Unique Accommodations

Terrible… stay away!
They showed up 20 minutes late to one of our viewings (without letting us know). When we we’re let in, there was a lot of confusion between the agents and current resident because they didn’t know we were coming. So they obviously didn’t schedule it properly. They also did not know the layout of the building.
They were not good at communicating either. I was told by an agent to call her at 9am the next day and when I did, she did not answer… I left a message and she did not return my phone calls.
Overall, this was a terrible experience that I found VERY unprofessional. I will definitely not be using Unique Accommodations ever again.

Not worth your time to deal with. They were disrespectful and inconsistent in their communication with me as a possible owner. They do offer some nice properties to rent online but are very rude and not helpful with the details.

I have been working with Debra who has coordinated all aspects of listing my town house for rent with Unique Accommodations. All I can say is she is FANTASTIC! She has guided us through the entire process with a high level of professionalism and attention to detail. She is both personable and a pleasure to work with. The recruitment of employees like Debra is surely a testament to the quality I can expect from Unique in representing my home.

I hated Unique Accommodations about a month after I moved into my unit.
In my lease agreement, it states, «You must pay a move in/​out fee of $ 100 prior to moving into the unit.» So, I wrote them a cheque right in front of the guy who did the walk-​through with us, under his direction of who to make it out to, how much, etc. They cashed it within a few weeks.
Then, out of the blue, they email me saying that they never received the move in/​out fee. So I emailed them back telling them, Uh, yeah you did… and showed them the cheque stub I had and told them that it had been cashed.
They then got back to me and told me that I need to pay them ANOTHER $ 100 fee.
Why?
They explained to me that it was a $ 100 move in fee, and a $ 100 move out fee.
Okay, I don’t think that it’s unfair to have to pay a $ 200 move in/​out fee… BUT, the lease agreement said:
A $ 100 move in/​out fee.
NOT TWO $ 100 move in/​out feeS.
NOT A $ 100 move in AND a $ 100 move out fee.
NOT A $ 200 move in/​out fee.
I paid the ONE single move in/​out fee that they stated they require on their lease agreement. They argued with me on this, which I didn’t appreciate. You know what, if YOU made a mistake, and I owe you another $ 100 then fine. But don’t try to argue with me that your lease agreement states that I owe you two fees when it CLEARLY doesn’t. Tired of arguing, I said WHATEVER and just paid it to shut them up.
I was already unhappy with signing a 1 year lease with them, because I was under the impression that you could have a pet there as long as you acquired written permission from the owner of the unit first (this is what it says in the lease). At no point did they mention to us anywhere that no pets were allowed, ever. The building is very dog-​friendly, everyone on my floor had at least one dog, and the unit itself had concrete floors (it was a loft) so I didn’t see why there would be any problem with it. There is even an area in the basement called the «dog zone» where it is fully equipped to give your dog a bath. But of course, I emailed them and they just denied me without even asking the owner. I persisted and asked that they at least ask the owner for me… which they did, and the owner still said no because he didn’t want the dog to ruin the floors. I was bitter at this point and couldn’t wait to get out.
Then a few months pass, and we had our 6 month inspection, and everything was perfect.
Then, a few more months pass and the owner comes to see the unit because he’s thinking of moving back in when our lease is up– and all of a sudden we have to pay $ 950 to have a wall re-​done… and it can ONLY be done by the same snooty designer that did it in the first place, because we hung 2 floating shelves. Fine, use our damage deposit, that will cover it. But NO! Apparently, we had to get this wall fixed ASAP and we had to pay for it out of our pockets. A few conversations with the residential tenancy branch confirmed that they CANNOT do this, and that our damage deposit can be used. And we don’t have to do anything until our move-​out date. So they can’t force you to fix a wall 4 months before you move out, and they can’t force you to do it out of your own pocket. Good to know. While talking to Unique Accommodations, they seemed to KNOW that this was true, because they gave in everytime I reminded them of THE LAW. But otherwise they would try to screw me. PS– THE SHELVES WERE OKAY AT THE 6 MO INSPECTION?!
They have quite a large team working there, so I receive emails from someone I’ve never even heard of all the time. Who are you, and why are you talking to me? They don’t communicate within their office, so I will get emails pestering me about something that I’ve already responded to someone else about. SO annoying.
One time, my boyfriend was at home just hanging out in his underwear, when all of a sudden someone knocked on the door. He wasn’t expecting anyone, so he went to go see who it was… when all of a sudden the UNLOCKED THE DOOR. He jumped into his office and locked the door, sitting there texting me, telling me that someone is breaking into our apartment. Someone CAME IN when they thought we weren’t there. Sure enough, it was someone from Unique Accommodations. All I could think of is, what if that was ME in my underwear when some strange man came barging in? I would probably have grabbed a knife and threw it at him. So he can consider himself lucky.
I moved out a month early because I couldn’t stand to be there anymore, and found another apartment to live in. Worth it to pay 2 rents for one month, that’s how bad it was. A few weeks after we moved out, I received an email saying that we MUST pay a $ 199 move-​out fee prior to leaving, and we are not allowed to move anything out of our apartment until they have the payment in hand. UM. DIDN’T WE ALREADY HAVE THIS ARGUMENT A FEW MONTHS AGO REGARDING A MOVE IN/​OUT FEE?! So now I had to pay a move in/​out fee AND a move out fee?!
GET BENT.
