties, but these guys insisted on pinning it on the owner(me) by making up reasons why I’m at fault. With plenty of hard evidence and facts behind the situation, they decide to disregard everything I’ve provided and continue to send me invoice notices. Almost a year of back and forth, they’re now threatening me with registered letters and strata bylaws telling me to pay up. Every call and voice mail I’ve left went unanswered and they stop following up after the initial email confirmation response. I didn’t think it would ever be this stressful as a homeowner.

First class, Extremely active when comes to collecting fee + plenty for being late. 3rd world class when comes to respond tenant’s request.(can i get discount for you guys being lazy?) Nothing on their agenda is urgent because i am the one suffer and have to deal with dead rats and flies. I am the one who arrange pest control and i believe that should be AWM’s job. Not sure why there are bunch of junks in the electrical room(common area with only strata president has access to).

I live in one of their buildings on 255E13 st. North vancouver It has been infested with bed bugs for at least 8 months now, when people move out because of bedbugs, the management company brings in new tenants with out telling them there are coming into a major infestation of bed bugs. Within 2 months they’ll have to throw every thing away and start from fresh. Im talking furniture, bed frames mattresses, bedding and so on. Thousands of dollars! Whats funny is that thees people dont take any responsibility what so ever. The building has holes in the hallways which has been open for months, carpet all stain and stinky this thing is a mess. Who hire’s these guy?! How is it that these people are in business and no one goes after them?! These people are criminals and should be put on trial for human rights violations! I am taking them to tenant court, any one with any complaints can leave a comment here.

So, I live in a building managed by these folks. A while back, a utility went defective in my unit. I called AWM, figuring they could recommend a company to service the component(it has a high failure rate in our building). 2 calls with details of what I was asking, unanswered, not returned. 1 email(explaining what I needed), not returned. 2 more calls. Finally I spoke to the person I had been trying to contact all along and got the number, which took him all of 30 seconds to look up. 2 weeks at least to get 5 minutes of his time on a pretty vital utility. Not my only beef, but illustrative of these guys. Strata management companies advice? Look elsewhere.
